The space
Our family-friendly house boasts four bedrooms, with 6 double beds, comfortably sleeping up to 12 guests!Perfect for home-cooked meals, our house features a built-in kitchen with all the essentials including a fridge, oven, hob, dishwasher. The kitchen comes with everything you need to dine in, with plenty of utensils, pots, pans, cutlery, and glassware.

Our guests have access to all areas of the house & do not share the space with anyone else.Other things to note
*Please note, as we are software-connected Host we charge a £250 damage deposit via a pre-authorisation on your credit card. This is taken outside of Airbnb though is fully compliant with Airbnb’s policies. We host hen and stag groups in this property but you must be respectful of the property and neighbours.
We are unable to host groups of guests under 25 at this property.
The check in time is 3pm & check out 10am - Please adhere to these times unless otherwise agreed. An unauthorised late check out will incur a charge.
We provide bedding for all beds needed and a bath towel per guest. Bathrooms will be equipped with X1 hand towel and X1 bath mat.
Both bathrooms are upstairs. First is at the top of the stairs and second is in the second bedroom on the left hand side after coming up the stairs.
Smoking is strictly prohibited and will incur a deep cleaning charge upon check out.
Kindly note that we cannot accept parcels delivered to the apartment’s address and cannot be held responsible for any lost/damaged items. If you do require a parcel to be delivered during your stay, please contact us for our office address.
Lastly, please note, during exceptionally busy periods we may need to gain access to the property to complete maintenance works. This is to keep the property in good order for your stay. We always give 24 hours notice of this unless there is an emergency which needs addressing sooner.

The flat was centrally located in a great position opposite the bombed out church. It was spacious and provided a good base to explore the city. It is close to several Beatles locations. The beds are comfortable and there ARE blinds on the skylights despite the listing warning that there aren't. However, on arrival the plates and glassware were so dirty we had to use one of the only 2 dishwasher tabs provided to clean them before use and there was no dish liquid for washing up by hand. There was dust on my lamp beside the bed. Communication was confusing - sometimes I received a generic message that didn't apply to the particular property. There WERE 2 champagne flutes but no wine glasses - an overabundance of shot glasses though...

Overall the property was good for weekend. However there are definitely a lot of minor things that could make it so much better. These being:
- Ants around the kitchen and living room, one trap was already out but clearly not working.
- Burn marks on the carpets or carpets lifting at the edges.
- Sellotape left to the walls, I’m presuming where things had been stuck to for parties.
- Lots of the furniture was loose, i.e. bedside table legs either hanging off or not even on and left tucked underneath.

Property Manager Terms
- Note: The Super Strict cancellation policy applies to special circumstances and is by invitation only.
- For a 50% refund of the nightly rate, the guest must cancel 30 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest cancels fewer than 30 days in advance, the nights not spent are not refunded.
- If the guest arrives and decides to leave early, the nights not spent are not refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.

The property is in the perfect location just a short walk from all amenities and the centre of Liverpool. We had a door code so didn’t need to worry about keys, it was the perfect size for our group of 10 and for what we needed it for a hen weekend it was fine.
The level of cleanliness was poor, the ant problem has NOT been sorted we found ants all over the kitchen table and living room table throughout our stay this weekend! the mop used before our arrival made the property smell of foist and damp so we needed to open the windows and door to air it out, the mop was in a cupboard so the smell lingered for the entire time. the windows upstairs were caked in dust and dirt, there were burn marks on the carpets, the furniture and walls were marked and there was a huge leak stain on the kitchen ceiling from a previous bathroom leak. The fridge didn’t really get cold until the final morning when it froze solid. The wardrobe in an upstairs bedroom was very unsteady and shook if touched even slightly, a bedside table in the en-suite room had a missing leg and was propped against the bed so when you got in bed it fell over which was quite unsafe! The toilet seat in the on-suite was also lose and unsteady, the basic clean of the property was very poor and we had to go out and buy cleaning products on arrival to make fit to stay in.

Good location
Very dirty facilities. Carpets were filthy, had to walk round in shoes, otherwise socks were getting very dirty and covered in dirt/ hairs.
Place could do with a deep clean. Bedside tables in bedroom with ensuite both only had 3 legs, with 4th broken off and placed in one of the drawers. This bedroom also smelt of mould, coming from the shower.
Sofas were sunken and creaky/ uncomfortable.
Good job it was in a good location as we didn't feel like we could relax in the house, so spent most of our time out and about.

Cleanliness could’ve been better as in the cleaning but beds and important stuff was good.
If you want spotless stay in a hotel. If you want somewhere for a large group that could not be closer to Liverpool city centre then this is your place.

Perfect for a group of us, plenty of beds and space. Easy to find and easy to get into. Worked perfectly for 8 of us on a hen weekend. Great location too, right in the centre so everywhere was walkable for us.
The property is a little tired, needs a freshen up. Marks on the ceilings. Ant traps around the floors and noticed some ants. One of the beds was broken which is seen in a review and asked about before hand to which they said it would be sorted but it wasn’t.

The propriety is well situated in the town centre. Clean.

Excellent location to walk to centre. Lot of convenience stores and places to eat very near by. The house has a great space for larger groups, fairly well-equiped and the rooms are a very good size. The bed linen and towels were nice and clean. Some aspects of the house are in need of attention and repair though and could have been better cleaned.

The interior was great for what we wanted. All bedrooms and bathrooms etc were clean it’s just slightly worn and could do with a good clean on the carpets.

Es gab viel Platz für jeden und genügend Küchenutensilien/Geschirr.
Falls es für manche relevant ist, es gibt sogar eine Parkerlaubnis, falls man mit dem Auto anreist. Das ist wirklich super.
Die Tür zu einem Badezimmer war kaputt.
Ein Lattenrost ist leider kaputt gegangen während jemand darin geschlafen hat.
Diese Probleme hat der Vermieter aber dankend angenommen als wir davon berichteten.
Vieles war leider etwas staubig und nicht sehr sauber.

The single parking permit was very useful and the mount pleasant multi story car park nearby is cheap and secure . Also close to lime street station.
Could have been better equipped but the property management team quickly resolved this.

The property was spacious, and the location is absolutely fantastic. Short walking distance to the heart of Liverpool. Corner shops near buy.
When we arrived one of the beds were completely broken, and the bathroom door came off its hinges completely. Luckily, when contacting the hosts they sent someone to fix this which they did, however the bed broke again and no one was able to come after the second time. Those sleeping in that room had to sleep on the floor which was disappointing considering how much money we had paid to stay there.

Extremely central location, perfect for our stay. It was a good size for 9 adults, with enough room around the kitchen table for a sit down meal. A couple of amenities were lacking (washing up liquid, bin bags), but it was well stocked with glasses, plates etc. Overall I would really recommend this property for how central it is.

A lovely comfortable and clean place to stay for our 4day trip to Liverpool. Great location and restaurants easy walking distance. We used the local buses and hop on hop off bus to various places. People were all so friendly and helpful wherever we went.
Only downside was it could sometimes be a little noisy outside at night but took into consideration that it is a big university town. But did not spoil our stay and would go back again

Location is good, easy access to property
It was dirty, some spots were not cleaned at all! The microwave was filthy and smelt. No attempt to clean. Eyelash in the cupboard so clearly they were not opened. The oven was filthy with old food and SLUG inside the oven was found. Shower floor and tiles need a deep clean and not just a wipe down. Clear alcohol stains on the wall from the previous tenant (box of at least 12 bottles outside property) stain just needed to be wiped down. Stain on towel and bed sheets. The downstairs bedroom was cold and you cannot turn the radiator on as it's glued shut, bed is pushed against radiator. Kitchen and bedroom needs blinds as the builder could see straight into the room while he was smoking. Would not book again!

Booked the house for a hen party for 12 ladies, ideal location, great walking distance from centre.
Handy permit for 1 car, parking for other cars slightly further away.
House is ideal, all items provided that we needed, decor is great.
Little run down in areas, but that’s just because it’s been a house that’s been used and enjoyed.
Hosts really communicated well, very responsive.

The bathroom was a little tired, wobbly taps etc but you could see it was being maintained as door lock fixed etc. I suppose difficult to overhaul fully with lots of guests. Either way it was functional.

Issue with Parking Permit - site said it came with parking, host communicated with me about parking on 2 seperate occasions. Asked for permit when we got there to be told that parking was no longer applicable. Very disappointing.

When we arrived the smell of rotting fish in the kitchen was really bad / dreadful
We cleaned the fridge freezer the smell was coming from the back of the fridge the condenser tray was full of smelly gunk
The company came the following day with encouragement and cleaned back of the fridge slight smell thereafter

Basically this is a nice house in a convenient quiet location; close to downtown; easy half hour walk to conference centre and by the beautiful old cathedral. Beds comfortable. Be aware of small print informing that they demand extra payment for insurance or a deposit after booking.
Unfortunately it was rather smelly: nasty smell downstairs, like off rubbish, but we couldn't find the source and the drains in the bathrooms upstairs were very smelly. Once bathroom and bedroom doors were shut, it wasn't too bad in the bedrooms. The host texted to say that smells had been reported and asked for access. So clearly a previous guest had had the same problem. Despite giving permission for access nothing was done about it.
Various other things in the house should also be fixed: the main bathroom shuts with a hook which is falling off the door; the en suite door sits crooked so it doesn't shut properly; skylight blinds don't shut properly; coffee machine only works on small cup setting.

That when u closed the door going in how private it was..and anything we needed for our stay was there right in front of us.we were right beside everything also which was great having kids with us.the customer care was exceptional right down to the luggage storage before checkin and after checkout..going over with family and wanting to stay close to each other i would defo say rosceo 47 if available..for an older building it is kept very clean and modern..so if im lucky enough to get to bring my family over again for a match im gonna check availability here first..

Nice old property close to main shopping area, attractions and amenities. Less than a mile from docks. Old church directly opposite which held a open air market. Mini supermarket over Road. Easy access. Property nice and spacious and modern style. The only down side is that it was a little rough around the edges and could do with a refresh.

Location was excellent. Property bathrooms had a bit of a damp smell and the door lock was broken on the main bathroom. Overall we enjoyed our stay in the heart of the city and the house was a great base for exploring Liverpool. The property management company were excellent and I'd highly recommend them.

For the house - there was no toilet roll in any room?! And the rooms are tired. The locks on the bathroom doors are old, there are holes in the walls, paint peeling etc, sofas uncomfy/old. Not show stoppers but tired. The main shower will go from literally burning hot to freezing cold if on the 'hot' setting, so make sure you only put it on middle heat.
For the letting company - they appear to have been hacked and/or are scammers. I was asked to 'repay' the full amount within 12 hours about 2 weeks prior to the reservation, having paid the full amount 2 months before. The email said I would get it 'immediately refunded'. This was sent to me via booking.com not direct, so appeared legit but I didnt trust it. I phoned them urgently, asked for a call back, did not receive one - I chased and was then told it was a 'mistake' and not to click any links. I alerted booking.com who advised it was likely a hack but not much more. I then received an email a week asking me not to click on any links from them, but no real clarity as to what had happened or why, and apology or acknowledgement. The lack of speed to react or any explanation leaves me mistrusting the letting agent. I worry other people could have lost a lot of money.
Additionally, if you do want to go ahead (as the house does exist) - you WILL be asked to pay either a £10 'fee' for damages and then you will be charged any, or pay £25 and be 'protected' from any damages. This is AFTER you have paid the full amount for the booking so you are backed into a corner and a hidden cost. Be wary.

The house was very well located, easy to walk to city centre, restaurants and attractions.
It was very clean and comfortable.
The kitchen had all the appliances we needed - coffee and sugar were a plus. :)
Although it was close to bars and restaurants, it was very quiet and pleasant to sleep.
Instructions were very precise and communication with the hosts were easy - they were very responsive.
The only downside for me was that the check-in was too late (3pm) and check-out too early (10am).
There were no flexibility as I arrived at 1pm (only 2 hours before the check-in) and had to wait to go to the place - which was not easy with a 3 year old child, tired of the trip. I think it would have been nice if they could spare at least 1 hour in the 5 hours gap between checks.
Overall it was a nice experience, everyone was happy with the place.

Absolutely fantastic weekend in liverpool. Came over with a group of friends for a reunion as we went to uni here. The house could not be in a better location, just by the bombed out church with everything walkable. Everything in the house is modern to a high spec. The check in is so so simple (no keys, just a code to get in). Katy and Joe very responsive, helpful and kind. Also Liverpool as a city is just brilliant. Would love to come back and I think we probably will.

This is a beautiful converted old coach house. It’s in an excellent location and most attractions are easily walkable. Plenty of room for our family with 4 good sized bedrooms.
I has a well equipped kitchen with washer and dishwasher.
The views from the house were great with St Luke next to it.
The hosts were responsive.
Can be a little noisy at the weekends but you are in the city.

We stayed as a group of 12 women, the one thing we’d say is there really needs another bathroom as even though there are 2, one of them is an en suite connected to a bedroom of 2. Overall amazing place and great for all being together in the open space 🌟🌟

The bedroom upstairs with only the sky light smelt a bit damp, but we just think that the property needed to be aired before someone stays.
The bin didnt shut it was open when we got there, the hook lock for the main bathroom had come out the holes were too big for the crews, but we put it back on and the toilet seat in the ensuite was a bit lop sided, we have taken photos of these when we arrived
That was it, all very minor, but hope it helps for future bookings. It is a brilliant apartment and we loved it, would def book again.

The property was in an ideal location. We were in walking distance of the centre so one we parked the car we didn’t need to move it until we were leaving. Only had 1 tea towel for a family of 7 staying 3 days. Not enough.
Upstairs shower leaked onto the floor not ideal, particularly since only 1 floor bath towel provided consequently soaking wet.
Not happy that the check time is not until 3pm, and the checkout time is 10am. I was told I could request an earlier check in the day before, which I did but it was denied because someone else checking out? I requested a late checkout but took a day to respond by which time it was too late.
The most frustrating part was that when I messaged requesting help or information it would take several hours to get a response. Really not good enough which spoilt an otherwise pleasant stay.

This is a super place - we stayed as a group of 6 girls and we found it to be ideal for what we needed. The property is right in the city centre, a walking distance from shops, restaurants and bars. The place itself is quite small, adequate for 6. It only has two small bathrooms but the bedrooms are a good size. Living space again is quite small but has everything you need. Only thing it could use is somewhere to sit & do makeup/hair.
We did find that the fridge wasn’t working (didn’t keep anything cold - even our butter melted). The oven took a while to heat up as well so might be worth the host having a wee look at them. We also found a very stale smell coming from some of the kitchen cupboards (we thought) - also something to think about.
It’s a great place for groups wanting to enjoy all that Liverpool has to offer! Thanks for a great stay.

Due to traffic being light, we arrive a couple of hours earlier and we were waiting outside the property so we could pop our food into the fride/freezer. I rang AirBnb to see if we could simply pop our food into the property but were denied access until 4pm. We were sent a form to pay for early access which i was a little shocked by and not very flexible or kind. We had major problems with our stay, the main bathroom lock was broken so all family members had to inform everyone before showering. There was also a radiator leaking in one of the bedroom, both of which were reported to AirBnb. There was washing machine tablets that were bursted and just left, not cleaned up, luckily we cleaned this up for the hosts. There was a missing spindel on the staircase, so its certain the property has had significant wear and tear.
The major problems started at 10pm on the first evening when we started to hear extremely loud rock music, shouting and screaming, which was almost shaking the walls. This lasted till 3am the following morning which disturbed both our children and the adults, resulting in lack of sleep. We checked outside our window on the activity in the church across the road but it was not coming from there, it was almost directly next door. The same started to happen the 2nd night too - 10pm across to 3am the following morning. As you can imagine this was highly unacceptable and upon reporting to AirBnb we were informed that the apartment is based in the city centre and this is to be expected. We were not told about this prior to booking, so it seems this team are out to make money from the people who book a stay.
I would not recommend this apartment for families who wish to explore Liverpool, it will put you off Liverpool completely. .

Property smells damp. Chewing gum on stair post when we arrived. Water coming from underneath flooring in kitchen. Living area quite small for number of people in property (we were 6 supposed to accommodate up to 12). Bathrooms inadequate for number of people, only 2 and one was en-suite so limited access. Showers unpredictable temperature , one member of party scalded due to this. Only parking permit for one car so other cars have to pay for parking during stay. Very noisey due to traffic and late night revellers.

Great location and perfect for a large group. Co-op was very close by to buy essential bits. Not enough toilet paper stocked for our stay and group numbers, and earplugs are recommended if you’re staying a Friday / Saturday night as nearby nightclub was noisy. Key code was very handy for check-in and beds were very comfy! Showers were lovely. No toilet downstairs so not accessible if you are unable to do stairs. Overall this is a brilliant place to stay! There are 2 skylights in each of the 3 upstairs bedrooms, 2 bedrooms had one very skimpy piece of blackout material on one skylight only. One bedroom had nothing at all on both skylights, it was therefore not possible to get any sleep as it was like daylight every night. The main shower (electric) seemed to be faulty as it alternated from hot to cold all the time. One of our party scalded her stomach when this happened.

Unfortunately from the moment that we arrived at the property there were numerous issues - including some extremely dangerous faults.
These issues included live electrical sockets exposed (a major danger considering we had young children staying), broken and leaking skylight windows, front bedroom windows that had locks fitted but couldn’t be locked, a washing machine blocking the downstairs bedroom window, faulty boiler/broken central heater that vibrated throughout the house and a fuse box that tripped constantly.
We made the hosts aware of the situation as soon as we arrived. They offered to send a maintenance person however as we were only staying in the property for two days, and as the trip was a part of my graduation celebration, this would have caused a major disruption to our plans. However these faults could not have been fixed relatively quickly. I’m sure the owners were well aware of the substantial repairs needed. This property is not fit for purpose and I would avoid it at all costs - especially if you are travelling with small children.
It is disappointing that the hosts have not taken responsibility for these issues and have declined any form of compensation for the terrible quality of the property.

just a few constructive comments;
the bathroom lock when we arrived was on the kitchen sink so we lasted the weekend without a door lock.
roof lights in the upstairs bedrooms have no black outs or blinds
only one toilet roll was in the house considering its a house for 12 guests we would have expected more looroll than would get us through one night.
door handles are attached with 2 screws only and really wobbly.
tap in the main bathroom is super wobbly and just makes the place feel a little cheap.
the shower seals in the main bathroom leaked alot and you can see old stains of water on the kitchen ceiling so it's clear this has been an issue for a long time.
apart from that super stay. just a few handy man jobs to make the place feel it is worth the money you are booking it for. for over 2 k for 2 nights we were a little disappointed xx

Good spacious property right in the centre of Liverpool! Great sized rooms and comfy beds. Living area really good for a group.
A few things really need sorting out:
- the skylights don’t have any blinds so it’s super bright in the bedrooms
- the kitchen is badly stocked so very difficult to cook for 12 people! Wouldn’t cost much to buy a few more pans, utensils, an oven glove, a cafetière, some over dishes etc.
- showers weren’t draining and temperature was going hot/cold on and off but the host said they would fix them both :)
One other thing that’s important to note is that 2 doors down there is a bar/night club that’s open til 4am - the music/base can be felt and heard throughout the property even with earplugs. I wouldn’t recommend this place to stay for a family getaway given the noise but if you were a group staying up late anyway then it might not be a problem for you :)

Great location and lovely communal space.
Only issue is no blinds on the velux windows in the top bedrooms so the light wakes you up.

The Coach House is as pictured, clean, nicely decorated and well equipped.
Good location for city centre and there's a co-op just across the road which is useful! We walked to all the places we visited (including bubble football and ghetto golf) with the longest being about 20mins.
Really good value for being able to sleep 12 people all in actual beds! We stayed as a group of 10 and it didn't feel cramped.
Good, helpful and quick communication with the hosts. Would stay again when we visit Liverpool.

Great location and house. Slept 10 of us comfortably and had a really sociable living/ partying area. We left a couple of things behind and the owners agreed to post to us which was so helpful. Would definitely recommend. Thank you for our fab stay.

We were a group of 12 (6 adults & 6 kids) and the house was big enough to accommodate all. It was nice and clean and very central location to explore the city. Check in was easy. The beds were very comfortable. It could get a bit noisy on weekends with so many pubs and bars around the corner. Overall we had a great stay.

The accommodation is perfect for a group trip to Liverpool, it was perfectly clean and beautiful, really easy booking and the door is coded so it was really easy for a big group arriving at different times (rather than having keys that could be lost). Charlie has been so helpful answering all my questions so quickly which was really reassuring. My only negative was that I really needed to drop my bags off early and had to pay a £20-£30 fee for early check in which I haven’t come across before, but other than that it was perfect. A great trip, thank you

Lovely place to stay. Beds were very comfy. Plenty of space for our party of 9. Perfect location in the city close to everything. Shop opposite to pick up those last minute bits. Parking was easy. Check-in/out with the keycode was super simple. Hosts were great at communicating with us. Would stay there again.

We had a great stay in the centre of liverpool, great location in the heart of all the action. We particularly loved the huge dining table and made the most of this on both nights of our stay. There were 10 of us and there was just enough room, if there are 12 of you on your stay I would request 2 extra chairs if possible.
We stayed at a weekend and thought it would be really loud with it being so central, however noise was not an issue.
Communication from the host was always quick and efficient, and it was great to be able to arrange a late check out on short notice.
As some other reviews mention, the top bedrooms don’t have any proper blinds meaning that the bedrooms are very light very early. We had read a comment saying that this had been solved, but it was a bit of a quick fix that didn’t work unfortunately, so make sure you take an eye man. The fridge also wasn’t very cold so make sure you take plenty of ice for the freezer for any drinks.

Good place.but the it’s not good enough for 12 sleeping at all.it has got just ongoing 2 bathrooms.it’s the main bad point of this house.my opinion is it’s really suitable for only 6 people and some rooms are fit with

Very well decorated and clean property. Feels like it’s been recently renovated.
Well equipped kitchen.
4 bedrooms in total. 2 bedrooms have 2x double beds, the others 1x double bed.
First issue. The upstairs bedrooms all have velux windows, but there are no blinds on them! That makes it really bright in the bedrooms. Not ideal for sleep. We spoke to the hosts and they were very helpful, but unable to resolve this issue for us.
There are 2 bathrooms, one is an en-suite. Both have showers. Clean and tidy, nice bathrooms! Door handles were loose and one came off.
The house is located centrally to the nightlife centre of Liverpool. Very close to Bond Street. As a result it’s noisy late at night. The hosts did warn ahead that it can be like this. We can confirm that if you’re a light sleeper or have kids who wake up with noise then it’s probably not the best location.
The hosts were as helpful as you could wish for, no complaints about that. They were just unable to resolve our immediate issue.
