  ISSUES DURING YOUR STAY Report any issues immediately via email. Compensation will only be considered if we are given the chance to fix the problem. NO PARTIES OR GATHERINGS Properties are for private use only. Unauthorized parties or gatherings will result in immediate eviction, no refund, and a $1,000 penalty. Security and police may be involved. NOISE No noise audible outside between 10 PM – 8 AM. Failure to comply after a complaint may lead to eviction and loss of bond. INTERNET Wi-Fi is provided but not guaranteed. We are not responsible for outages or device issues. Call-out assistance: $80/hr (15-min increments). CLEANING Leave the property tidy. Excess cleaning (e.g., dirty dishes, rubbish, food left, stained linen, unclean BBQ) charged at $80 per half hour. Report cleaning issues within 24 hours of check-in. LONG-TERM STAYS Additional $500 fee for stays of 89+ nights. Mandatory service clean every 30 nights (charged separately). RUBBISH All rubbish must go into outside council bins before departure. Put bins out on bin night (details in welcome notes). Excess rubbish removal: $150 per load. LOSS & DAMAGE Guests are responsible for any damage, breakage, or theft. Charges apply for missing or broken items. Report any issues immediately with photos. LOCKOUTS After-hours lockouts incur fees: No locksmith: After 5–7 PM: $120 After 7 PM & weekends: $240 Public holidays: $360 Locksmith required: Market price. Keys can be collected from office letterbox within 2–3 hours. SMOKING & VAPING Strictly no smoking or vaping inside. Penalty: $1,500 + rectification costs, including lost booking nights. SECURITY Lock all doors and windows when leaving or at checkout. Contact us immediately if unable to secure the property. PETS Pets allowed only at approved pet-friendly properties with prior approval. Unauthorized pets: $500 penalty + steam cleaning costs. Rules for approved pets: Clean up all mess (indoors & outdoors). Provide your own pet bedding. Pets allowed inside only on hard floors (not furniture, rugs, or bedrooms). No cats. One pet only, over 2 years old, under 15 kg. Pets must not be left unattended. Barking causing disturbance may lead to eviction. Charges for pet stays: $300–$900 depending on property size. KEYS Lost keys/remotes must be reported immediately. Replacement costs: Normal key: $50 Security key: $200 Garage remote/security swipe: $300 Lock changes: market price TRAVEL INSURANCE Not included. Guests are encouraged to arrange cover for cancellations, delays, accidents, and unforeseen events. LOST PROPERTY Items left behind will be held for 14 days. Return shipping: $75 handling fee + postage (charged to card or bond). FURNITURE Do not move furniture or remove items from the property. Damage or repositioning: $120/hr minimum. FIREPLACES & BBQs Use only if over 18. Must be supervised and turned off when unattended. Guests liable for damage caused by misuse. EQUIPMENT We are not liable for failures of water, electricity, gas, or internet beyond our control. Report issues promptly; non-emergency repairs may occur during business hours. Refunds at Hotelesque’s discretion. PESTS & INSECTS Properties are regularly maintained, but pests (e.g., insects, rodents) may appear. No liability accepted for seasonal or urban pest activity. CRIMINAL ACTIVITY & OFFENSIVE BEHAVIOUR Any criminal activity (including illegal internet use) is strictly prohibited. Breach = immediate eviction, no refund, and referral to police. Guests and visitors must avoid behaviour that offends or disturbs neighbours (e.g., threats, vulgar language, excessive noise, trespass). STRA FRAMEWORK Your stay is regulated by the NSW Short-Term Rental Accommodation Code of Conduct. Please review the document provided in your welcome notes. INDEMNITY Hotelesque and property owners are not liable for personal loss, injury, or events beyond our control (e.g., weather, fire, flood, delays, civil unrest). No refunds for force majeure events.Guests are responsible for their own safety and actions. By staying, you agree to indemnify Hotelesque and property owners against any claims arising from your stay.

Property Manager Terms

• For a full refund of the nightly rate, the guest must cancel within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (shown in the confirmation email).
• For a 50% refund of the nightly rate, the guest must cancel 7 full days before the listing's local check-in time (shown in the confirmation email), otherwise no refund will be given. If only 50% of the reservation has been paid, no refund will be issued and the remaining 50% will simply not be charged.
• If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
• Cleaning fees are always refunded if the reservation is cancelled before check-in.
• Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
• A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
