The space
Liverpool Georgian Retreat is a welcoming one-bedroom apartment in the Georgian Quarter of Liverpool. The spacious king bedroom is the first room you can access upon entering the apartment from the hallway. Uniquely designed with lovely art pieces and wooden furniture, the bedroom feels relaxing with its dark green colours, while the rest of the place is a warm peachy colour, making it cosy and inviting.The family bathroom is right next to it, featuring a bath, a WC, and wash basin.
The open-plan living and dining area boasts a comfortable sofa bed and wall-mounted Smart TV. You have plenty of entertainment choices with a Disney+ account on the TV, along with Samsung's Freeview, providing access to a selection of live channels. You are welcome to use your own account for streaming other apps.
The fully equipped kitchen is complete with all your basic needs for a homely stay.

Guest access
Guests have access to the full apartment. Access to Bedfod Living is via a secure key safe and full details will be provided shortly before your arrival date.Free parking for one vehicle is available.
Other Things to Note:
• The apartment is located within a residential building, as such this is not suitable for parties, events or celebrations and we have a strict policy against loud music or noise.
• We are unable to host groups of guests under 25 at this property.
• The check in time is 3pm and check out is 10am - unless told otherwise please stick to these times. An unauthorised late check out will incur a charge.
• Smoking is strictly prohibited and will incur a deep cleaning charge upon check out.
• Kindly note that we cannot accept parcels delivered to the apartment’s address and cannot be held responsible for any lost/damaged items. If you do require a parcel to be delivered during your stay, please contact us for our office address.
Lastly, please note, during exceptionally busy periods we may need to gain access to the property to complete maintenance works. This is to keep the property in good order for your stay. We always give 24 hours notice of this unless there is an emergency which needs addressing sooner.

Very disappointed. Arrived at the place at 11pm for self checkin only to find out that the place was double booked. Can’t get into and stayed on the street with my old parents being cold and tired as we just arrived in the country. Sat on the street for almost an hour to reach out and wait for their solution until they put us somewhere else that has so much street noises. The place was still decent but the windows were too thin that you can hear any street noises clearly, especially with a bar just downstairs. They explained to me that after I booked the place, the owner took it back so they took it off the listing but they didn’t inform me and still sent me all the checkin details, indicating their poor management. Asking for compensation but have not got a proper response since 10 days ago. It’s the first time I ever had such a bad Airbnb experience. Wouldn’t recommend…

This property is in a good location, near to the town centre and multiple cafes and restaurants. One thing to note is that the apartment is on the 3rd floor and the stairs are quite steep. Therefore this is not good for anyone with mobility issues. The flat was also very dark - the decor was not to our personal taste - but also the lighting was quite dim, especially the bedside lights (you couldn't read a book by them). It was clean and it was very helpful to have the free parking.

Additional rules
• We do not allow stag and hen nights in our property as it is in a residential building. • Any fobs which are lost during the stay will be charged at £50 per fob. • Collecting the keys before 3pm is strictly forbidden unless otherwise arranged and will be subject to a minimum charge of £20 per hour or part thereof, for the delays in cause to our cleaner’s schedule. This applies to dropping the keys back later than the check-out time of 10am. • No large groups under the age of 25. • Guests will be charged £100 if there are any signs of smoking on the property. • Host & Stay are committed to our owners so that their homes are protected during bookings. For this reason, we require all of our guests to transfer a £250.00 Damage Deposit (subject to a £10.00 administration charge), or to purchase an Accidental Damage Waiver for £25.00 which will cover you for up to £500.00 of accidental damage during your stay.

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
