The Neighbourhood

- Coogee beach is just on your doorstep, and the famous surf of Bondi beach beacons a short drive away - the perfect places to spend a day catching the waves, or just a tan.
- A must on your itinerary should be a swim at Wylie's baths. These old-school ocean baths are one of Sydney's best-kept secrets and a fabulous spot for a family day out.
- Check out Coogee Pavilion, the multi-level beachside hangout of choice. which boasts a wood-fired pizza oven, oyster bar, juice cart, flower stall and playground kitted out with three ping-pong tables, a giant Scrabble board and blocks. Upstairs is a rooftop bar with gorgeous views. Genteel in the day, this bar really comes alive at night.
- Coogee Bay Road shopping village (just a few hundred metres down the street) has a wonderful range of shopping - everything from Maloney's greengrocer, bottle shop, Woolworths metro, butcher, Coogee wine room and many cafes, restaurants to cover all tastes and gift shops.

There are great public transport links around this property, and you’re welcome to bring your own car. If you don't have a car we recommend a car-sharing app such as Uber.

- Pets are allowed, subject to approval by the strata.
- Please note that there is nearby building work expected to continue for approximately the next 6 months. Power tools are only used Monday to Friday between 7:00 AM and 5:30 PM. Weekend work is rare, and if it does occur, no power tools will be used.

The house is in a great location. Close to the cafes, bars, Restaurants, beaches & great walks. It is a great space for a group. We were disappointed that there were a few issues. No toiletries in 1 bathroom. No dish washing liquid in the kitchen The toilet did not flush properly & this was an issue. We reported it & they did sort it out but previous reviews had mentioned the downstairs bathroom needed an overhaul & I would agree. There was still a full glass of wine left in the garden from previous guests & some old rusty weights & an old skateboard. They’re not big issues but putting it all together made it feel less luxurious. If the garden had a quick tidy over, get rid of old junk & remove remnants from previous guests would have given it a 5* all round. The beds are so comfy. I wouldn’t let the bits we were disappointed in put anyone off staying. Hopefully the rental company will sort the small issues after being informed.

Two couples + two kids. Large bungalow just up the hill from Coogee centre & short walk to coast. Outdoor setup is superb - pool is excellent, dining table and surrounds are spacious and private. Inside living area is large and comfortable. Kitchen well stocked with utensils and appliances. Downstairs bedrooms are big enough and beds very comfortable. Downstairs bathroom is well overdue for some TLC / reno. Could do with a plumber/handyman completing maintenance on the sink and toilet in the meantime (will write to host). Second lounge a bonus. Upstairs bedroom + en-suite spacious and in good nick (minor plumbing maintenance issues reported to host). A/C fully functioning. Needs a network person in to sort the WiFi (which is very poor, not suitable for streaming / WFH etc). Luckily got a great deal on an eSIM with big data bundle (Optus). For the price, you don’t expect these issues.

The house itself is in a great location and could be a great rental property but that is where it ends. We have rented 15 properties with AirBnb in the last 2 years and this was by far the worst experience - it’s the first time we have ever asked for some kind of a refund. The house was dirty when we arrived and they hadn’t taken the trash out, all the bins were full. It is the middle of summer in Sydney and we wanted a house with Air Con, they advertise this. The Air Con was broken and didn’t work and the house was boiling. We asked multiple times for them to resolve it. We were told they would send repair people, we were ignored, we were hung up on, we were told managers would call us back and didn’t, we were told by one lady that it was wrong how we were being treated and that she would resolve it immediately - never heard from her again. They offered to look at it the day before we were leaving. TV didn’t work. Rat poop all around the pool every morning we got up. etc etc etc

If keys are not left in the requested spot, a $150 fee will be charged. 3. A starter pack of amenities and toilet paper (once these are used up, the guest will need to purchase more), and the exit clean. Should you require a mid-stay clean or additional linen, there will be an additional charge. Please message us through Airbnb for a quote. 4. Please be mindful of your neighbours and keep noise to a minimum between 9pm - 8:00am. We have a strict no event/party policy to ensure we have an ongoing positive relationship with our neighbours. 5. Please confirm the accurate number of guests on your booking. If you intend to have extra guests stay or come to the property at any point during your stay, please send a message via Airbnb for our team to approve. 6. Maintenance Issues: We do our best to attend to all maintenance issues as and when we are notified during typical work hours. However, please note if you contact us over the weekend from Friday 4pm - Monday 10am we will not be able to organise a call out. We will still be contactable over this period for emergencies only. 7. Barbecue Cleaning (If Applicable): As per the terms and conditions, please ensure you clean the BBQ after use. A $70 charge will be deducted from your bond if the BBQ is found to be dirty. Thank you for understanding. 8. Late Check-outs: Please note that L'Abode Accommodation reserves the right to impose a late departure fee of $80 per hour for any guest who fails to vacate the premises by 10:00 AM without prior approval. Public Holidays Outside work hours (after 4:00 pm - before 9 am Monday-Friday) We will do our best to respond to all request of repairs within 24 hours and organise a tradesperson within work hours. We can't compensate any guests who request repairs/callouts during the above timeframes as it is very difficult to source tradespeople during the above-mentioned hours.
