PLEASE NOTE: There are ongoing commercial works on the ground floor of the building, and noise may occur throughout the day. During active work periods, noise levels on the 1st floor can reach approximately 68–72 decibels, with reduced—but still noticeable—noise on the 2nd and 3rd floors. The works are not constant and may vary in both intensity and timing.If you think the noise might affect your stay, it may be best to book after the works are completed.

The space provided was beautiful. The surrounding area is very walkable, there are a lot of amenities nearby, and accessing the building was easy. Some grievances were that the provided towels smelled of mildew, there were stains on the duvet in the primary bedroom, and the high chair provided did not have all of the proper sections so that I could safely buckle my baby into it to use during my stay. Additionally, there was a mention of potential noise, but a notice for construction should be specifically stated for guests as that is within the control of disclosure, unlike regular street noises and everyday occurrences.

We stayed here from 15–30 November and had a pleasant, comfortable experience. The location was very convenient, with buses nearby to reach Orpington station and easy connections into Central London in 30-45 minutes. There were plenty of food options around including Subway, McDonald’s, Greggs and a large Tesco and Sainsbury for groceries. The neighbourhood was quiet, making it great for rest days. We appreciated having a working heater, air-con mode for drying clothes and a washer-dryer with laundry pods provided. The digital lock made us feel safe and there were enough power outlets for all our devices. While the heated racks stopped working after a few days and some areas (like kettles, bowls and the rooms) could be cleaner, the apartment was spacious and comfortable overall. A few extra floor towels would also help after using the bathtub. Overall, we recommend this place for its safety, convenience and easy access to food and groceries. Thank you for the stay!
