Welcome to Le Balarello, a bright and thoughtfully furnished 75 m² apartment with 2 bedrooms and 2 bathrooms, located in a typical Niçoise building in the heart of Nice.

Situated on the 3rd floor, the apartment offers a central yet comfortable base for exploring the city. The famous Promenade des Anglais and the beach are only a 5-minute walk away, where you can enjoy the Mediterranean and its turquoise waters.

Le Balarello features a spacious living room where you can relax together, enjoy meals with family or friends, and plan your day in Nice. The Couch can be used as a sofa bed (140 x 190cm). If you book for 3 or 4 guests but would like the sofa bed prepared, a €25 preparation fee applies upon arrival.

Kitchen:

The large fully equipped kitchen makes it easy to prepare meals at home if you prefer dining in.

Other things to note
Please note that there is an elevator in the building, but to reach the elevator you have to climb about 20 steps and to reach the apartment on the 3 1/2 floor you have to walk down about 15 steps from the 4th floor.

- All of our properties are provided with linen and towels as booked and have a hairdryer, iron & ironing board, toiletries (including hand soap, shower gel, shampoo) and basic start up pack including toilet paper, bin bags, dishtowels, sponge.

- Please note: We provide 1 beach towel per person. We only ask that you wash them in the available washing machine before you leave (detergent is provided by us).

- We also give you the opportunity to book little extras as a surprise for your loved ones or simply for your own convenience about 3 weeks prior to your arrival.

- Do you need a baby travel cot and/or a high chair ? (one-time rental fee for baby cot: €20; one-time rental fee for high chair: €15 – each to be paid during Check-In)
Please note that we do not provide bed linen for the baby cot.
We also ask that you return the cot and/or high chair cleaned, otherwise we will have to charge you an additional fee of €20 (each).

- Please note that our check-in hours are from 4pm to 8pm. We will be happy to welcome you after 8:00 pm. However, please note that if you arrive at the apartment between 8:00 pm and 10:00 pm, you will be charged a late arrival fee of 20€ , from 10:00 pm to midnight 30€ and from midnight to 1:00 am 50€. After 1am it is up to the check-in manager to check you in or not and the fee is 100€.
Fixed Check-in Fee only for the Christmas/ New Year’s period - 24th, 25th, 31st December + 1st of January (late fees included): 4pm – 8pm: 50€ ; 8pm – 10pm: 75€ ; 10pm – 12am: 100€ ; 12am – 1am: 150€ ; After 1am: 200€.

This was the perfect location for our stay - it definitely made our vacation even more enjoyable! Would highly recommend and would not hesitate to come back if we ever visit the French Riviera again :)

Cons: - There is only air conditioning in the living room. Only one fan in the bedrooms. And the street is too noisy to sleep with the window open. - no ventilation / controlled mechanical ventilation in the toilet and bathroom. Positive points: Location, cleanliness, welcome, well-equipped apartment.

The apartment was perfect for our family. It was close to the beach, restaurants, grocery, coffee & croissants (which we miss already) and train/tram/airport. We had very warm weather so the air conditioner was appreciated for sleeping. We cooked basic meals and found everything we needed in the kitchen. Beds were comfortable. Showers very nice. Washer and drying rack so appreciated. We spent three days at La Plage Amour per Hanna's recommendation and were very happy there. And Hanna was lovely and gracious, we had a midnight arrival and she arranged a black car for our transport and met us with a smile. Thank you.

We stayed here for 3 days. The place is close to many restaurants and parking place since we were driving. The only issue was that the toilet was not in the master bedroom bathroom and common to both bathrooms. This is a small issue, not a major issue. However, it is a nice place and very convenient.

    GENERAL TERMS OF USE This rental is made under the following conditions, which the tenant/customer undertakes to respect. By confirming the reservation of this property, the tenant/guest agrees to the terms listed below. 1) Check in and check out a) Check-in time is between 4pm and 8pm. Check-out time is 10am. These items are provided as a starter kit only and will not be replenished during the stay. Note: We provide one beach towel per person. We simply ask that you wash them in the washing machine available to you before your departure (laundry is provided by us). f) On the day of the tenant/guest's departure, we ask them to do the following: Put the dirty dishes in the dishwasher and start/wash the dishes, place the trash in the residential/public bins, wash the provided beach towels, if they have been used (not the white towels, or the linens). This information is also written on the plastic stand in the apartment. On the day of the tenant/client's departure, the landlord or their representative is entitled to ask the tenant/customer for an additional charge for: - the additional cleaning of the rented premises if the tenant/guest does not leave the apartment in an acceptable condition - the cost of broken, cracked, chipped or damaged objects, furniture or equipment, as well as those whose wear and tear exceeds normal wear and tear for the duration of the rental period - compensation for damages of any kind caused to curtains, wallpapers, ceilings, rugs, carpets, windows, bedding, etc., as well as damage caused by the tenant/guest's fault. - Key: If you do not return the key that has been given to you or you lose it, you must inform us immediately. If you keep the key to the apartment/one of the keys to the apartment with you on the day of your departure, you must send it back to us within 7 days by certified mail with acknowledgment of receipt. Otherwise, the replacement of the lock, which may amount to several thousand euros, will be carried out at your expense. g) It is agreed that if the tenant/customer decides to leave the property before the confirmed departure date for personal reasons, no partial refund will be due by the landlord. 2) Obligations of the tenant/guest a) The tenant/guest warrants that he is 18 years of age or older at the time of booking and that he has the legal authority to accept the rental terms and conditions. The tenant/guest is also responsible for all people who will be staying in the apartment. b) The tenant/guest is required to personally occupy the premises and keep them as is. All facilities are in working order and any claims concerning them occurring more than 24 hours after the entry into possession of the premises will not be accepted. Necessary repairs due to negligence or poor maintenance during the rental period will be charged to the tenant/customer. The tenant or guest is required to ensure that the tranquility of the neighborhood is not disturbed by his or her actions or those of his family or guests (reminder: quiet hours 10pm - 8am). c) The landlord undertakes to insure the property against rental risks on behalf of the tenant (water damage, etc.), who is required to notify the landlord or the manager without delay of any damage caused to the property, its outbuildings or accessories. The tenant/client is strongly advised to take out multi-risk insurance/resort liability (including cancellation) and to benefit from full cover for the personal effects, civil liability, etc. which are not covered by the owner's insurance. d) The maximum number of occupants indicated in the listing cannot be exceeded. The tenant/customer must respect the capacity of the accommodation. e) If the tenant/guest is locked outside the property (including, but not limited to, having left the key inside and closed the door), they will be responsible for the following fees related to the door reopening services provided by the property manager: €50 from 6am to 9am €20 between 9am and 7pm €30 between 7:00 PM and 10:00 PM €50 from 10pm to midnight €100 between midnight and 1am €150 between 1 am and 6 am If the key is left in the lock inside and the door is closed from the outside, the Tenant/Host will be liable for any additional costs incurred, including locksmith costs and our working time. f) The tenant/customer will not object to the inspection of the premises at the request of the landlord or his representative. In addition, the tenant/client authorizes the landlord, or any third party designated by the owner for this purpose, to make any urgent repairs during the rental period. The tenant/client cannot claim any rent reduction in case of emergency repairs carried out by the landlord during the rental period. g) The tenant/client must promptly notify the owner or his representative of any defect in the property or any breakdown of the equipment, machinery or appliances. Arrangements for repair and/or replacement will be made by the landlord or their representative as soon as possible. h) The tenant/guest must respect the destination of the apartment and must not make any changes to the furnishings or the availability of the premises. i) The tenant/client may not substitute for another person, or sublet the rented premises, in whole or in part, even free of charge, without the written consent of the owner. j) The tenant/guest will refrain from throwing into the toilet, sinks, baths, bidets or sinks objects that may obstruct the pipes, failing which they will be liable for the restoration fee. k) In the event of renting in a shared building, the tenant/client must comply with the internal regulations, co-ownership regulations and/or the building's internal regulations. 3) Other terms a) The premises are rented furnished with kitchen equipment, dishes, glassware, blankets and pillows, as shown in the listing and its description. b) The presence of any animals in the accommodation is prohibited. No smoking is allowed in the apartment, on the balcony or in the building. c) The local landlord or manager is not responsible to the tenant/customer: - for any temporary defect or interruption in the supply of public services to the property or the building, or in respect of any equipment, machine or device in the property (air conditioning, elevator, heating, water (hot), WiFi, etc.) - for any loss, damage or injury resulting from adverse weather conditions, riot, war, strike or any other event beyond the control of the owner or manager. - if the property is destroyed or substantially damaged before the start of the rental period. In this case, the landlord will refund to the tenant or guest, within seven days of notification, all sums already paid for the rental period. - In case of theft or deterioration of the rented premises, the tenant/client waives any recourse against the landlord. d) Under no circumstances will the owner or manager liability to the tenant or client exceed the amount paid to the landlord for the rental period. e) The use of the accommodation and facilities is entirely at the user's risk and no liability will be accepted for any injury to a user or visitor, or for loss or damage to the user's or visitor's personal belongings and their contents. 4) Preventive measures a) After several cases of bed bugs in France in 2023, we have taken preventive measures: The tenant/client acknowledges that the owner/manager has inspected the premises and has not found any rodents, bed bugs or other infestations. The tenant/guest must ensure that all personal property brought into the apartment/premises is free from infestations. The tenant / client must keep the property reasonably clean and orderly in order to avoid pest infestations. The tenant / client must immediately inform the owner / manager of any pest infestation and must cooperate with any necessary pest control measures. If pest control is necessary, the tenant or guest must reasonably prepare in the rented apartment or premises, according to the instructions of the owner or manager, for such processing. The landlord/manager disclaims all liability, including direct and indirect damages, losses, damages, and costs that may be incurred by the tenant/client as a result of an infestation of bed bugs/pests. The tenant/customer is advised to purchase insurance against such damages, if necessary, in order to be compensated. 5) Price, payment calendar, and cancellation policy a) The rental price includes the costs of services such as electricity, WiFi, water, etc. (in case of excessive use of the services or additional costs for the films/media ordered, the owner may charge the customer to cover these costs). The rental price also includes one set of sheets per bed (one duvet cover suitable for a bed of 2 people) and one set of towels (1 bath towel + 1 hand towel) per person. b) Rental payment: Calendar: 50% at the time of booking. The balance is due 30 days before arrival. c) Cancellation Policy: For all bookings EXCEPT VRBO If the tenant/guest cancels their stay at least 30 days prior to arrival, they will receive 100% of the amount they have paid. If the tenant/guest cancels their stay 14-30 days prior to arrival, he/she will receive 50% of the amount he/she has paid. If not, the tenant/guest will not be refunded. VRBO cancellation policy If the tenant/guest cancels their stay at least 14 days before arrival, they will receive 100% of the amount they have paid. If the tenant/guest cancels their stay between 7 and 14 days prior to arrival, they will receive 50% of the amount paid. If not, the tenant/guest will not be refunded. d) Security deposit: Security deposit (for all reservations EXCEPT Airbnb) A pre-authorization of EUR 500.00 for apartments and 1,000.00 EUR for villas (for long-term rentals from 29 nights: 800€) is withheld 1 day before check-in and canceled no later than 7 days after check-out if no damage has been found to the property. No security deposit is required for reservations made through Airbnb (which uses AIRCOVER).
