Shocked that we are having to pay a leakage fee of £25 and £10 of that is non as they take this for admin fees!
The outside and stair ways were shabby and as smelt of gas
There was a damp patch in the room

We had a lovely stay. The apartment lived up to its pictures and description. The kitchen lacked a few items but that could be just us. The external appearance of the building should not detract from your stay.
My biggest gripe would be the number of ‘friendly’ emails and texts from Virbo regarding the charges that could be levied against me should we not leave the place as specified…

Great location, very smart flat on the top floor of a terraced house (observation; final flight of stairs are steep with small treads) and only 4 min walk to the station and shops.
View of the sea from the front windows; a short walk across the road and down the cliff to the beach.
Don't be fooled by the tatty entrance to the building; the flat itself is very smart, clean, and tidy, and facilities within are perfect.
This property is a little gem, and perfect for a couple. Overall, we enjoyed our time in a well-maintained property that the owners are clearly (and justifiably) proud of. HOWEVER, there are some aspects that (for us) took the shine off our stay:
Last minute demand from Host and Stay for either £25 "damage waiver fee" or a £250 bond to cover for damage. I feel this should be included in booking details and not sprung on guests as an extra later on; it added over 10% to our costs.
Further "updates" and welcome messages from Host and Stay included references to damages, various fees for late check-out etc. Maybe they have some pretty dirty/careless/rowdy guests, so this is considered necessary for a couple spending two nights in a one bedroom property 🤷♂️
The "guide" provided by "Host and Stay" has some very helpful and useful information. But it also contains "check out procedures" requiring guests to carry out cleaning tasks. (Bag up towels, strip the bed and bag up sheets , pillow cases and duvet cover, empty bins to the outside of the property, wipe down all surfaces with disinfectant) It felt more like a 1970s Youth Hostel, with guests expected to carry out chores before checking out, than a modern apartment stay. I've never stayed in a hotel or apartment that required this, and, at the price point, wouldn't have stayed here if I'd known in advance.

The apartment was in a good spot near the seafront with easy access to the beach, restaurants and shops. It was clean, modern and well equipped. On-street parking was easy and free. It was generally quiet and a pleasant area.
The apartment was let down by the front garden, entrance and the lower stairwell which was scruffy and poorly maintained. The window in the sitting room wouldn't close as the mechanism was corroded.

the day before my stay, i message the host as have not received check in code. i am told i need to fill out a damage waver form to receive this. upon doing this, i find i have to pay £25 extra waver fee, or £250 which i may or may not get back. sneakily hidden away in additional house rules — easy to miss — never seen this on air b and b before.
this puts my back up before we've got there.
upon arrival, their's 40 steps up to the flat. not mentioned in the listing. i am blind, and my girlfriend has a problematic knee, hence 10 minutes to get up and down the stairs each time.
i'd have picked somewhere else if steps were mentioned.
next communication from host is a list of authoritarian house rules for checking out— very patronising, telling us to clean pots with hot soapy water. honestly.
we check out a day early as too much to do before our morning train and don't want to risk upsetting the host.
spoilt our trip. balcony tiny, with a view of car park. please don't stay here!

The cleanliness and the facilities
4 constructive criticisms. 1) I have OCD and the cups in the kitchen didn’t match 2) the light in the kitchen only lit up one side of the kitchen, there needed to be an extra light on the other side of the beam 3) the shower needed to have one of those power shower heads the force the flow faster 4) the common hallway needed to be refurbished as this let down the appearance

Very nicely furnished and well-designed flat. Bathroom to a very high standard. Ideally located for the seafront/cliff walks, and also town centre/food shops. Very quiet, and I slept extremely well. Lovely to have the sea view from the bedroom window each morning. Very handy to have salt, pepper, vinegar, tea, coffee and milk on arrival (often things that get overlooked when packing!) Easy lockbox entry system. Added bonus of internet TV/Netflix, etc (often, when travelling you'll just get a pixellated Freeview). Felt very 'at home' throughout and very relaxed - just what you want with self-catering! Would definitely rebook.
Agree with other reviewers in that the front of the building/entryway does not do the interior justice/looks a little sketchy. Once inside, though, it's a different world! Also agree that the mattress is not the best. My advice: take the lovely throws provided and lay them on the top of the mattress under the bedsheets. Gives some padding and makes it a bit more comfy. Ideally would've preferred there to be proper chain locks on the flat door, given the state of the main building entrance, as a female travelling solo.

Not there long enough but kitchen facilities were good, new and modern with plenty of utensils. The fancy coffee maker didn’t work and we have a similar machine but two pods were wasted.
If we’d arrived late at night I wouldn’t have walked through the door. It was gruesome. The garden was shabby to say the least, the front door disgusting, letter box looked as if it had been set alight at some point. Walking through the door looked like a drug den … carpet in hallway and stairs and landing was dirty, shabby and torn - not even carpet, think it was felt. Wallpaper falling off the wall. Third floor approach to apartment was better… and apartment was modern but the bedroom had a stale odour even though the window was wide open.

Could see the sea
well equipped kitchen& all areas
quiet
convenient for all amenities
comfortable bed and clean throughout
Super heater. Was never cold even though the weather turned cool.
Little extras left around eg shampoo
Needed a long mirror
Needed a hook on bathroom door
Bathroom sink needs to be 6 inches lower or
a small stool to stand on
balcony only cosmetic
Needs a new front door OR a new letter box
as it's stuck open
Power cut one evening about 9.30pm so had
to go to bed early. Unfortunate but it came on about 2am, so disturbed sleep.
Top stairs very narrow

Pleased with the stay overall. The communal area did not set a good first impression and i would be keen to see better locks on the flat front door - Especially as the main front door did not look massively secure.

Although only one small window in the bedroom has a view of the sea, this window is oriented well, and you can see the sunrise over the sea directly from the window in the morning. The room is large, clean and cosy. Because I'm afraid of the cold, I'm happy with the whole-room heating feature of this house.
The address marked on Google Maps is wrong, and I have not found it for a long time. Calls to the host were not answered, and no calls were returned. The host needs to update its location on Google Maps.

Lovely touches like fine crockery, tea pot, quality linens - well equipped. Quiet house and location. Sadly, because it’s in the roof space, windows are too high for a good view of the sea! Annoying that I paid the deposit and only after was told it is ‘optional’. Information is inaccurate and the response of the company to my messages was ‘gushy’ but ineffective. There is no washer or dryer despite these being listed - and I made my choice based on the listing. Otherwise, the place is lovely- just the ‘host’ not in the spirit of Air bnb.

The apartment was very clean and looked just like the photos. Kitchen was nice and everything worked well. Heating worked well. We'll set out and sofa was comfortable. Good location very central. Would go back again if they put a new mattress on. It met my expectations but has room for improvement
The bed was 2 pushed together and seen some action the mattress made noises as you moved. You could hear the springs .Entrance hall had damp and wall paper coming off the wall and dirty carpet. The shower wasn't thermostatic and not very good. Put the TV on Netflix on Saturday and it told me there was too many people watching it but I could subscribe for another £3. Don't think so😞

Just come back from a 3 night stay at the Emerald Hideaway over the New Year weekend . The apartment was clean , warm , fresh and well equipped for all our needs . The decor was modern and it was nice to have a coffee machine as well as other teas , coffee and milk. plus the shampoo and other lotions in the bathroom . Plus only a 5 minute walk to the shops , pubs and beach . Will book again in the future.
Don't let the communal hallway on entering put you off . It just needs a touch of paint and a new carpet then I'd say would be perfect .

Clean, decent apartment with most of what you'd need for a week stay
Unclear instructions as to the location - hard to find, google maps shows the wrong building. Photo of actual entrance attached below, it is house 52, and you are flat C on the top floor.
Hidden costs around a security deposit (£25 for an insurance policy or a refundable £500 deposit) this is hidden in the apartment listing.
No freezer.

Apartment itself was clean and WiFi was good
Be advised, this host will want a £250 damage deposit fee on your credit card, then a £10 (ADMIN FEE), just to give you the entrance codes, in still waiting for my £250 back 9 days later, Access up to the apartment on 2nd floor is up filthy stairs covered in dog hairs, wallpaper hanging off and dog in 1st floor apartment and it stinks.. A proper crack den.. Not been hoovered in ages... I'm still staying in this area for work but I won't be using this place again, not for me these high fees and crack den staircase.

Absolutely amazing location. Quick walk down to the beach and pier, equally short walk into town for supermarket, trains, buses.
The apartment itself is well decorated, clean and tidy.
Saltburn beach is very under rated, long with soft sand.
Parking can be a little chaotic, but there is plenty within a short walk.
Very minor point, the entrance to the main building is a little shabby.

Enforced damage waiver insurance, front door insecure, dirty stairway, small dirty stairs a trip/fall risk, multiple fire risks - no fire extinguishers or fire blankets, poor quality mattress, no welcoming note, dirty chipped cups, no sea view from settee or bed, balcony in kitchen unusable and no view,

Flat was more or less as described. However, bed was quite uncomfortable (two single mattresses not a double), and location isn’t as per instructions - luckily a neighbour came out and directed us to the correct property (it’s one of the period properties on the street, not the newer- build block that the directions suggest. As per other reviews, entrance hall is very dilapidated - very dirty and a bit damp. Flat itself was basic but ok for a short stay.

The flat is clean ,modern and comfortable. But the building , garden , front door , hallways and stairs are very scruffy , damp and run down. Very offputting. I had no hot water for most of my stay ; other reviewers have had this problem before.
I booked through host and stay. Never again. Their systems are over complicated , I received 18 emails during the process and they are hopeless at resolving problems. The whole insurance/deposit system is a rip-off and it has taken me 13 days to receive the refund of my deposit , despite their t and c saying refund in 7 days.

The place was really quiet and chilled, just what we wanted. The whole place was very nicely decorated, the bedroom felt relaxing and private and the kitchen was well equipped. It was slightly missing on a few practical things (like side tables in the living room and a larger mirror in the bathroom).
We had trouble finding the actual building, mainly because the gmaps location provided was of the next door flats. Thankfully a friendly gentleman pointed us in the right direction. I also had trouble loading their guide app/link because I didn't have a great phone reception, so had to struggle to find the correct apartment. It would be super helpful also to provide more details on the local area. The locals are really helpful however and we got some great tips for places to eat/drink and explore from the man who helped us out when we were wandering around the flats carpark trying to find the front door.
Overall though, a great weekend. Thank you!

Location after we found it
Condition of the outside of the property and the old door entrance. Condition of the staircase was shocking the carpet was a trip hazard waiting to happen, 2 nails on each step held the torn carpet together. Wallpaper hanging off walls, dog hairs covered the carpets hadn't been hoovered or cleaned for months

Lovely location and the room was as described, clean and had everything we needed.
3rd floor room wasn't ideal with a dog and when we use Host and Stay again (which we will!), we will look for a ground floor apartment. The lobby, hallways and stairs were horrible, old wallpaper and paint falling away, damp etc, which is the only thing that lets the experience down a little. If that was tidied up like the room is, would be 10/10

The Sea view and it was very quiet. The apartment was nice but I don't think it was worth what we paid. Just needs a bit of attention.
The 3 flights of stairs, the state of the hallway was in need of cleaning and decorating but the apartment wasn't what the stairs showed it was OK once inside. The balcony we didn't use because it just looked out onto the flats across and no sea view. The sink in bathroom was too high also mirror in bedroom. There's no freezer and it looked like it didn't fit in the space. The bed was noisy and the mattress was lumpy also they were single ones I'm guessing was easier to get up the stairs? No where to sit and do hair had to stand at the mirrors which for a 5ft 3 person I couldn't see bottom of hair. Had to use the one in the hallway. We won't stay again but just because the stairs and not having anywhere to sit out unless climbing 3 flights of stairs with a bad back.

Very cosy apartment which was beautifully decorated and in a fantastic location (close to both the sea front and plenty of bars / restaurants / shops). Facilities were great, there was everything you would need and tea / coffee / sugar/ milk / shower supplies were provided.
The building itself (leading up to the apartment) wasn't as well kept and the stairs were very narrow and difficult to walk up / down. Cupboards were already full with stuff so there was no where to put any shopping and the handwash in the bathroom was watered down.

We really enjoyed our stay at this property in Saltburn. Although the instructions were very clear and detailed we managed to miss which flat it was in the building (it's the one on the top floor). The property is newly refurbished and in a great location near the sea but a short walk to shops and restaurants. We didn't have any problems with parking but the streets did get busy, especially on the weekend. There's lots to do in the area as it's well located for the sea and countryside.

Beautifully decorated. Lovely location. Pet friendly.
There was only one fork in the cutlery drawer. Minor issue I know, and as luck would have it I was on my own as my partner couldn’t make it. Had to re-tune tv several times. Nothing major obviously, just little things. On the whole had a well needed break in a lovely apartment. Would definitely come back x

Our short stay was really nice and the communication was clear by the management company that run this. At first glance the building is unkept and even the hallways of the shared flat entrance is a little run down. As you make your way to the top it cleans up and then the flat in itself is as pictured. Mind the last 2 flight of steps as each step is quiet narrow. Location is good for beach and town access, parking is ample and the property has plenty of amenities. We would stay again for sure.

Right on sea front, loved the veiws. Close to shops.
Very disappointed with the landlord. He was informed that the television was not working, and said he would come in the afternoon, but despite waiting in all afternoon he did not turn up, same again second day..

It was exceptionally clean and tidy, all the furniture/plates etc were for a very good quality and the location was wonderful.
It was difficult to find. The link in the virtual guide book and the one in the confirmation took us to two different locations. Neither were the property. We were able to find it eventually by calling the office but it added a lot of unnecessary stress. Also the code for the keyboard we recieved was incorrect which again made arrival more stressful.

lovely apartment perfect for a couple quite spacious and great decor. Almost everything you could need was provided.
Entrance was a little off putting although I realise this is communal area for other apartments in the building.
no full length mirror available and the toilet seat was extremely loose with no way to tighten up.
also think the ‘balcony” is deceiving in advert.

Great location with everything you need for a comfortable stay. The front door and staircase are rather off putting and definitely need some work/attention/cleaning. The communications from the hosts were fantastic and readily available. The shower facility was the only thing that bothered us inside of the flat and the screen definitely needs fixing.

Lovely peaceful stay in a great apartment. Location was great for everything. Very quiet during day and night.
Would just chose to stay in a different apartment due to lack of sea view. Would chose one on main road for that reason.

What a fabulous place! The location is perfect as long as you’re OK with 3 flights of stairs. The flat is very welcoming, comfortable, well appointed and clean, there’s information available on where to visit and a great walk along the coastal path. The town offers lots of artisan shops as well as a Sainsbury’s and train station at the top of the road. We’ll definitely be back to explore this lovely town more. Thank you 😊

What a fantastic apartment with a sea view. Thoroughly enjoyed my long weekend in this place which was spotlessly clean and every need catered for. Would highly recommend.

really clean and pleasant inside, quiet - had a great sleep… view was lovely and location was great
the entrance to the venue isn’t very nice - appreciate it’s a shared block of flats but it’s not got much kerb appeal.. the inside and outside don’t match

This is a great little flat. Ignore the access and common areas of the building, which need some serious attention. But when you get inside, everything is lovely. Comfortable, good bathroom and kitchen, well-equipped, everything works. Perfect location, between the beach and town centre.
Hosts were attentive to my requests/changes and very kind. Also, I asked for more glasses and they were delivered fairly quickly.
The suggestions below may not make any difference to a lot of people, but they did to me. It was SUCH a nice place, I just think that a couple of tiny details would make it perfect.
Lastly: Please note, the flat is 3rd floor with no lift and the last flight is really steep. Don't know how I would have gotten my case up there without the aid of my son. Just saying, in case you're a senior, like me!
Suggestions:
Hooks! Hooks in the hallway to hang your coats; hooks in the bathroom to hang your towels (not even any towel rails); hook on the back of the bedroom door to hang... whatever.
Mirrors: A mirror over the basin in the bathroom would be a basic amenity. ANY mirror, actually.
Lighting: in the kitchen. One stingy bulb in the ceiling makes the kitchen dim and dingy after dark. Can't see to do anything! A decent light fixture with say, 3 bulbs, would make such a difference.

Lovely apartment, exactly as it looks in the pictures. Beware AFTER you have paid you'll get an upsell email trying to get you to buy overpriced insurance at more than 10% the cost of the rental. You don't have to pay (we didn't) but you have a series of tick boxes confirming you are responsible for everything from spills to what goes down the toilet! I don't have any problem with id verification, but this seemed a bit much.

The location and layout and the flat itself was brilliant comfy sofa and very quiet.
The mattress... very uncomfy can feel the metal bits through it. Really not comfy and both slept badly on it. Was a shame as everything else we loved. Oh coffee pods to go with the machine would of been good as a bit pointless without.

Really lovely apartment and perfect to access the beach and town. Plenty of parking outside and close by.
We’d booked for the sea view restaurant and this was a perfect location to walk there and back!
It is on the top floor so a couple of flights of stairs but once you open the apartment door, the place is lovely and really lovely welcoming feel to the apartment

The photos are not an exaggeration, the apartment really is that nice once you get into it. Really well stocked kitchen with cooking oil, salt and pepper if you are planning on cooking your own meals. Beautiful views over the sea and a good location close to the local supermarket and restaurants. Short walk to the pier and a good base to explore this part of the world. Would not hesitate to stay again.

Third time staying with Host and Stay, the flat was clean, warm and relaxing. Location was perfect, another Jewel street location with easy access to the beach. Everything was to our liking.

Old building but the apartment on the third floor is clean and spacious.
Saltburn by the sea has an old-fashioned style about it which is not unappealing. Excellent fish and chips down on the front.

This is a lovely little flat, in an ideal location, close to the sea and the train station in Saltburn. My only criticisms are; the sink in the bathroom is a little high - I’m only 5ft and it was a bit awkward reaching up for it - and there’s only one seat at the kitchen table, which means you can’t sit at the table for a meal in if there’s more than one of you. Otherwise it’s a cosy little nook with everything you could possibly need.

1st time here and Saltburn which had everything we like walks, beautiful beach, pubs and nice places to eat. Emerald Hideaway was ideally situated central to everything so ideal location. Lovely apartment clean and comfortable and everything you’d need to enjoy your stay including comfortable bed with stunning view from the window . Our only negatives were as people who are not tall (5ft 7 and 5ft 4) the bathroom sink was far too high making it awkward and uncomfortable for us to use and also for over 60,s as us no shower mat. All in all tho a fantastic most enjoyable weekend in a lovely apartment.

The apartment is very well equipped, clean, comfortable and cosy. A great base for exploring the surrounding coastline.
The Nespresso coffee machine and a generous selection of pods was a nice touch. Thank you!

Amazing place and as described, however there was a neighbour below that played really loud guitar until gone 3am over the weekend. Please consider taking ear plugs and some sleeping pills.
That said am sure it was a rare incident. The place was immaculate and located right by the sea. Hosts have been very friendly too, it’s a shame the weekend was ruined by some idiot with a guitar.
