The space
A beautiful and interesting interior with plenty of room both inside and outside to enjoy the natural environment with 2 acres of private gardens and woodlands all to yourself.This hidden gem was built in 1900 so is full of character with lots of the original features such as oak panelling and a large stained glass window but has recently had some modifications to the interior which includes a brand new bespoke kitchen with bifold doors out onto a new garden terrace, as well as new bathroom and ensuite and undergone a significant redecoration of most of the house in 2022. We have kept the traditional arts and craft feel to be sympathetic to the buildings 130 year old heritage. A brand new addition is the wood fired hot tub situated on the patio over looking the garden and outdoor kitchen with pizza oven.
Ground floor has a spacious entrance hall, new south facing open plan kitchen / dining room (table to fit 10 comfortably) with electric induction hob, American fridge /freezer, filtered drinking water system and integrated dishwasher leading into a ‘snug’ with L shape sofa. A separate large lounge with large TV, office room, utility room and WC. Wifi. Washing machine and dryer. Stained glass window on stairs leading to landing with 5 bedrooms (2 with ensuites) and a stylish family bathroom with shower over bath.
1 superking bedroom, 3 double bedrooms (1 with ensuite), 1 twin bedroom with ensuite, (2 x Z-bed camp beds also available which could create accommodation for 12 people in total).
Large garden with footie goals, 14’ trampoline, outdoor games (volley ball, badminton, table tennis) a hammock and fire pit area to chill out under a beautiful magnolia tree and a south & west facing sun terrace with wood fired hot tub, outdoor kitchen (with fridge), pizza oven, BBQ (charcoal) and comfy L-shaped outdoor sofa. Lots of seating and tables to enjoy alfresco dining with little festoon lights and taking in the awe inspiring trees and nature all around you. There's also a more secluded log henge area with it's own fire pit too (fun for toasting marsh mallows).
There is an ancient woodland area with lots of space for kids to explore, play hide and seek, and find dens and secret campfire areas. They may even find Merlin's staff if they look hard enough.
The property has just had a brand new oil boiler installed with radiators in every room, as well as a log burning stove in the kitchen / diner that doubles up as a hob/oven which is rather fun (don’t worry there is a 5 hob induction range cooker too!) The property has also had new double glazed windows fitted throughout with the exception of a couple of older ‘characterful’ windows. The garden has a large lawn area leading into the woodland area, with rustic ‘wild’ flower beds and plenty of areas to sit and enjoy the different aspects - a real haven and on a summers day you just can’t beat it. Enjoy watching the many birds that flit between the trees and eat the nuts on the bird feeders - we’ve had a very tame woodpecker recently.
For children - we have 2 travel cots, a high chair, toys & books, as well as the outdoor trampoline and lots of woodland area to explore.
The perfect location - quiet countryside on your doorstep and just a 20 min drive to the beach and fantastic city life that Brighton & Hove has to offer.
Plenty of country walks straight from the property or take a short drive to discover other gorgeous walks - the welcome pack will detail walking routes. 5 mins drive or 40 min walk (part country lane part gorgeous footpath) to the award winning picturesque Shepherd & Dog pub in Fulking at the foot of the South Downs or The Royal Oak in Poynings, or 2 min drive to The Ginger Fox restaurant. All superb high quality food and local wine and ales served. Paint balling, go carting, golf course nearby. Albourne vineyard less than 5 min drive. Bus stop to Brighton 1 minute walk (takes 25mins). Nearest station Hassocks (10-15 min drive) with direct lines to Brighton and London and Gatwick. Drive to Brighton in approx 20 mins. Local farmshop 2 min drive down the road. Local shops & pubs in Henfield approx 5 min drive or Hurstpierpoint approx 7 min drive. 20 min drive to Shoreham-by-sea, a quieter beach location.
The boundary to the property is not always fenced in, there are areas where it is only roped to define the boundary so if you are bringing a dog, please ensure dogs are kept on leads or you keep an eye on them when they are outside. In the winter months, the outside table & chairs and sofa are put into storage.

We had a fantastic weekend here with friends! The house was absolutely beautiful, spotlessly clean, and had everything we could have needed. The hot tub was a real highlight, and the garden was lovely to relax in. The bedrooms and bathrooms were spacious, beautifully presented, and very comfortable. There were plenty of thoughtful amenities, and the instructions provided were clear and easy to follow. We couldn’t have asked for a better stay and would happily recommend it to anyone. Thank you for a wonderful weekend!

There were 7 of us here with a dog. Beautiful rural location. Beautiful spacious house. Very beautiful garden. Squirrels 🐿️, all kinds of birds. Enjoy the outdoors with a hot tub, BBQ and pizza oven. A large supermarket is a 15-minute drive away, and a smaller one is 5 minutes away. We felt like guests in nature. Thank you, Lucy and Will, for letting us stay here for a few days!

We stayed at Lucy’s listing for a family wedding. The house is absolutely lovely. The grounds are amazing especially if you have children. The wildlife was beautiful to watch in the morning, the house has everything you need and very spacious! Would love to stay here again one day. Thank you so much x

A great house for a few days away with the family, plenty of space for everyone, a well kitted out kitchen. Will and Lucy left lovely treats for us and an excellent booklet with lots of information about the house and things to do nearby. The garden is lovely and teeming with birdlife. We enjoyed the walks nearby and the farm shops. Lucy was brilliant at communicating and answered the couple of questions we had very quickly. Lucy went to so much trouble to ensure that the house was nice and cool for us when we arrived, a relief from the 34 degree heat in London. Would recommend for a family seeking a special holiday together in lovely countryside but with easy access from London.

What can I say? An utterly magic place. Lucy was so friendly, the house has the kind of laid back charm that makes you instantly relaxed, and, as we stayed during a heatwave, we cancelled ALL our other plans, and simply lay around in the shady garden for three days, as happy as clams. Brilliant place to BBQ, too: fab outdoor set-up and large table. In short: the dream.

Property Manager Terms
- For a full refund of the nightly rate, the guest must cancel within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (shown in the confirmation email).
- For a 50% refund of the nightly rate, the guest must cancel 7 full days before the listing's local check-in time (shown in the confirmation email), otherwise no refund will be given. If only 50% of the reservation has been paid, no refund will be issued and the remaining 50% will simply not be charged.
- If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
