We stayed at Simba House as a group of 8 friends. We wouldn’t hesitate to stay again. It was a perfect location in relation to the beach and all local amenities. The house itself was perfectly large enough for the 8 of us with all required facilities. It was warm and cosy and very modern. And at a great price, what more could we want!

We loved our stay at Simba house. It was great to have friends in town for a getaway. Plenty of space for everyone. The only issue we had was the upstairs toilet was slow to drain the first 3 days, then stopped all together. We messaged the host and they immediately said they would sort it, so we didn't think about it until no one came. We messaged again, they said someone would assist. Nothing. We tried to make it work the best we could but it was a full house and the reason we booked this stay was because there was three toilets, so for 7 days we all had to share two and needless to say we feel like we did not get our moneys worth out of the stay. The day before check out they finally sent someone after being asked three separate times to assist. This felt like they waited till the end of our stay so they were sure it would be sorted for the next guests. An unfortunate situation on what could have been a perfect stay.

We had a brilliant stay at Simba House. Location was perfect, lots of nice cafes, bars and restaurants close by. The house was lovely, gorgeous bedrooms and plenty of space.
The only thing I would say, which other guests have also commented on, but it seems nothing has been done about it. The blind in the bunk bed room needs looking at because it doesn’t shut properly. There also aren’t enough wine glasses for a house that is meant for 8 people. There are just a few essential items missing from the kitchen.
We would definitely return if coming to Saltburn again.

The house is in a fabulous location for visiting Saltburn-by-the-Sea. It has everything that you need within walking distance, a beautiful beach, park & gardens, lovely shops, a supermarket, restaurants and the train station if you want to travel further a field. The house was perfect for our needs and decorated to a high standard. We didn't need to use our cars during the whole trip and the parking was free in all the streets around the property which made it really easy. The Guide provided by the host was really useful, giving information about the area, restaurants etc.. It was our first trip to Saltburn-by-the-Sea but we would definitely visit again. It's such a lovely town with a really good atmosphere. We had children and Grandparents with us and a dog and it suited all of us. The steps down to the beach are a bit steep but there is a cliff tram for anyone with physical challenges. It was the perfect end to the summer holidays and we were really luck with the weather too!

Empty promises from other reviews, still no wine glasses, scissors, oven mitts and just a single oven rack. Not an issue for us, drank wine from a normal glass instead, had brought scissors and oven gloves with us and had a couple of wonderful takeaways from the amazing food places nearby (curry from Spices was absolutely delicious!)

We enjoyed the property's spaciousness and excellent location. Check-in was smooth, and on-street parking was convenient. Yeh kicked table was great for playing games with the family. However, the many pieces of furniture showed wear and tear, and dog hair was noticeable. The kitchen lacked sufficient glasses and wine glasses. Most importantly, the lack of blackout blinds was a significant issue for our baby's sleep. It seems that the blinds are a common issue with reviews and its shame the host hasn't installed any blinds, which would greatly enhance the overall experience.
With some updates and attention to detail, this property could be top rated. We'd stay again if these issues were addressed.

Great house, spacious for 8 people, with a very good size kitchen we could sit round and eat, play games together.
Bedrooms all very large other than the small bunk room which was fine. Beds all very comfortable. Large bathrooms, good water pressure.
Fab location, lovely little town with beautiful coastline, fun beachside, and nice coffee, bar and restaurant options.
A few minor issues: the top room and bunk room only had a slatted blind which does not keep the light out. We did ask about this on arrival.
The house next door had building work that started early each morning.
General cleanliness was good but parts were dusty.
Oven only had one shelf, and no oil, salt etc.

We didn’t have any or couldn’t get any internet on the Saturday so for the children we couldn’t get the tv to work. On the Friday when we arrived and the Sunday when we were leaving it all worked well. It was only a small niggle.

Only fault was the large deposit required prior to being allowed the keys in, we hadn’t realised this and it meant two of our party were stuck outside the property whilst we went through the long process of sorting this out. Not too keen on paying a deposit to a third party when arranged via Airbnb.

We liked the property as it was spacious and suitable for 8 people to stay in. The location was great as it was near the beach and near a lot of restaurants and shops.

The front door was a bit difficult at times but we figured it out. The pillows were not suitable for us as they were quite bulky but we should have brought our own. Some of our family also complained that the beds were a bit soft.

Spacious home, with a great location, walkable distance for everything in Saltburn including the seafront, and the train station. Also well placed for the wider North Yorkshire area. Parking was never a problem, we had 2 cars between us and always managed to park on the road outside the house - given we were a little apprehensive when booking given on-street parking situation, it was absolutely fine. Would book again.

Loved the huge beds, the fluffy towels, and bathroom products. Big comfy living room and large table in the kitchen. Great location with a pub around the corner and restaurants and a supermarket, mirrors uses walk away.

The walk up to the attic room. I am 6 foot and bumped my head on the stairs roof when coming down. Parking is tricky if you like to park outside but plenty of space in adjoining streets.

Lovely house and good location for the town and beach. The three double rooms were very spacious. There was no soap or shower gel in the bathroom or downstairs toilet. We had seen this in previous comments so took our own but it really should be provided so available when you first arrive. The wifi wasn't working for the first day we were there and we received automated replies only when we sent a message about the problem.

It needed a really good clean, a really dirty bin, floors not cleaned properly and a broken wine glass left on the kitchen top. Not enough hand towels for the bathrooms. There was only one shelf in the oven . I did contact and send pictures and was offered a clean, missed the point we wanted it clean on arrival not while we were there.

We considered these points to be niggles, but if you wish your property to be excellent, then these are the things that could improve it.
We enjoyed our weekend, and were very happy with many aspects of the property.

Great location for getting down to the sea, and also just a couple on minutes walk from town and Sainsburys, so was very convenient to pop to for bits and bobs. The house was really well decorated and clean. Would definitely stay again!

Well laid out and very spacious. Downstairs had a nice area at the back outside with comfortable seating and well lit; kitchen was well equipped as was the living room. Bedrooms were spacious and had everything you could want .

I wasn’t keen on the lack of drawers in the bedroom but there were shelves you could use to store things on.

Location is excellent and size of property. Good that there is two bathrooms and washing machine and small courtyard

The broken glass in the courtyard from the busted kitchen window that had not been cleaned up properly, was not acceptable! The property made out that they were going to come and clean up but then didn’t! We had a little boy and two little doggies and this safety concern was not ok.

Cleanliness was not great on arrival, one of the bathrooms and kitchen had not been cleaned well at all, and washing machine was dirty, again they said would come out the Saturday morning to sort with the glass and didn’t.

Equally the cleaner turning up 5 mins before checkout and dumping her sheet bags in the doorway so we couldn’t easily get our bags out was poor customer service too.

Nice property not a great hosting company at all,

Also watch out for the unexpected ask for damage waivers that are non refundable that aren’t obvious on booking.com

In summary it’s a property owned by a large property rental company that don’t actually care, our advice would be to go for a small business or privately owned rental in Saltburn instead !!!

The property had a great location and was well maintained and clean. Unfortunately when we arrived it looks like someone had broken the window in the patio door so it was boarded up which wasn't an issue but might have been nice to forewarn us. Otherwise the home is really nice and cosy. There's a supermarket and loads of pubs and restaurants literally a stones throw away at the end of the street but the street the house is on is still quiet and quaint. The walk down to the beach isn't too bad either down the path/hill or steps. The amusements, restaurant and other facilities down there are great for the size of the place. Highly recommended. Aside from the broken glass mentioned above, the only other things i'd suggest improving is another shelf or two in the oven (there was only 1 so even cooking a few pizzas one night was difficult), and the £250 deposit and subsequent "£10 admin fee" to refund it is a bit annoying and not something i've ever done with an AirBnB before.

Perfect location, a stone throw away from centre and beach not to far either. Lovely home, big rooms, easy heating control, kid friendly, very nice clean and modern.
Two things I will moan about, I think if you are staying anywhere they should provide hand soap in the kitchen or bathrooms, you are technically the equivalent to a hotel and so should treat guests how a hotel would accommodate, soap/shampoo/ body wash would make staying in your air bnb 10/10.
The volume on the remote is broken but thankfully there was a spare remote upstairs.

A lovely house, done out beautifully, high chair etc provided. Very spacious and warm. Let itself down a bit with details and standard of cleanliness in some areas. We stayed 2 nights, and needed to buy washing up liquid and loo roll, and put soap and towel in one bathroom, which was not a big deal but also not what I would have expected.

Lovely place that very convenient n comfortable. Feel right at home. All was working good. We had a little hiccup in the washing machine but a small push resolve the issue. Parking was great as its winter season - low season. Shop recommendation was great , we bought some lovely chocolate for the family. Area was beautiful, great walk to sea front! Host & Stay was very responsive n even send a mechanic to check the washing machine. Would definitely come back again.

My second stay here in the last two months - this is a great house and very comfortable for a group of people.
A lovely touch that there were christmas decorations - felt immediately at home.
As before beds / linens are really lovely and the house is a great find.
We did have a problem with one of the bathrooms that was very effectively handled. Definitely recommend.

Fantastic cottage! Amazing location. Walked out and everything was on our doorstep. Only used the car once!
Cosy cottage, comfortable beds, great showers, felt right at home.
Some kitchen scissors would be useful.
Our ONLY issue was the window blinds - they need some attention/repair. Many have broken cords, which meant standing on chairs/furniture to try and open/close - not ideal, nor safe.
Particularly in the bunk bed/children's room. Where it was broken with no cord accessible at all, and unlike the other rooms, there was no curtain over it.
If the blinds were in good working order, we would definitely say the cottage was faultless!

The house was spotlessly clean, lovely furnishings and the location was brilliant, 5 minute walk to the sea front and 2 minute walk to coffee shops, bars and restaurants. Saltburn is such a hidden gem and we'd definitely book this house again to return.

Parking was good. Tea bags, coffee and toiletries all provided. Excellent showers with plenty of hot water. Plenty of towels.
High end quality furnishings throughout.
Beds super comfy. Very good location.

The room with the bunk beds was not of the same standard as the other bedrooms.
Both couches in the living room were lightly marked and some bedside tables were damaged.

1). Concerns with the shower controls in the en-suite on the top floor. Unable to regulate the water temperature. The shower unit is dangerous and requires urgent attention …. scalding risk !

2). The scaffolding over the front door needs checking and adjusting there is one cross member that is in the eye line of anybody over 6ft walking out of the door.

Very pleased with first impressions apart from the kitchen because of the layout and difficulty with five adults trying to work in it. Sitting eating together is also difficult as the only place to eat is on one side of the island.

House is spacious, clean with little extras such as tea, coffee, washing up liquid, hand soaps all the things we rely on and forget on holiday! Great location, 10 mins (ish) walk to beach, close to station, saltburn is a beautiful town not trashy seaside, European outdoor bar/cafe culture, beautiful beach, great for families and surfing!

Lovely house. Very stylish, spacious and the beds were huge and so comfortable. Very clean. In a perfect location for all the pubs, restaurants, cafes, supermarket etc. We parked right outside the house too. I would definitely recommend staying here, it was perfect.

Great location, 5 mins walk to the supermarket, several nice restaurants and to the beach and Rose gardens. Property is lovely, warm and deceptively spacious. Bathrooms and bedrooms are superb, clean and modern.
Always found a parking space within 50m of the property, just not always directly outside which wasn’t an issue at all. We had a lovely stay. Thanks

A great place in a fantastic location! Wonderful spacious bedrooms and well equipped bathrooms and kitchen. There is a real air of quality in this place that really felt like we had a special place for our mini break. The team were quick to get back to us with any questions and communicated clearly throughout. We would definitely consider returning to Simba House.

This house is incredibly decorated. It is so nice, so fresh and clean, with every luxury aspect you could ever want! The little touches for kids were so thoughtful and made travel with kids so much easier. We absolutely loved our stay here. The location is ideal too. 3 min walk to a large Sainsburys and a 10 min walk to the beach. And we never struggled to find parking in front of the house. Highly, highly recommend staying here.

We stayed at Simba house for two nights in our family social bubble.
Firstly the location is excellent near to the station , shops and the sea front .
The house itself is superb.
The comfort and cleanliness of the house is top spec. My dad commented on how comfortable the mattresses were and how well he had slept . The family bathroom is amazing with power shower and deep filled freestanding bath . My children were arguing over whom would get to go in the bath for a soak first 😂
We had an amazing stay would most definitely recommend. We made home made pizzas using the oven in the kitchen on the first night and ordered delivery to the house from an amazing local Thai restaurant on the second night .Only moan I could make about the entire stay is that more wire shelves need to be bought for the oven as it took up a lot of time cooking the pizzas individually on the one iron rack . The outside patio space is very comfortable and on a night time lit up with the outside lighting is a perfect space for al Fresco dining and a few drinks at the end of a long day.My children enjoyed sitting outside playing card games .
