During your stay

Note: Our accommodation caters to families and groups of friends looking for a quiet atmosphere. Therefore, we only accept reservations where all guests are 45 years of age or older.
If these requirements are not met, we will be forced to cancel the booking.

Other things to note

Some important info for your upcoming stay: all guests are required to fill out a pre-arrival form and sign a rental contract before their stay to ensure a smooth check-in process and comply with local regulations. We answer messages in your preferred booking platform’s chat on workdays (Mon–Fri, 9:30 AM to 6:30 PM); outside those hours, our call center is available by phone for urgent matters, and all other matters will be handled as soon as possible or on the next working day. We do not have a reception. Check-in is anytime after 3:00 PM; early check-in is available upon request for 25€ for arrival after 11:00 AM. After 6:30 PM on weekdays or on weekends/holidays, we offer a key drop-off service. A mandatory late check-in fee, not included in the price, applies: 35€ after 21:00 and 60€ after 00:00. Check-out is by 11:00 AM; late check-out is available upon request for 25€ for departure before 14:00. Guests must allow reasonable access to the property for inspection and repair of any reported maintenance issue. Before arrival, please call us about 30–45 minutes in advance; no app calls or texts, only regular calls. Guests must send IDs for all guests before arrival, and any outstanding amounts must be paid before check-in. Barcelona’s tourist tax is 10,45 EUR per person per night and is not included in the initial booking payment. Free baby cots are available on request when booking; for safety reasons, cots include only the regulated mattress, with no sheets, pillows, or additional mattress. Guests can also use the "Luggit Service" to have belongings picked up and delivered at 15:00.

For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
Cleaning fees are always refunded if the reservation is cancelled before check-in.
Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
