The space
The Ivanhoe Retreat is a lovely property in a popular residential area, just off of the famous and trendy Lark Lane.Spread across two floors, you have access to an open-plan living, dining and kitchen area, one bedroom and a family bathroom.
As you walk in, the door to your left leads to the open-plan living, dining and kitchen area. Boasting contemporary decor throughout, The Ivanhoe Retreat is beautifully designed with huge sash windows allowing tonnes of natural light, attractive wooden flooring and wooden kitchen cupboards. Perfect for home-cooked meals, the built-in kitchen features all essentials including an integrated fridge/freezer, oven, hob, microwave, Nespresso coffee machine and more! A washing machine is installed in the kitchen and is free to use for your stay.
Head downstairs to access a clean bathroom fitted with a WC, a wash basin and a bathtub with an overhead shower. The bedroom is located right next to the bathroom and is fitted with one double bed for sleeping two guests and a wardrobe for your clothes.
The Ivanhoe Retreat sleep up to 4 guests with an addition of a sofa bed in the living room! We welcome couples, business travellers and family stays.
Whilst the living room boasts a lovely view of the neighbourhood, we highly advise parents to supervise their children, as the sash windows are positioned at a low height and can be fully opened.
Guest access
Guests have access to the full apartment. Access to the apartment is via a secure key safe and full details will be provided shortly before your arrival date.Free on-street parking is available in the surrounding streets.
The apartment is located on the 1st floor of the building which is accessible by stairs. The apartment itself consists of two floors.
Other things to note:
• The apartment is located within a residential building, as such this is not suitable for parties, events or celebrations and we have a strict policy against loud music or noise.
• We are unable to host groups of guests under 25 at this property.
• The check in time is 3pm and check out is 10am - unless told otherwise please stick to these times. An unauthorised late check out will incur a charge.
• Smoking is strictly prohibited and will incur a deep cleaning charge upon check out.
• Kindly note that we cannot accept parcels delivered to the apartment’s address and cannot be held responsible for any lost/damaged items. If you do require a parcel to be delivered during your stay, please contact us for our office address.
Lastly, please note, during exceptionally busy periods we may need to gain access to the property to complete maintenance works. This is to keep the property in good order for your stay. We always give 24 hours notice of this unless there is an emergency which needs addressing sooner.

The location was incredible and we throughly enjoyed being so close to Lark lane. The apartment is very well equipped and spacious and perfect for us to use as a base during our visit. The hosts were very easy to get hold of and responded almost immediately when I requested some help.
There was some confusion with the location of the spare keys and the main keys were not available immediately on arrival. I was able to contact the team however and they were very reassuring and helpful.

Great location, great stay, if you want cafes/pubs/restaurants on your doorstep, large park and easy bus routes to town. Flat is in an old building ,it could have done with an airing before our arrival, musty smell improved by day two. Otherwise clean, modern apartment. One negative,We could not check in on line until we paid £20 damage insurance, or £150 holding fee. Not spotted in original booking info.

Additional rules
• We do not allow stag and hen nights in our property as it is in a residential building. • Any fobs which are lost during the stay will be charged at £50 per fob. • Collecting the keys before 3pm is strictly forbidden unless otherwise arranged and will be subject to a minimum charge of £20 per hour or part thereof, for the delays in cause to our cleaner’s schedule. This applies to dropping the keys back later than the check-out time of 10am. • No large groups under the age of 25. • Guests will be charged £100 if there are any signs of smoking on the property. • We highly advise parents to supervise their children, as the sash windows are positioned at a low height and can be fully opened.

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
