Family of 7 stayed 3 nights the house is beautiful and right in the centre of the little village, we did 2 of the local walks and the scenery was stunning, we ate in the golden lion which was lovely and had coffees and cakes in the village coffee shop also really lovely i would definitely go again and would have no problem recommending

This is a lovely home in a great location. A good space for 8 adults to get together. The communication before and during was excellent. The beds were a mixed bag. Some very nice and comfortable, ours on the top floor was a bit uncomfortable. You could feel the springs on what felt like a cheap mattress. The sheets and surfaces were all very clean, but the corners and harder to reach places weren’t. Where doorstops meet the wall, had dust webs, the walls were marked throughout, and the corners of rooms had piles of dust. But… It’s an Airbnb with I’m sure a load of people passing though, it could never be immaculate, but it could have felt a bit cleaner. That being said, it was a lovely and comfortable space, i would definitely recommend it to anyone looking for a group get away, and… this is the countryside, so perhaps I’m being unreasonable about cleanliness, it was ok - but not pristine.

The house itself was lovely, and exactly as the photos describe. Garden was fantastic for the dogs. However neighbours were aggressive and rude about car parking, loading and unloading. There was only 1 towel per person for a 4 night stay which was disappointing. All mattresses apart from the attic right hand side room were new and supportive. The other mattress was unsleepable, old, gave me a horrific sore back and hardly slept the whole time. Do not stay in this room if you have back or sleep problems. The fact it hasn't been changed is shocking. The floors and tiles in the rooms were dirty, dead spiders and there was cobwebs all over the showers in the attics as if no one had cleaned them in a month. Some of the drawers and blinds are broken so do not touch and if they fall down tell the host immediately so you don't have to pay for it. Simple things like only getting 2 dishwasher tablets for a family of 8 over 5 days just seems bizarre to me. Remember this is a company not a home.

Excellent place to stay, very good sized bedrooms and the en-suites are extremely handy. garden was a plus side as didnt really know it had a garden, it is enormous! we loved seeing the rabbits. House was clean upon arrival and the kitchen was fully usable and had everything we needed. We will definitely be back! Perfect location for walks and good pubs, especially the Golden Lion.

We really enjoyed our stay. The house is lovely and spacious inside with a nice living area downstairs and a particularly delightful kitchen. Can't fault the location either. The walks and views are stunning, plus there's a good number of amenities in Osmotherly, especially considering how small the village is. The host really should add pictures of their gorgeous back garden. It's huge! Definitely another highlight of our stay. I'd highly recommend this place to anyone.

Lovely location. House was very modern and spacious, perfect for groups. Garden was much bigger than expected which was a nice added bonus. Lots of walking routes nearby. The house had room for two cars directly outside on a driveway area, however we received a note from neighbours asking us to move one of our cars. We were a little confused by this as the neighbours had their own private driveway and would be blocking our car in if they used the second space. Was not an issue though we there was plenty of street parking.

Beautiful house in a beautiful village - and it is very spacious, so ideal for a group of eight. Lots of shared spaces on the ground floor, which allow you to spread out. Comfortable beds throughout, and really nice to have an ensuite bathroom for each bedroom. We would happily return if we were in this area again.

Lovely village with a great pub only a minute away. Great walks around the area and a large back garden, which helped to tire our Spaniel (even after long walks). The house was spacious for 6 + dog and had everything we needed. We parked on the street with no issues (parking space in front of house ok for small cars only). I would recommend this place to stay.

I would particularly recommend the golden lion. this is an excellent Airbnb with good sized rooms, good amenities, nice linens, comfortable beds. really nothing to complain about except a couple of low doorways if you're tall

We had such a lovely stay here last weekend while celebrating my husband’s and son’s birthday. From the moment we arrived, the house exceeded our expectations, it’s so much bigger than it appears and instantly felt warm, welcoming and homely. The space was perfect for our family, with plenty of room to relax and enjoy the weekend together. Everything was clean, comfortable and well thought out, making it easy to settle in straight away. It really felt like a home away from home rather than just a place to stay. We made some really special memories here and couldn’t have asked for a better setting to celebrate. We would absolutely love to return in the future and wouldn’t hesitate to recommend this place to others looking for a spacious, cosy and welcoming stay.

The house is in a perfect location in the village, great for easy access to walks and the local pubs. The only thing to note was a lack of crockery, glassware and utensils. Parking at the house is suitable only for very small cars, others need to park on the road. The house is very well equipped ( especially the kitchen) and had a good wifi coverage. Some areas of the house could do with re-decorating, cleaning was ok but not perfect. The mattresses on the top floor need replacing. Osmotherley church bells chime every 15 minutes ( also during the night). This may be an issue for any light sleepers. Overall we had a very pleasant stay, and hope to return.

Spacious property that is severely let down by poor cleaning, very poor mattresses on the top floors, some decorating issues with flaking paint, poor maintenance of some fixtures and fittings and broken bedroom furniture. Poor communication and lack of effective corrective action from the hosting company further impact the experience at this property. What made our stay so poor was that we raised the mattress and cleaning issues more than a week before our stay, having seen some recent reviews, and the hosting company, who had to be chased for replies, made assurances about cleaning standards and the mattresses that were clearly inaccurate. Specifically, the top floor mattresses are steel sprung with so little padding you can feel every spring. Cleaning standard was poor, we found sweet wrappers and dirty tissues left in bedside drawers, empty drinks can left under one sofas and dried food remnants on the kitchen work surfaces See other reviews with similar comments before booking

We were a group of 4 couples so the 4 double-bed all with en-suites is a perfect fit. The place was great for our group and everyone loved the accommodation and facilities. We'd definitely consider staying here again. Since I booked the house at the end of March there have been a few reviews that mention the top floor mattresses, especially the one in the left room needing to be replaced, also it's a zip-link mattress when the base does not split so adds to the discomfort unnecessarily. As I was responsible for making the booking we took the room with the worst mattress and it is quite uncomfortably thin or tired and this was disappointing for us as when I booked there were no negative comments on the mattress but they had appeared several times since. Hopefully the mattress issues will be sorted. The house facilities and standards are very good, although it could do with a once over to fix minor issues with hooks and fixings that have been pulled away from the wall/door over time.

Location was perfect although the Fridge never got cold enough. The beds on top floor need new mattresses and the bins were all full when we arrived which wasn’t a problem but we didn’t like to leave rubbish overflowing. Other than these small issues the place was clean very spacious. The garden and surroundings were lovely plenty of space for my dog to run about. Overall we’d definitely stay again. Thanks

The house looks just like the photos. Minus the fantastic garden. Unfortunately we didn’t have a great stay. There is parking for 1 car in front of the house but only a small car. The house was clean, but I would say surface clean. The house did n’t smell clean and it felt like it needs a really deep clean (shower heads, carpet cleaning, drawers, under the bed etc). However the worst bit of the stay was the 2nd floor mattresses. The bedrooms on the 1st floor were great and people slept well. However the mattresses on the 2nd floor desperately need replacing. As adults you can feel the springs and the mattresses are flat. We didn’t sleep and are currently seeking compensation as the problem was raised on the 1st morning and no resolution was given for our stay. All in all it felt that the house needed abit of love and fixing up (regrouting the bathroom tiles/fixing the towel and toilet roll holders). Doesn’t need a lot to make the house brilliant. Just not there for our stay.

Amazing location and could have been an amazing stay. Parking was not easy, cleaning was awful and didn't compliment what was an amazing house. There are also a number of maintenance issues that need addressing. We had a problem with the carbon monoxide alarms during our stay and although the response was very quick what was promised didn't happen and no clear guidance but continuous reminders not to damage the property or there would be a charge.

The house was just beautiful and ideal for our family, which included children, toddlers and a dog! The kitchen was particularly attractive with a separate dining room and wood burning stove. Excellent restaurants and coffee shop within a few yards. Also a perfect, quiet play park close by. Garden amazing and the only little fault was that we could have used some more garden furniture as we were so lucky to have glorious weather! Hopefully will try and return next year 🤞

What a lovely cottage in a beautiful village. All six of us staying at Graham House had a fanatastic time. Graham House is well appointed and very comfortable. The bedrooms and bathrooms are large and comfortable, the showers (at least the shower I used) was suitably hot and powerful, there are plenty of sitting areas, the dining table is large and in a spacious room and the kitchen is large and well lit with the skylight. The garden is enormous and full of birds and rabbits. we were able to enjoy the warm spring weather during our stay. We would have no problem returning to Graham Cottage or recommending it to friends. Excellent.

We really enjoyed our stay over the Easter weekend. The house is in a lovely little village - with a number of pubs and a cafe. We also enjoyed a walk to and round the local reservoir (around 20 mins walk away). The house itself was stunning - the kitchen felt much bigger than the photo made it seem. With two living rooms there was plenty of space for us all. The bedrooms were spacious, all with an ensuite. Our favourite bit was the garden. It was absolutely huge and great for the children. It’s a shame there’s no picture of it for people to see. It really was a highlight. We enjoyed our stay and would certainly stay again.

We had a fantastic couple of nights here. The place was perfect for a group of adult friends to spend some time together. The garden is huge and we got some really good views of the moon through our telescope! We also took a walk to the nearby Mount Grace Priory House and Gardens-would recommend. Lovely local pubs just minutes from the house too. There is a lovely big free standing bath at the property too so would recommend packing some lush bubble bath!

Dale’s place was comfortable and spacious, with lovely features like a log burner and modern kitchen. There was ample space for the 7 guests with each room having its own en-suite, and two separate sitting rooms. There are several nice pubs within walking distance of the house as well as various nearby walks. We thoroughly enjoyed our stay!

The most beautiful house in a picture postcard stunning village. The house was exactly as the photos and description, so spacious, lots of room for our two families of four. The kitchen was well equipped and bedrooms comfortable. The garden is an added bonus, it is huge! Gorgeous surroundings and plenty of space for the kids to play. The local village pubs are full of character and great for food and drinks. We loved our stay, this house is really special.

Great location, with 2 pubs serving food within a 2-minute walk from the house. The house itself had plenty of room for the six of us. The kitchen with the orangery is vast and offers garden views, although attention should be paid to cleaning inside the cupboards, crockery, and cooker, as we found many of the cups were heavily stained. There are four double beds, but only the four-poster on the first floor had a good mattress; the others were, in our opinion, of cheaper quality and needed replacement. We were not expecting the lack of hand soap in all the bathrooms, and we have never stayed anywhere else where this is not provided. Even considering the points raised, we would certainly stop here again as they were minor overall and easily rectifiable.

Absolutely stunning property in the most picturesque village with amazing pubs (especially The Golden Lion!). The house itself was immaculately clean, well equipped and even bigger than it looks on the pictures! Each bedroom having an ensuite is a huge bonus. The garden is massive with lovely views even though not noted on the listing. Ample roadside parking. Our only criticisms was the lack of flexibility at all on request to check in early as we were attending a wedding. The host expressed they could not accommodate this due to cleaning needs even though the property was available the night before so we had to pay for another nights stay to be able to check in early. Then again, they offered no flexibility on check out at all. Another slight criticism was some guests noted the beds weren’t comfy in 2 of the bedrooms as these were twin beds pushed together with no mattress topper. All in all, We absolutely loved our stay and will absolutely be back again in the future! Thank you

We had such a lovely stay here - beautiful interiors, each bedroom had an en-suite, TV, and plenty of room! The garden was such a gorgeous surprise - it’s a huge enclosed space, with a fire pit at the end of the garden and lovely views into countryside. The parking space was a bit tight for our car and does include some manoeuvring - it would really be best for a small car, but we had no issues parking nearby so no problems there! We found this place to be great value for money!

Graham house is a large, stylish house, perfect for couples enjoying a walking weekend. Parking is tight for even a small car but we were able to park on the roadside. Please note that there are no courtesy items provided eg a welcome basket, hand soap or hand towels for the downstairs loo or kitchen, so do take your own. The back garden is very well kept and delightful.

This house in Osmotherley was a great find. Right in the heart of Osmotherley, walking distance to the Golden Lion Restaurant and a lovely coffee shop. There’s a little village shop for amenities round the corner too. We walked round Cod Beck reservoir which was about an hours walk. Very pleasant. We spend a day at Fountains Abbey which was stunning, highly recommended. The house looked like it was newly refurbished and decorated to a high standard. The beds were extremely comfortable and each of the 4 bedrooms had its own very spacious bathroom. Each bedroom has a TV, so plenty of TV’s throughout the house. There are 2 sitting rooms, one is like a small games room with a console, the other is a lounge. We would love to stay here again in the future.

Great sized bedrooms with lovely en-suites. The house has lots of character. Unfortunately the flooring in the kitchen let the rest of the house down. We were also disappointed that there was no soap in some of the en-suites, there was only 1 bin bag, the main section of the oven did not work. We have always had a welcome pack with other air bnb’s but didn’t get one with this one. The mattress was old and uncomfortable and I didn’t sleep very well. The house is in a beautiful location with lovely pubs and a nice shop with some great scenic walks close by.

A beautiful house in a perfect location. However the inventory did not match what was in the house, the oven door was broken and didn't close, flooring throughout the ground floor is in a poor condition, crockery & cutlery below the standard of what you would expect for the cost of the property and only mugs, no cups, serving dishes etc not of a size appropriate for a large number of guests, no teapot or cafetiere (there is a coffee machine but that isn't listed on the property details} and insufficient towels for the number of guests. Nevertheless, would consider another stay.

The drive was very narrow and difficult to park on for a normal size car but the neighbours were very accommodating and we parked on the road. There was only one front door key supplied which made it difficult for the guests to go out separately. The house was beautiful and spacious if not a little tired. Lots of character, rooms were stylish and well designed. Bedrooms were all very lovely although one of the televisions in the loft room had no lead so could not be used. The flooring had risen in the kitchen as the result of what looked like a flood downstairs and it had been taped. Huge outside space which was ideal for the children. The area was charming and 2 of the local pubs served great food with lots of atmosphere. We sadly ended up leaving 2 days early as the weather was heavy rain for the remainder of the week. Cleanliness is my biggest criticism, although it was not awful, for the high specification/cost of the house I was expecting a higher level of finish and cleanlines

This is a great house. It has plenty of space and all en-suite bathrooms made it very easy for our party of 7. It also has a lovely, enormous garden, which is not featured in the descriptions. The owners were also happy to accommodate 3 dogs. It is a great location, very central and close to all three pubs and the excellent fish and chip shop in Osmotherley. More instructions for the appliances/heating would be welcome and warnings about the chickens and rabbits roaming in the garden would have been helpful with regard to the dogs. Having said this, it was a great stay and the neighbours are very friendly and accommodating with parking etc. We have re-booked for later in the year for another family occasion. Highly recommended.

Beautifully decorated and furnished house with everything you could wish for including toiletries, condiments, utensils and plenty of crockery etc. The outside space is stunning with a well kept, private garden which has amazing views, plants, flowers and fire pit. We had gorgeous weather during our stay and spending time outside was idilic. Friendly neighbours and village is so pretty. We will definitely be back again...and again.

Lovely house in a beautiful village. My parents live in the village so I am very familiar with the lovely walks, the great ‘Top Shop’ and the fabulous pub ‘The Golden Lion’. Graham house was even better than the photos, a really beautiful spacious house. It suited us perfectly, ( a family of 7 adults and a dog). We would definitely like to stay there again.

We booked Graham House for a family gathering to mark my wife's 70th birthday. The accommodation was perfect, with 4 good-sized double rooms (all en-suite), a modern kitchen and large dining table and seating area. It's also very well located in a lovely village, close to the pubs and great walking on the moors.

We stayed at Graham House for 4 nights. House was absolutely perfect. We were spoiled for choice of bedrooms- as only two couples stayed& we had four En-Suite bedrooms. The wee village was stunning, had a clock which chimed every hour so quaint. Would Defiantly recommend a stay. Vi McAuley.

Tidy and modern accommodation with plenty of space inside, more than enough room for 8 guests. The bedrooms are all huge and nice bathrooms for each room. The living room, kitchen and dining room more than cater for a full house too. Everything worked perfectly in the house and they had more amenities than were first mentioned. We did however have to have a small clean up in the kitchen when we first arrived. Plenty to do locally in terms of hikes and walks as well as a few local pubs only minutes from the location. Only negatives were the parking definitely is not big enough for two cars and the small parking at the back would only fit a tiny car through the gap. The parking of cars at the front of the property also caused issues with some of the neighbours who had purposefully made it quite difficult for us to exit the shared driveway a couple of times. The garden to the rear also has shared access through it although this was not an issue for us.

Lovely place, 4 large bedrooms all with ensuite. Eat at the golden lion, lovely meal. A few things that could of made the stay better was a few Xmas decorations to feel more homely, only one dish washer tablet provided which for 3 days, 6 people was not enough, had to go out and buy fairy liquid and dishwasher tablets, for what We paid would of expected these to be provided. more details could of been added in the welcome pack.

Beautiful house, well situated in the centre of Osmotherley. Four big, spacious, en suite rooms with plenty of space around the dining room table and lounge area to spend an evening. The property has a massive garden, perfect for a sunny afternoon. There is a well stocked village shop walking distance away, as well as pubs and cod beck reservoir.

This is a very spacious house with full amenities, situated in a fantastic location, both for it's views and the numerous pubs within a couple of minutes walking distance. The cafe a few doors along serves a stunningly good breakfast and had good opening hours. However for anyone wishing to self cater, there is a large kitchen and dining room in the property.

Gorgeous Graham house was a fantastic place to stay. Very well maintained and spotless. Loved everything from location to layout. Enjoyed my birthday with my children and their spouses. All rooms were spacious, spotless and beautifully decorated. Perfect for the eight of us and nice that each bedroom had ensuits. and TVs. Everything you needed was provided from milk, condiments, toiletries etc. Amazing outdoor space with stunning views, flowers and large firepit which was well used on the evenings.. Only criticism is there was no outside seating, which would have been nice for patio area. Fortunately we did have picnic rugs and purchased a couple of camping chairs as weather was lovely. We will definitely return and recommend this property for large groups due to the amount of space. Location is great with pubs, shop, tearoom and chip shop within the village and located close to lots of places of interest. Neighbours were extremely friendly and helpful as were people we met walking around the village. We will be back.

Graham house was fantastic, very clean, stylish and everything you need home from home. All the bedrooms were a brilliant size and with good size bathrooms. The space in the house works really well for large groups. Location was great, walks on your doorstep, good location for visiting the local area. Pubs, tea shop, fish and chip shop and local shop were all super and in very easy reach of the house. Our group had a great weekend away and would like to visit again. I cannot recommend this house enough.

We stayed here as a family of 7 with a dog for a birthday celebration. The accommodation really is beautiful; clean, well equipped, spacious and warm. Communication was excellent and access was easy. The garden is huge, our dog loved it and it would be fantastic for children. Parking is a little problematic for larger cars. The village of Osmotherley is very picturesque with 3 pubs, a good fish and chip shop and a well stocked village store. We ate at The Three Tuns and were disappointed but we didn’t try the other 2 pubs.

Thank you for an amazing stay at your lovely house. Whole our group loved everything about it and thought that it was perfect and had everything that we needed. Amazing rooms with ensuite bathrooms. Kitchen had everything that you need to have great stay if youre out or staying in and cooking Sunday dinner. Well accessoried. Beautiful decor and perfect location right in a centre of friendly village, with short walking distance to local pubs that offered nice food. Incredible garden and firepit available. The house is beautiful, everything you need in the kitchen, plenty of space and storage everywhere. 4 great sized bedrooms and all with en-suite 😊 The house is set within a beautiful village, outside space looks nice although a bit too cold to use it in February!
