The space
Set along a peaceful country lane, the barn combines rustic charm with modern amenities, giving you the best of both worlds. Whether you’re hiking or cycling the Downs, enjoying hearty food at the nearby Royal Oak pub (an easy stroll away), or visiting the Hickstead Showground only 5 minutes away, this hideaway is ideally placed for relaxation and adventure.

Step through the barn door and into the country KITCHEN, where the scent of fresh coffee greets you each morning. Sunlight spills across the farmhouse table — the perfect spot for lazy breakfasts, laughter over a pot of tea, or a round of evening board games after a day exploring the Downs. With every modern convenience at hand — from a dishwasher and washing machine to a fridge-freezer, microwave, toaster, and Nespresso machine — this kitchen is designed to make life simple, so you can focus on the moments that matter.

Wander into the LOUNGE, a haven of comfort and warmth. Here, deep sofas invite you to sink in, the flicker of the log burner adds a golden glow, and a 43" smart TV with Netflix is ready for cozy movie nights. For the youngest travellers, a TRAVEL COT can be provided on request to ensure even the tiniest guests sleep soundly.

fabulous time and idyllic country escape in this beautiful barn with plenty lf features and plenty of space. private , quiet and plenty of fully equipped house and kitchen with a secure gated and well lit forecourt. very professional, communicate and friendly host 👌

Really lovely barn for our family celebration - really homely inside with everything you need including well stocked kitchen. Barn is in picturesque quiet village with local Pub and beautiful walks from doorstep. The barn is very spacious and beautifully decorated - only thing to let it down is the bunk bed bedroom - it feels very unloved and a little neglected compared to the rest of the barn

Very clean, given all the cleaning supplies that are needed. Having to pay an extra fee for the sofa bed is a bit frustrating however when booking as a group of 6, minus that it was a great stay.

Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the Coffee Maker) we would like to agree on the cost with you before you leave to avoid any issues later.
