May Cottage is a delightful property in the picturesque village of Middleton One Row. Aptly named after the 'one row' of properties overlooking the village green and the bank of the River Tees, the cottage was built in the 19th century and stands out with the perfect combination of original period features and modern interior. Newly refurbished to a high standard, the cottage features three bedrooms, a living room, a kitchen and dining area, a family bathroom, a separate WC, and a private patio.
The space
Tucked away in the sought-after area of Middleton One Row, and just a short drive from historic Yarm, May Cottage is an ideal accommodation for family trips, getaways with friends, and business stays.

Upon entry, you will find the living room, kitchen and dining area, and a WC on the ground floor.

The first room on your right is a spacious living room with a window view of the front garden. Painted in light blue and fitted with two sofas and a large wall-mounted Smart TV, it's the perfect place for the group to relax.

The next room is the open-plan kitchen and dining area, fully equipped with a dining table and chairs, an oven and hob, microwave, toaster, kettle, and more. If you fancy eating out, there's a gastropub within walking distance of the house.

If you walk straight from the main entrance hallway, at the end of the hall, you will find a WC and the back door with access to the patio. The backyard is filled with greenery and features a seating area with bistro chairs and a table.

Heading to the upper floor, you will find all the bedrooms and the family bathroom.

The master bedroom boasts a king-size bed, a desk for work or vanity purposes and a beautiful view of the neighbourhood from the window.

The room next to it is a single bedroom, perfect for children or anyone who prefers to have a room to themselves. This room also offers a view of the street and the neighbourhood through the windows.

The third bedroom is also fitted with a king-size bed and a desk that can be utilised for studies, work, or vanity, with windows overlooking the backyard.

Lastly, the family bathroom is conveniently located on the same floor, featuring a bath with an overhead shower, a WC, and a wash basin.
Guest access
Guests have access to the full apartment. The keys to the property are accessed via a secure key safe and full details will be provided shortly before your arrival date.

There is no parking directly outside the house, however there are free parking spaces on the public road opposite the property, plus two private spaces to the rear of the property.

The property is located within a residential area and as such, this is not suitable for parties, events or celebrations and we have a strict policy against loud music or noise.

The house is attractive, comfortable, and in a good location, but unfortunately our stay was negatively affected by cleanliness issues and poor follow-up from the agents. The property had clearly not been cleaned to an acceptable standard. A bin containing old prawns had been left behind, creating an unpleasant smell on arrival. In one of the upstairs bedrooms, we found used plasters on the floor and medication that did not belong to us, which was particularly concerning. Following our stay, we realised we had left some belongings behind, including a Hugo Boss suit worth approximately £400. Despite contacting the agents straight away on the day of departure,the suit has not been returned, and we have found them unhelpful and unresponsive throughout the process. It's disappointing because the house itself is lovely, but better attention to cleanliness and guest support is needed to justify a positive recommendation.

The property itself is spacious and bright, well decorated and feels welcoming and personable. We already know the area - the Devonport up the road is well thought of and always has customers. Their food is lovely - try the mushroom ravioli, I was still thinking about it on the drive home! The host company were a bit of a letdown in terms of communication. I asked to book an extra day via the airbnb app and received a prompt reply that this was possible, and was told I would receive a link to book. The link never appeared in my chat, and from that point all replies to my follow-up messages stopped completely. Phone signal is poor in this area. I managed to get through to a person on a call, confirmed booking, paid via email link that didn't arrive til 1am, then received messages saying we hadn't paid and were at risk of being kicked out. Called again, chased signal around the house, and was advised payment had been successful. Weird, disconnected communication on the host's part.
