The Keys can be collected at Via Regina 79 - Cernobbio, 22012 ONLY after completing all the following steps: - Fill in the online check-in form (where passport photographs of ALL guests will be required). - Sign the tourist rental agreement. - Make a quick video call where all guests who stay will have to show the documents again so that they can be checked further. - Until EVERYTHING is completed, it will not be possible to enter the property. THESE ADEMPITIS ARE REQUIRED TO BE ABLE TO STAY IN THE STRUCTURE AND ARE REQUIRED BY ITALIAN LAW. At the end of the stay, the keys must be returned to the pick up point by 10:00 am. ______________________ POSSIBLE ADDITIONAL FEES: - For check-in after 7:00 pm and check-out after 10:00 am (if not authorized) an additional amount will be required that will be communicated upon arrival and must be paid through a link that will be sent by us. - If the property is left in an inappropriate state, an additional amount due to overtime cleaning hours will be required. - If the keys are lost or not delivered to the pick-up point, a sum of €50 will be required.

Property Manager Terms

For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
Cleaning fees are always refunded if the reservation is cancelled before check-in.
Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.

Hello my home in Como we just returned back from our holiday at the garden view apartment it was a very interesting situation before we left the UK I had messaged The Host several times with regards to the accommodation. I did ask if everything was in good working order and I was told specifically that everything was working and everything was ready for our stay on our getting to the apartment we found out that the Wi-Fi was not working we now messaged the team in charge of the apartment we told them the Wi-Fi was not working and that we did not have access to Wi-Fi we tried everything possible that we were told to do but the Wi-Fi did not work. My son messaged your team and he also tried to call we were told what to do, yet nobody even came to help us or to assist us until until our last day, even when he did come he could not fix it and we were told that the owner of the apartment would be told regarding the Wi-Fi. We left without being able to have access to the Wi -Fi.

Excellent apartment, very clean, well-equipped, large and well located in Cernobbio while remaining quiet. Nothing to complain about except for two small things to keep in mind: - Parking is very complicated in the area, and it is difficult to find places where you can park more than 3 hours. - Check out is very early, earlier than most Airbnb and even hotels, at 10am, with very punctual cleaning teams. Not very convenient for those who have flights in the afternoon. But other than that, I would definitely recommend it.

As soon as I walked in I knew I’d make the right choice. I extended my stay and will come back again and again. Very cozy, safe and amazing property. Highly recommend for solo travel too.

We really enjoyed our stay here, it looked exactly like the photos. Only down side was that we had two occasions where the air conditioning leaked and a number of times the electricity tripped despite only having the television on so my partner had to resolve this. I think this is something that should be looked at for future reservations as it is rather inconvenient

My partner and I travel a lot for work and visit several Airbnb's. We immediately felt at home in this apartment. It is in a fantastic location in Cernobbio, you can simply walk to several restaurants, bars and the long lake where you can take a walk even at night. The apartment is exactly as described and the photos are absolutely true. My Home in Como is a serious and very competent agency. We are really satisfied!

This AirBnb was a dream! The hosts were incredibly helpful and responsive and flexible. The space is beautiful and the wrap-around terrace is stunning. Quick walking distance to great restaurants and the ferry. They made our trip to Lake Como unforgettable!
