Really lovely barn for our family celebration - really homely inside with everything you need including well stocked kitchen. Barn is in picturesque quiet village with local Pub and beautiful walks from doorstep. The barn is very spacious and beautifully decorated - only thing to let it down is the bunk bed bedroom - it feels very unloved and a little neglected compared to the rest of the barn

Very clean, given all the cleaning supplies that are needed. Having to pay an extra fee for the sofa bed is a bit frustrating however when booking as a group of 6, minus that it was a great stay.

Dyke Farm was the perfect location to deliver the artwork for my latest book at Generation Press in the village. Communication felt automated but that was ok. Great location for walking on the South Downs.

This place is sooo lovely, had a couple of nights there with a colleague for work. Plenty of room for us and had every thing we needed. Made friends with a neighbours little jack russell who kept coming to say hi, and had a lovely meal in the local pub where we were made to fell very welcome! The surrounding area looked amazing and although we didn’t get chance to explore I would definitely come back with my family in the future! Thank you for a lovely stay x

We loved the peaceful countryside setting and charm of Dyke Farm Barn, and the hosts were friendly and responsive throughout our nearly 3-week stay. However, the house had not been properly cleaned on arrival following renovation works, and we had to do a significant amount of cleaning ourselves — especially important as we were staying with our 1-year-old baby. A mid-stay clean was arranged, which we appreciated. Still, we encountered several issues that impacted our comfort: mouldy bread left in a cupboard, dirty pans and utensils, only three forks in the kitchen, and an upstairs bathroom sink that barely functioned. The kettle leaked badly when filled, and the toaster only worked intermittently — we ended up replacing both ourselves. While the hosts were always polite, responsive, and clearly cared about guest experience, the property would benefit from much more thorough cleaning and regular maintenance checks between bookings.

Love the stay! Such a cute village (lovely pub and walks just around the corner). Very easy to get into brighton using ubers! One feedback is that it would have been great to have 2 keys rather than just one. Would definitely visit again.

We’re a family of 4 (teenage kids) and found this a great spot in the south downs and commutable distance for days trips to Brighton. The accommodation was a great space for us - although a little tired in places.

Another great stay in this lovely old Barn. Shared with a couple of friends for a weekend of walking, its a perfect location for some circular walks so it works well. Had a minor issue with the kitchen but this was delt with very promptly, so no complaints. I look forward to the next time.

Lovely location, very attractive place with clean linen and comfortable beds. Be prepared for a short walk carrying supplies and cases from parking spot Excellent communication from the host. It is a very old barn and we were there in big storms and it was a bit draughty at one end but the weather was exceptional. Check with host about kitchen equipment before you go- we took a cafetière and improvised a rolling pin but who in their right minds makes pastry on holiday! Great place

Beautiful little cottage in the English country side. Lovely stay. Our one issue was with the extensive amount of flies upstairs (mainly the bathroom) - unsure how they got in and how they kept re-appearing. But it didn’t bother us too much.

Miss Erica, was very responsive and gave very detailed instructions regards to the property and the area. The place was very close to Devils Dyke and the surroundings were just breath taking. The property was very clean and we had all amenities for our use. The fire place was so cozy , and that made our stay very enjoyable and cozy. This place is very quiet and peaceful , ideal location for a weekend get away and also the surroundings are just amazing. There was a wee pub at the corner , where we settled after our hiking trip, and the people were very friendly. I would recommend this place highly. many thanks Maren

A lovely rustic feel to the place which was more than adequate for our large family. Facilities were good and the location lovely for strolls up the Devils Dyke with the kids and dog. I would highly recommend.

We had a great time here, with our 3 little kids. There is enough space for everybody, we can play in the front court even when it's humid. The house is near the highway, so we can easily move to Legoland for exemple. The host is really reactive and caring.

The house is situated in an idyllic village at the foothills of the South Downs, views from the house are stunning. There are lots of walks from the front door, there are also rural pubs nearby (The Shepherd and D,og is great for food and The Royal Oak in the village has a fantastic playground for children), Brighton is also just a short car ride away. The house is very well equipped, bed linen and towels are of a luxury hotel standard. The kitchen has everything you need to make a roast dinner - so VERY well equipped. The washing machine was useful - and there was an electric clothes drier that worked really well. Parking is right next to the house. The neighbours were very pleasant and friendly whenever we were out and about with our dog. We stay in lots of Airbnb's, both in the UK and abroad, and this is one of the nicest so we definitely recommend and really hope to revisit.

Great host providing tea, coffee, crisp cotton bedding and essential toiletries. We loved the setting and the historic building. We were very comfortable during our stay. The only thing I would like to say is the cleaning cost of £150 seems a little excessive.

Wonderful place with lots of character. Beautiful wooden beams and wooden floors. Very spacious. With great views of the South Downs from out of the windows in a delightful village. Would definitely come again. Only thing people should be aware of is that at night it can get quite warm even with a fan and all windows open though admittedly it was a very hot week when we were there. Everything else was 100% excellent

We had the most amazing stay at Huluki's place. The house is spacious with all the amenities we needed including a big and well equipped kitchen. It's a lovely little village in the South Downs National Park and just a short walk to a nice pub. Lots of walks nearby. Parking was convenient at the back of the property. The smart TV in the living room was great as well as the Sonos portable speaker. We really enjoyed ourselves, felt right at home and cooked some lovely meals with ingredients from the nearby farm shop.

I came by train from Hossacks and had a beautiful trip here! The Airbnb is very striking when you get inside and you immediately feel relaxed with all of the cosy sofas. The bath tub is extremely inviting after some long hikes. Excellent location for walking, you couldn't pick a better spot. I recommend hiring a car if you want to get to any grocery shop, there are none in walking distance. There is a pub at the end of the road which has a great pub garden. The cleaning fee is very high but otherwise a great stay and we'd definitely come back.

As a company we try to find our lads somewhere that is more like home from home instead of hotel rooms all the time, as they like to finish work and relax like they would at home, they like cooking instead of always having to have take always. This was an ideally positioned house for the lads to commute to their place of work everyday and relax when they got home from work. We cannot thank Huluki enough for their kindness shown to our workers during their recent stay. We will certainly use them again if we are working in this area. Thank you for all your help.

The property is stunning, very nice barn with character, low beams and some original parts, lovely fire ( you'll need to bring extra wood). Bring slippers as floors cold. Parking is one space behind the barn and need to keep tight to wall as track used by another property, there is a lantern which can be turned on and off at the wall outside by parking space. On way round to front of barn there are no lights, was a little unsure as which was main door, it has Horse head knocker. Instructions for key check in all recieved in a text prior to arriving. We booked for 6 people giving ages for children, on arrival only beds for 5, the sofa bed is to be booked in advance, this annoyed us arriving late after travelling 700miles to find only 5 beds made up when clearly booked for 6.. on contacting host we were told there was an additional charge for sofa bed bedding! This was a huge negative for us as a family. Property has all home from home comforts and great walks up the Devils Dyke

Had a great Christmas stay with a nice big table and space downstairs to have some family round for dinner. Location is best suited to those with a car. Good access to the downs hills from the house or a short drive. The local agent was very responsive to our queries even over the Christmas period.

A charming and peaceful old barn. Be mindful there is only a pub in the village and no local shop to walk too, food is ok at the pub. Right on the foot of the downs, stunning views and sunsets. The property is old so expect a few cobwebs. Very homely though and great communication with Huluki

Lovely, spacious, clean, well equipped barn in excellent location. Easy to find (it’s right in the village) and you can, if you have the legs, walk from the front door right up to the top of the devils dyke. Or it’s a 10 min drive. Super handy for the seaside too. If you have a dog, there’s fields out the back and miles of footpaths. The barn is lovely and large. Well equipped and lovely. Wi-Fi’s super fast too. If you have kids they’ll be sleeping downstairs while you’re upstairs FYI. Roll top bath was a lovely way to enjoy the bottle of Prosecco we found in the fridge. Thanks whoever left that there :-) Anyway super place, definitely using it again for weekends etc…

Great stay in a beautiful rural village, with an amazing pub and medieval church, and close to the fantastic Washbrooks farm, a perfect day out for young families, and also close to the wonderful Devil's Dyke. The property is full of character, with a large social area. There are lovely walks just around the corner.

Beautiful location and nicely converted property.Not such good value for money as unfortunately 2 bedroom is a bit misleading The 2nd bedroom is a tiny windowless room with bunk beds and very limited headroom. Only really suitable for children. The available 'sofabed' is also on the narrow side so the accommodation is not ideally suitable for 4 adults. Generally well appointed but a little shabby in areas, the windows could do with a good clean and the main bedroom upstairs had some damp. We had to move the bed away from the damp area on arrival.

The barn exceeded our expectations for what we were hoping for this mini break . Set in the most beautiful little village in the heart of devils dyke . Such a beautiful property which has been lovingly restored . The children, ourselves and the dog :) had the most wonderful few days away and can’t wait to return this summer ! The location of the barn is amazing just below the Devils Dyke walks with outstanding views! The barn is nice and spacious and has everything you would need with two local pubs nearby. The bedroom you should be aware has very low beams (there are signs) but you are in the eves and it feels a bit cramped due to a double bed, single bed, sofa and tv all in one room. It gets very hot up there, the host has provided fans which help but can smell a bit musty (you are right next to a farm so this could be why) The bathroom upstairs is lovely, great free standing bath and a nice size, the downstairs has a new shower room which is great! Overall a nice barn that could do with some updating and repairs. Wonderful place to stay if you want amazing walks and views.

This is an absolute gem of a place. The barn is truly magical, and has amazing views of the South Downs. There are many amazing walks to be had from the house. Great food at the pub 4 mins up the road. Very comfortable and cosy place to stay. I’ll be back for sure!

We arrived to a cold and dirty accommodation which had taken us 5 and half hours to get their. Michelle had forgot we where going! We got in touch and she apologised and gave us some money back and a bag of logs for the burner. We got a call to stay the window cleaner was coming we where having a lovely walk along devils dyke. The barn is old but was in need of some love , the bath picture looked lovely but some one had glossed it and let the paint drip and dry the toilet in this room needed cleaning as well. The location is great especially for Brighton. The Saturday of our holiday the heating stopped working we informed Michelle another person tried to help so I options where move accommodation or stay and we get reimbursed a nights accommodation which we did having to buy our own bag of logs! I was very disappointed with our stay.

A very comfortable place to stay in a beautiful part of the country. We found the Barn very clean and tidy, with a very handy welcome pack. The Royal Oak pub just down the road is very dog-friendly - and even serves doggy ice-cream! A word of caution for those (like me) over 6' - you'll need to be careful with the headroom upstairs.

The barn is truly charming in a very picturesque village at the bottom of Devils Dyke. It has has lots of character and is very clean and comfortable. We had many dog walks up the Dyke and around the village. The Royal Oak Pub is a stones throw away and serves a cracking Sunday Lunch. It’s location is perfect for a quiet break but it’s also only a short drive away from Brighton and Hove if you want the best of both. For families there is the Triangle leisure centre in Burgess Hill where we went swimming and did clip & climb.

Great place to stay, lovely village and beautiful location with bags of charm and character in the house. Host was superb and always responded promptly. Only thing I would say is that there was building work taking place right next door while I was there, which started early some days and was noisy and impacted on privacy. It didn't bother me too much as it was a working stay for me, but could be a real problem for some people wanting a peaceful holiday away. Might be worth checking with the host in advance.

A great stay - we loved it there! Very spacious communal areas, heaps of quirky character, homely, nice personal touches and gorgeous fluffy towels. The place was generally very well cleaned and kitchen appliances all looked very new and were totally spotless. We have a very active toddler so needed to create a barricade for the stairs (no stair gates), but otherwise the place was great for our young kids - lots of little corners to explore and fun to stay in their own cosy bunk-bed room.

First time we have stayed here it hopefully it will not be the last, Michelle looked after us so well,communication was fab,details of the Barn with a handy app, local shops,directions,places to go, lots provided in the barn - toiletries, towels,kitchen utensils, lovely welcome basket with few bits in to get us started (thankyou again), stunning scenery from the barn, not too far from brighton,still felt away from it all and cosy, homely, lovely local pub within 2min walk, nice village feel too! This is a lovely property full of character! Spacious and comfortable, with lots of amenities (including Netflix for a rainy day), a fully equipped kitchen, beautiful living room and lots of nooks and crannies to sit down and relax, chat , drink a cup of tea and read a book. Michelle is a great and responsive host . The barn is minutes away from a lovely village pub and to the start of fantastic trails to Devil's Dyke/South Downs way. We had a wonderful time at the property and in the area and would love to come back again!

Everything about this stay is wonderful. From the unique house design and spaciousness to the little touches that made it feel special such as clean white linens, fluffy towels and comfortable mattresses. You can tell Michelle cares about the quality of her guest’s stays. The organic eggs, milk, bread and packet of biscuits, family games and selection of books, show this along with the superb cleanliness of a building that seems to be very old! The location is fantastic. In the South Downs but only a short drive to the beach. We managed to enjoy both over a long weekend with our children. We also found some great places to ride our mountain bikes. Highly recommend this stay!
