The flat was absolutely spotless. The kitchen had everything we needed to self cater. We were in the area for a wedding, and stopped as two couples. Plenty of room to not be on top.of one and other. 2 minutes walk to the sea front.

That we couldn't stop gor longer! Due to work commitments :)

I loved the layout of the apartment and how the living room was separate from the kitchen.

There was urine on the back of the toilet seat still from previous guests and the tables hadn't been clean led as they were sticky and the dishes still had little bits of food still on them from being washed.

It's clean and modern and very close to the sea.

The heating didn't work and it was very cold. We followed the instructions in the guidebook, and realised it was the thermostat itself that wasn't working.
It was a bank holiday. We figured getting someone round to fix it could interrupt our short break, so we decided to wrap up warm and live with it.

I explained the whole thing to the owner/manager afterwards. He very politely suggested I should have read the guidebook. I think it should have been obvious I already had, as I was quoting the guidebook to him.

It's hard to be content with a stay when the host is polite but somewhat disinterested. It's added to an increasing dislike of contactless stays.

It was a great place. It was a very cold night. The heating pressure had dropped so we couldn’t work out how to get it on, until my brother arrived a few hours later. If they had supplied instructions this could have helped us deal with it immediately. Otherwise it was great.

dish washing tabs, even though they provide a dishwasher.
Less than 1cm of washing up liquid in a small bottle, enough only for two small loads, one if there are four people eating.
a scant handful of sugar sachets
And a WIFI that is not secure nor private with a QR that did not work.

When I sought these issues to be resolved, their reply was this
"For the amenities, my apologies. We only provide a starter pack for the WIFI. May I request you to check the username and password underneath the router to see if this will work? Thank you!"

Well, the router had no username or password listed on it the dishes were washed in water only from the first morning, and there were five kid toys found under the beds. Cleary Host and Stay who have the cleaning contract is incapable of basic cleaning and cuts corners wherever they can. I wonder if the owners of this apartment are aware?

Other than that, the place was ok and the beach was very close.

Insgesamt war der Aufenthalt gut, die Wohnung befindet sich in einem schon älteren Haus.
Die Wohnung war für britische Standards sehr gut, es schien als ob sie relativ frisch renoviert worden war.
Die Spiegel und Fenster hätten besser geputzt sein können und in der Küche war der Henkel bei einer Schublade kaputt.
Es gab für unsere Aufenthalt von 4 Tagen nur eine Klopapier Rolle, was wirklich knapp bemessen war.
Das WLAN haben wir leider die ganze Zeit über nicht entdeckt.
Zu Beginn ging das heiße Wasser nicht, aber der Kundenservice von Host & Stay hat uns wirklich schnell weitergeholfen und jemanden geschickt, der das Problem behoben hat.

Good location however quite dirty, cups were dirty, sofa stained, stained carpets.
The bathroom flooded every time we showered.
Noticeable smell in the hallway also towards the kitchen, smelt like weed.

Host and stay were not helpful and very rude . I was ignored and fobbed off regardingthe wifi not having an option for the password . I would have gone without wifi but it was near impossible when i needed to report the boiler not working and needing to access the check out details on the app. I was told at the end of my stay it would be sorted for next guest Charlie is either multiple people or a robot. Not the personal touch from a supposedly family run company. The boiler packed up for 24 hours and my request for a partial which for this and no wifi was declined.
The property was great, clean, tidy, spacious, close to train/shops/beach/restaurants.
The settee was uncomfortable, broken and stained but the rest was to a lovely standard with lots of cooking equipment and lovely bathroom.

The location was good and the apartment was nice looking

When arriving inside the property the toilet was part dismantled and there were tools lying around in the bathroom - the toilet did not work at all. Contacting host and stay was very difficult a took over an hour to actually speak to someone. Have raised an official complaint and am waiting on their response. The appartment wasn't cleaned properly, dirty glasses and dishes etc... broken handle on drawer in kitchen.... stains on the walls.... Considering they demand a damage deposit or insurance in addition to the cost of the stay, I would have expected way better service and a generally higher standard overall.

The beds were clean and comfortable.
Great location, able to walk to everything in lovely Saltburn.

The floor covering in the kitchen was torn and unsightly.
There was nowhere to hang towels to dry in the bathroom.
The sofas are old and of poor quality with a broken armrest on one of them.
There was chewed chewing gum on the window sill in one of the bedrooms...disgusting!
The WiFi wasn't connected and we spent ages trying to get it to connect. Eventually, a helpful person at Host &Stay reported it for us but it wasted our time having already waited over 40 minutes to get the access code for the key box.
The communication with H&S was very poor. We arrived at the appointed time but we received no access code for entry to the property. Calling them, but to no avail, we were left on hold then a recorded message that there was no-one to take our call. Eventually, had to contact Booking.com who, very helpfully tried to sort it out for us. We were stood outside the property for 40 minutes, in the rain. When we did get the text with the code it said that the code was in the email sent. No such email had been received. We did however, receive advance notice, twice for us to vacant the property on time or additional charges would be made.
Beware of the hidden charges with H&S! There is a requirement for £250 deposit before you arrive. It states that it is fully refundable however, they charge a £10 admin fee for the refund so it is not fully refunded! The alternative is to use their insurance of £25, which is non refundable. The fees are certainly not recycled into the maintenance of the property.
Saltburn is a delightful place to stay. It is such a shame that most of the rentals are now managed by this company who gaslight the renter and do not care for the properties.

Overall the apartment is as described and photos are mostly accurate. The team were responsive and helpful. The sofa was damaged and there are quite obvious stains on the carpet - I reported first morning and team offered to send someone, so they were very responsive in that regard, however I’m surprised they weren’t aware. If you’re looking for a base, without any bells and whistles, this is a good place to stay.

The description of the premises and its locality was totally accurate. The administration and booking process was straightforward and very helpful. There was no need to contact because there were no problems, but we felt sure that any would have been dealt with if required.
There are two flights of stairs to the apartment as described, and parking is plentiful, although as we were there over New Year parking spaces were very busy.
Saltburn is a gem of a place. People are friendly, there are plenty of bars, restaurants, and little shops (including a guitar shop!) to keep everyone happy.
The beach is amazing and attracts many people.
The apartment was great. Very clean and lovely and warm, a lot of consideration had been put into every detail. The beds were comfortable, the linen clean, and towels provided. The kitchen and bathroom were excellent.
The only negative was noise from the flat above. In separating these places into flats not enough thought is put into sound proofing.

It was comfortable and had everything we needed except working heating!

Our problem was more with the management company. We had a deposit taken from our account which we weren’t aware of when we booked. It’s a week later and we have not received it back. We didn’t receive our welcome email and access code and had to make numerous calls trying to get through to them to get them to send our access details. Then we couldn’t turn on the heat, carefully following the instructions. Even though we tried to contact them within the designated hours they didn’t respond till after we left in the morning. So we had a very cold, uncomfortable night.

Lovely place close to both the stunning Saltburn coastline and all the bars and restaurants. Easy to park and close to the railway station as well which allowed us to venture to other places nearby. Would recommend this property to anyone looking for a convenient and dog friendly location. Host & Stay were always very responsive to any questions and requests. We had a great week up in Saltburn and will be very likely be back again!

This was a really lovely apartment and ridiculously close to everything. I mean Saltburn isn’t very big anyway but the location was so close to shopping and businesses as well as the sea front.
The apartment was really spacious and perfectly clean. Generally well equipped kitchen (although the cutlery was a little on the sparse side). Overall we were really impressed with the place although as other people mentioned the sofas could be more comfortable and larger (the living room is very spacious so it could take much bigger furniture). We’d definitely book here again

The apartment was really lovely and in a great location. Our only bugbear was the living room settees which were tiny (for men) and one particularly uncomfortable. Also mainly impossible to get WiFi but was actually nice to have a break from that as well.
Would definitely recommend this apartment and location.

As the other reviews really, overall it's just about what you'd expect for the price and two bedrooms given the location.

• hallway/enterance is a bit tired
• noise from adjacent flats
• tired refurb, everything was covered with ten layers of white emulsion
• uncomfortable sofas, sat on floor instead
• WiFi didn't work for our entire stay that would have been simple if we'd be staying with a direct host, lots of frustrating conversations with different people

Great 1st floor flat, so close to the beach front. Main door and stairwell to the flat door is very drab and tired but once inside the apartment it was all lovely & clean. Sofa facing the TV was not very comfy, as family of four it would have been nice to have comfy sofas to sit on but again not a problem.

The only real complaint I have is the noise level of the neighbours above, which is not in the control of Host & Stay.

We chose this apartment as it was our daughter Ruby’s birthday while staying there.
Large enough for a family of 4.
My kids loved the bath.
Close to the beach.
Would definitely return. Even the negatives weren’t enough to put us off.

Not a big deal but there were only 3 forks so I had to use a spoon. Just so you’re aware for the next guests.
Also found magnum wrappers next to and under a bed.
The main door was kept open by fire extinguisher all day.
Men drinking outside a house across from us shouting.
The lower floor neighbours shouted at their dog constantly.
Stains on the mattress protector - don’t want you to think it was us.
Blinds in bedroom don’t block the light. Could do with curtains.
There were building materials and a washing machine blocking the entrance hallway.

Location was great - very close to the town and access to the beach. First time we’ve stayed in an AirBnB that was run by a company rather than an individual but it did what it said on the tin. Clean and easy on street parking. Wifi worked fine once you logged into their system. Bring salt! It’s a middle floor flat and could have been a bit noisy but it really wasn’t an issue for us. We had a lovely stay.

The apartment is beautifully fitted out and has everything you need, home from home. It is only a short walk from the beach, pier, and restaurants. It is also close to other coastal areas which are desirable.

The area is questionable. There are properties on the same street and all around that area which appear to be broken down into flats which are occupied by undesirables. People walking around with beer cans and cider bottles from first thing in a morning until late at night, we saw police go into one of these properties opposite and bring someone out in handcuffs in broad daylight etc. Not what you expect after spending nearly £300 for a 2 night stay. The occupants of the flat below and/or the workmen in the flat above constantly left the main front door to the property unlocked or put a piece of slate in the door to stop it closing. Lastly, we had workmen in the flat above us for our stay, banging, crashing etc which cannot be helped, but the radio on full blast definitley can be helped and was just disrespectful.

This apartment looked freshly renovated and had been done very thoughtfully in terms of everything needed to make a stay easy and comfortable.
The back up was so helpful and friendly when I forgot how to use a key safe !

location was great- nice and clean and kitchen was lovely. nice and spacious.

the bath screen enabled water to pour onto the floor which worried us as in a flat. The settees were really uncomfortable with one of the arms was broken. the main issue was the couple downstairs who left their big dog alone on Friday night which howled and barked non stop until about 10. it was that bad I have recordings on it. As a result we wouldn’t stay there again unfortunately.

Great stay in Saltburn. It was quiet on the street and we didn’t really hear much but there is a garden courtyard below so it depends on if they are using that outdoor space if the noise travels. Very clean and a lovely flat in a perfect location, two minutes walk to the seafront and two minute walk into town. Great no fuss stay!

Excellent location for the beach and the Milton street cafes/bars. Good street parking and central to the shops too.
The flat is gorgeous, well equipped and designed.
Perfect for two couples as both rooms are comfortable and roomy.

Had four excellent days in Saltburn-by-the-Sea. Beautiful area and the apartment is ideally situated near the sea, sea view from the lounge window. Also very close to all the shops and restaurants. Some excellent restaurants at the top of the street.
Apartment, once inside, was wonderfully clean and had all facilities that one needs to make it a perfect stay. The exterior of the building needs some tlc but the inside of the apartment is immaculate.

We stayed for a long weekend at the Ruby Retreat and we’re not disappointed! A really central location in Saltburn, a minutes walk to the beach and sea front.
It was well equipped and spotlessly clean with excellent communication from the hosts. The beds were really comfy and even though it’s a 2nd floor apartment, it’s was really quiet.
We even had the sunshine to explore all that this beautiful coastline has to offer! We’d love to come back again soon!

This was a great place to stay, close to the beach and shops in Saltburn, only half an hour to Whitby and close to other east coast destinations. It is a really beautiful flat which is well maintained and has everything you need. However i feel it is worth mentioning a couple of things... the shower needs fixing as water leaks all over the floor and whilst we were there we had problems with the lock on the door, however this was quickly resolved. I have one major complaint, if you have children I don't feel this is the best place to stay. The neighbors are very noisy and we were consistently woken up through the night, my daughter was woken up by the upstairs neighbors having some adult time. Not the best experience for us !!

The apartment was great, bright, airy, clean, modern, well equipped and in a great location, just a few minutes from the beach and the shops and supermarket. There was a good attention to detail and nice little touches of milk in the fridge, tea & coffee. Although your have the entire apartment be mindful that you do have neighbours above and below. We struggled a bit with the WiFi set up and connection as it wasn’t straightforward password access. The hosts were always contactable and replied quickly to any messages.

The place is bigger than the pics. Very close to the beach. And the place is sparkling clean. All amenities looked new. The one downside is prob that you can hear everything upstairs, I mean everything. If you are a light sleeper, might need to consider that.

Saltburn was an unexpected surprise, it was a fabulous little town that offered everything we needed.

Saltburn is the quiet gem to Whitby that is located within easy reach of the busier Sandend and Whitby.

The property is greatly situated for the beach, town, rail station and regular bus routes to Middlesbrough and Whitby.

The property was spotless, well appointed and ideal for two couples and a small pooch.

Would highly recommend.
