We booked this place for a birthday reunion with family and friends, and the place worked perfectly for what we wanted. There was plenty of space for all of our guests, great communal space in the kitchen, dining and living areas. There was unfortunately an issue with a water leak on check out day whilst we were there, but the host responded quickly to messages and it was sorted (after we left). Overall, we had a very enjoyable stay and made wonderful memories. I would definitely recommend.

Perfect place for a large family. Easy last minute provisioning. All the advertised games were popular with teenagers. The hot tub was used multiple times. Most loved by our youngest ones.

We had a wonderful stay over New Year with friends. The house was perfect in every way. The kids enjoyed the games room and hot tub and adults found the lounge and kitchen areas great spaces to celebrate the festive period. We welcomed the close proximity to the town centre and local dog walks. Would definitely stay again. Communication from the hosts was excellent before and during our stay.

I was looking for a venue for my 50th birthday weekend with friends, this was the perfect place to celebrate. An amazing house and was just what I was looking for - we had a great weekend for my birthday and thoroughly enjoyed our stay.

House was fantastic - great space for multi generation families. Great facilities and good location. Only criticism was that the house wasn’t very clean in places. Dirty trays in oven and dust and cobwebs. But all the bathrooms were clean and the bed linen - so the important bits were clean. It’s a very big house so maybe 4 hours isn’t long enough to clean it thoroughly. But wouldn’t stop me going back - house was worth every penny.

We had a lovely stay in this Airbnb. The house was lovely and fit lots of people with a nice hot tub, bbq, games room and more! The garden was very nice and the beds were very comfortable. Would highly recommend for all!

We stayed at Joanne’s place over the weekend as part of a stag weekend, a beautiful property which left a lot of the party in awe of it. Communication before and during was brilliant. Location is on the outskirts of Barnstaple, within driving distance of some of the loveliest beaches Devon has to offer! Hot tub was great, games room helped past the time too! Beds were comfortable and all members of the party were very happy overall! Thank you for a lovely stay, highly recommend to anyone in the area!

My family of 20 needed to attend my cousin's wedding held at the Sandy Cove Hotel. This house was perfectfor this occasion and gave me family a much more intimate experience instead of staying at a hotel, whilst at the same time being spacious enough that different groups could go off and play games in the game room/ chat in the living room/ go in the hot tub / enjoy the incredible view from the outdoor seating area and multiple people could hang out in the well kitted out kitchen. I highly recommend this place for large groups as it provides exactly the atmosphere you would want for a group get away!

A Truly Magical Stay at Crosspark House, Devon We had an unforgettable experience at Crosspark House. This stunning 10-bedroom villa is the perfect blend of luxury and comfort, nestled in the heart of the beautiful Devon countryside. Beautiful stay at the house, the Christmas decorations were lovely very Christmassy it was massive 18 of us stayed and there was lots of room we had a wonderful time we were left biscuits crackers and baileys such a lovely touch we all enjoyed our stay and would highly recommend for large groups

We had a lovely time at this beautiful house for a friends 40th birthday. It was a very spacious and well equipped house with plenty of kitchen essentials, and the beds were extremely comfortable. The games room and hot tub were also a great hit!! I would certainly recommend this venue.

Our stay was generally pleasant, and the owner was quite responsive. However, before we arrived, the owner had confirmed that there were hairdryers in each bedroom, so I advised my colleagues not to bring theirs to avoid any extra luggage. To our surprise, there were no hairdryers in the bedrooms, and when we informed the owner, they insisted there were. Unfortunately, we discovered this on our first night, and by the next day, which was already our second night, there was little we could do about it. Despite this hairdryer issue, our overall stay was enjoyable. The villa was exceptionally clean, and we especially loved the spacious and well-equipped kitchen. It's worth noting that the owner remained responsive throughout our stay, which we appreciated.

We were a family of 19 from 4 years old to 80 and had a wonderful summer break in this beautiful and spacious house. Positioned very well in North Devon, the seaside and lots of beautiful places around all within 20/30 mins away and we even left the cars at home one day and walked into Barnstable and caught the very reasonably priced bus. The house is well equipped with tons of space, pool table was a great hit with everyone and the spacious kitchen with adjoining balcony was great social space. the sunsets on the balcony were dreamy!! We used the very large barbecue which was fantastic with so many of us. We cannot remcommend this place enough for a large group. Matt is also extremely responsive and helpful. Thank you for the wonderful hospitality.

We had a really great break & the house provided just what we needed. There were 9 adults & 10 kids - youngest 4 & oldest 17. There was plenty of space & a selection of things to keep everyone happy & entertained. I would definitely recommend this house to any large group.

Overall we all really enjoyed our stay and the house is absolutely gorgeous. Our only major complaint was that the dishwasher did not work at all and for a house of 13 having to wash up was just not ideal and not something that we wanted to do while away on holiday. We also struggled to get the ovens working, they are not the easiest to use. But overall we all had a great time and really enjoyed the house.

What an amazing property! The house was spacious, luxurious and perfect for a large group get together. the bedrooms are spacious and cmfortable, the furniture is of high quality and the kitchen is perfect for large groups. Easy to get in and out of the property and only a short drive to the coast and the town of Barnstaple. The outdoor space is also brilliant with large lawn, patio and balcony. The hot tub was also perfect. We were all amazed at the quality of the home - it was perfect and well worth the money.

This house is stunnnning! The decor was opulent, the space was incredible and the house just kept on going. We lost one of the kids - which wasn’t a bad thing :) The pictures and description was spot on, there was so much parking and the hot tub and gardens were private. I’d really recommend this house, it suited our needs perfectly and then some. Thank you Joanne and Matt.

The house was really lovely and the host left us some nice wine and some beers which were gratefully accepted. It was missing a few things in the kitchen and a few other minor bits. The only slight let down was having to pay quite a lot for a flexible check in/out time. The house itself was really well presented, check in was really easy and I would definitely recommend others to stay here. Thanks!

The Villa is beautiful and met all our needs. We had a large family gathering of 14 people ranging from 14 -84 years of age! We had cocktails on the terrace overlooking the fields. We made use of the Hot tub under its protective canopy. Enjoyed a competitive league of Air Hockey in the games room. Walked locally to the river and further afield at the bracing beach of Saunton Sands. Ample choice of bedrooms and bathrooms for everyone. Modern kitchen for all our needs. Thank you 😊

A great house for a large group. We were two families totalling 16 people, all adults, and the accommodation was perfect for us. Spacious, comfortable and very well maintained. The countryside views at the rear were stunning in the spring sunshine too!!! Matt and Joanne were always responsive to enquiries and messages, super helpful. Highly recommend!!!

We stayed here over Christmas, Its a charming house in a great location. Beautifully decorated, with gorgeous Xmas decorations throughout, well furnished with comfy beds, good quality linen and towels. We did however experience some unacceptable deep cleaning issues, blunt knives, a lack of large pans/serving dishes which would be useful for 17 guest! We had to purchase a corkscrew and firelighter for the log burner, which was unusable as full of ash (we cleaned this out ourselves) We left a mobile phone at the house, it was agreed to be posted back at our expense, but took 12 days before the Co host Matt returned it, far too long! The communication with the Co host was great before our arrival, but very disappointing after check out (after we had to politely reported a few issues) We had agreed an early check in of 2pm, and he kindly let our first guests in 20 mins before this time with their sick baby. This would be a 5* venue with these issues rectified and better host liaisons!

We have just come back from a quick break at Cross Park House and we all had a lovely time here! The facilities were great and added to the experience. We were there to celebrate our parents 50th wedding anniversary and the house was the perfect venue to do this in. The games room and hot tub were a big hit with everyone! There were wine and refreshments in the fridge which was a really nice touch. Bedrooms were comfortable and a good choice of rooms too.

This house and the hosts are fantastic!! We stayed over the August bank holiday weekend to celebrate a 60th birthday - we had 14 people stay and everyone had a bed and their own rooms where required, and there were still some beds left over. There is 1 double bedroom with en suite on the main floor off of the kitchen which was great for those with mobility problems who would have struggled with stairs. There is a balcony off of the kitchen with lovely valley views which is where we spent the most of our socialising time, with a table, chairs and sunbeds there was ample seating for us to gather and socialise. The facilities are fantastic in the kitchen and games room. The BBQ is a gas BBQ and gas was provided which was a life saver and totally unexpected. Matt and Joanne were great at communicating on the lead up to our stay, advising of any road closures and alternative routes. The whole family have said that they would love to return to this house again for a longer stay as the weekend just didn't feel long enough!

Our group of 11 friends had the best weekend in this house. We can’t fault the stay- it really has everything you need. We only left once to go to the beach! The hosts are super helpful and have thought of everything. I’d recommend this house for all types of friends and families.

We spent three nights at this beautiful property over a long weekend. Situated on the top of a hill it provides exquisite views of the surrounding area. The location is excellent, really quiet and tranquil but also close to super markets and other amenities. The beautiful north Devon’s beaches and picturesque villages are only a 20-30’ drive making this property a great base to explore the surrounding area. The house is massive. We were four families with children (age range 4-9) and we all loved it. High ceilings, comfortable bedrooms with en suites or multiple bathrooms at every floor it provided privacy and space for everyone to feel comfortable and relaxed. A well equipped kitchen and a bbq allowed us to prepare meals daily while the big dining room and the large outside table in the garden were really comfortable areas to enjoy our breakfast and dinner all together. The play room and the garden gave kids and grown ups so many entertainment options when we were not at the beach or exploring the area. The garden was massive with an apple tree providing protection from the sun for the kids to play. The hosts have been really responsive and very quick to help out with any questions we had. Overall we had a fantastic time at this unique property and location. We are looking forward to the next opportunity to visit. Thank you for hosting us.
