Due to its size (26 sqm, 37 sqm with mezzanine), the flat is ideal for couples and solo travellers, but can sleep up to 4 guests when both the Muji sofa bed and mezzanine floor mattresses are used.

Enjoy exclusive use of the entire studio, composed of:• Living space with an open‑plan kitchen.
• Mezzanine sleeping area with TV.
• Full bathroom with shower.
• Laundry and storage area outside the bathroom.
• Balcony with outdoor seating.
If anything is not as expected when you arrive, please let me know promptly so we can find a solution.
🔑 Self check‑in using a smart lock (instructions provided before arrival). Two sets of keys are provided for comfortable access during your stay.
Guests with REDUCED MOBILITY, please consider:
• The studio is on the first floor, accessible only by stairs (24 steps), and there is no lift.
• The mezzanine is accessed by a spiral staircase and has limited headroom (160 cm). The sofa bed in the main space can be used instead.
• There is a small step into the shower and toilet area.
• Taxis cannot stop directly at the door, as the Old Town is pedestrianised in the afternoon and at night. Drop‑off is at a roundabout about a 5‑minute walk away; the same applies to parking.
Travelling with CHILDREN:
• The apartment has stairs leading to a mezzanine sleeping area, which may not be suitable for young children. Safety gates cannot be installed. Parents are asked to use their judgment when deciding if the space is appropriate for their children.

- Only the number of guests listed in your reservation may stay overnight. Contact us if extra guests join your trip.
- Guests under 18 must be supervised at all times.
- Please treat the space with care. Do not move or remove furniture and items—you may be charged for damages or excessive cleaning.
- Lock all doors and windows when leaving.
2. Respect for Neighbours
- Keep noise levels down, especially during quiet hours: 10:00 PM – 8:00 AM (no loud music, shouting, or gatherings).
- Please do not engage with neighbours—contact us via chat or call in urgent situations.
- Drones and other unmanned vehicles are not allowed without permission.
3. Fire Safety
- No smoking indoors (including vapes), in the courtyard or shared areas of the building.
- No open flames—this includes candles, fireworks, or lanterns.
- Do not cover electric radiators—use the provided airer or thumble dryer for drying clothes.
- Keep communal areas clear—these are emergency exits.
- EV charging (including e-bikes/scooters) from domestic sockets is not allowed.
4. Cleanliness
-Remove outdoor shoes inside the apartment.
- Follow the online manual for rubbish disposal.
5. Pets
- Pets are not allowed unless agreed in advance.
- Approved pets require an extra cleaning fee.
- Pets must never be left unattended.
- If travelling with pets, contact us for guidance on suitable spaces.

We felt very comfortable at Bart's place. The location is top and very central. People-watching from the balcony with a delicious coffee – what more could you want on holiday! Bart even offered us a free late check-out, which was very convenient for us with our baby.

We had a really great stay! This small, cosy flat is in a superb central location and is perfect for observing the vibrant activity in the surrounding area – we particularly enjoyed this in the evenings. However, as soon as you close the patio door, it becomes surprisingly quiet, allowing you to relax wonderfully. Not only is the flat very thoughtfully furnished, but it is also excellently equipped. What's more, everything was spotlessly clean – you can tell straight away how much importance is placed on detail here. Bart is an excellent host: friendly, straightforward, and everything went smoothly. We'd definitely love to come back! Thanks, Bart☺️

Lovely place! Bart was so incredibly accommodating especially for a last minute stay. Clean space, perfectly located in the middle of town. Antibes is so incredibly lovely, and if you are coming you MUST stay at Barts. The balcony is dreamy, opening up to see the provincial market.
