My friends and I had a wonderful stay here. It was very well suited to a big group and is extremely ideally located with shops and everything you may need within close walking distance. The host was also extremely clear and communicative.

Great house in a good central location perfect for group getaways. Lots of stairs so not the best if you struggle with mobility but otherwise a great place to stay. 2 bedroom and bathroom on 1st floor, kitchen and lounge on second floor and another bedroom with terrace and bathroom on top floor. Nice spacious living room all to sit together.

Stay was decent as the place is well located and the kitchen and bathrooms are functional - the bathroom could have been cleaner and there was some dirty crockery but it was well equipped enough to cook for 12. It’s probably better suited to sleep 10 as we struggled to get the advertised 12 around the dining table, but if you’re eating out, it does 12 just fine. Worth noting that the noise meter is 75db which we weren’t aware of until we received alerts - we tried to keep it down as soon as I saw an alert but got another message ten minutes later. 75db is the equivalent to a vacuum cleaner or air conditioner, so is quite hard to stick to with 12 people having dinner - we ended up going out to avoid the live messaging as it was quite stressful worried we were going to be fined. It’s a short walk down to the seafront, into town, or down to sea lanes, mini golf, or other attractions. Would probably recommend other than the low noise limit.

Overall a good stay at the Property! I would recommend it to anyone looking for a big group of 8-12 ppl to enjoy Brighton & Hove. Other than managing Car park for more than 1, Overall experience was very nice! Cheers Amit 🎉

Terrible Experience. Before booking, I asked all the necessary questions. They told me I'd get two options after payment: either pay a non-refundable £50 or a refundable £500 deposit. But after booking, they said the only option was the £500 deposit. I agreed, but their payment link kept failing—no matter which card or device I used. I even recorded proof. They ignored my messages and kept disconnecting my calls. My check-in time was 4 PM, but due to this payment issue, we waited in the car for nearly 4 hours. They refused to take payment over the phone and insisted on using their broken link. Eventually, Airbnb stepped in and helped us make the payment directly through them.

Absolutely amazing place for a friends reunion and showing them around my hometown. The property was a minute walk from the sea and about 15/20 minutes walk into town. The place was really easy to access and it was really clean and tidy. There were local amenities like shops and cafés nearby as well. It was a really great place to host my friends and had a big living room which made socialising easy!

the location was fantastic. so close to the seaside and a very respectable walking distance from everything you need in Brighton! the beds were super clean and comfy, and everyone slept great! Checking in was fantastic, the car park space was attached to the property so very useful for the group of us that came by car. The living/dining space was beautiful, a great space for a larger group of people. The size of the property was never a concern, and for the value we were all very impressed. Even though we stayed in some of the coldest days of winter so far, the roof terrace has a large fence around it that breaks the wind so well - you won't be cold! !!!! If visiting Brighton with a larger group, this is definitely where you want to stay!!!!!!

I was disappointed with my stay. Contacted the team multiple times with my concerns, however was told that it would be investigated multiple times, with no resolutions. Quite an intense deposit situation gave the impression that the house was going to be pristine and we were worried about in any way voiding this, despite being a clean and mature group. However on arrival there was a distinct mould smell, with visible mould all up the walls and ceiling in the living room. The top floor bathroom had a full, dirty bin and a broken shower. The windows were difficult to open and then close (one room we couldn’t open them at all). The house needs some real TLC! I’ve never left a review that wasn’t glowing on air bnb, so I’m really sad for this to be my first.

A spacious property set over three floors, with a little roof terrace at the top and parking. Clean, well-equipped and easy to get to the sea and into town. It was our second stay and, once again, we had a great time.

I was in a group of six ladies we stayed for two nights. It was clean and the space was nice. If you have mobility issues the stairs might be an issue. It’s not in the heart so it’s relatively quiet. Private parking is also a touch. The shower on the first floor was absolutely lovely The host replied to messages straight away. Some of the ladies complained about the place being cold but it was fine for some. Only negative, there was only one door key and six people, they did say to leave the key in the key safe but not practical for all. Otherwise a great place to stay for a short stay. I would definitely recommend and stay there again.

Nice place to stay In Brighton, everything in walkable distance. Had to pay £500 deposit even though you book through AirBNB .Didn’t realise it until I completed the booking. That payment is not backed by AirBNB .You will have to pay outside AirBNB site . Luckily I got the deposit back . It’s is a three story building, if you got any physical disability don’t book, no lift . Parking is only for one car . One of the shower from 3rd floor was leaking , reported straight away but they came to repair next day while we were out . Didn’t informed us after repair, 12 of us had to use one shower.

Great find close to town. 10-15 mins walk into the centre. We only stayed 2 nights but check in and out was very quick and lots of helpful reminders sent by text to keep us updated on what we needed to do.

The house is in great condition and is close to the seafront and the town centre. The only thing that spoilt things was worrying about the noise meter. With 11 people staying we worried that just talking sounded loud.

I booked last min due to an issue with my original accommodation. Communication was good and they let us in an hour early.. unfortunately the house is not as it is in the pictures, when we walked in we was hit by a stale, moldy smell , the window are very hard to open and are also moldy and blown. The house was freezing. We had to work out how to do the pressure on the boiler. The lounge area is bad. The picture make it look freshly decorated. And larger. It’s not!. The blue wall Is filthy. The black sofa is also scruffy and had stains on it. I spent a good hour cleansing and spraying rooms to try and eliminate the smell, my socks where black. Bedding is clean as where the bathrooms. Some beds are uncomfortable. We made a lot of noise on the Friday night so had to pay a fine. Fair enough. We had warnings. There was no hot water Saturday. The man came very quickly and after doing something under the sink managed to get it sorted. Not ideal when your all trying you get ready.

Very nice place with a lot of space for a lot of people. The agency was very good with communications basically 24/7. As for the house, it looks like in the pictures more or less and is located amazingly well. There are some quirks tho. Firstly, you need to pay £500 deposit which was never mentioned in the description. Secondly, there's a sound detector in the house. So, just be aware of it.

The place was very nice, and the location was perfect as not far from pier and plenty of taxis/buses too. We were worried about the noises alarms being a group of 12, however this didn’t seem to be a problem throughout the stay. Enough room for 12 of us and fine for a big group looking to stay and explore Brighton.

A great weekend in Brighton. The accommodation was well place for a walk along by the sea up to the centre near the pier or to the marina going the other way. East to find. Lots of bars/cafes/shops quite nearby.

Location of this place is perfect, right outside of the city in the heart of kemptown and on the seafront. House itself has everything you need including big communal space. Sofa itself is not the comfiest but does the job for lounging. We did have a problem with the bathroom lock but this was rectified within the hour so communication was perfect with host. You also need to bear in mind there is lots of stairs across the house, we were worried about the noise monitors but never had any issues. Perfect for pets as well due to the outdoor patio. would definitely recommend.

A pathetic service from getaways and now i realise a difference of booking directly with the owners and agencies. On christmas night and boxing day, heating of 2 rooms never worked and TV never turned on. There were no maintenance staffs available due to holiday which was unaccounted. They asked me to try some steps which did not turn the tv on, adding to the woes ‘getaways’ rely on what their staff told without any evidence, it put me on a huge risk as i was with my family including senior citizen and kids, a big ‘never’ for me in future.

We had a nice stay at the air bnb, it’s very clean and stylish. The location is great. It’s important to note however that there is a noise monitor in the property which is on from 10pm-8am. We had 12 people staying at the air bnb and so naturally the volume can increase, especially if you are on holiday! We got messaged and called several times on our first evening when we were just sitting and having dinner - we believe our volume at this time was very reasonable. This resulted in us going out for the remainder of the nights out of fear of being penalised. There is also only one parking space which is something to note as there's limited free parking in the area.

First of all the location is spot on! Very close to town and beach within walking distance from the shops. A very clean and tidy house, perfect for a group stay! However unfortunately the noise restrictions was unrealistic for a group of 11, with noise complaints from the alarm which was frustrating. There is only one space to park on the property, parking around the surrounding area was hard. However we throughly enjoyed our stay and would recommend!

Lovely house, good location. Beds are quite small, we had trouble fitting in them. A couple of breakages were present upon arrival, but the communication was always good. The maintenance man never actually sorted the damage but hey ho we were only there for 2 days.

It was good, nice and clean and wasn’t too far from everything. Was a bit nervous about the noise restrictions as there was 8 of us. We had one complaint when we weren’t even there but was resolved quickly with no trouble. We were able to speak normally without it going off so it’s a good level of sensitive which we appreciated and wasn’t as bad as we expected so thank you

Really nice place to stay. So stylish and well stocked to cater for a big group. Note that noise restrictions are particularly strict in Brighton so you will need to make sure your group are aware of this in advance if there is a big group - management were very polite and cooperative in helping us keep within desired levels.

Perfectly pleasant stay, the house was smaller than the photos make it look and had a slightly cheaper feel than I had expected but over all this didn’t matter as good location and very clean, had everything we needed. Host communicated well and quickly. Only problem was the noise complaints we received, despite only talking, and it being the early evening - maybe not the best place if you are expected to make a bit of noise. Overall good property though
