Studio Shipyard is a great place to stay. It's location is superb with fantastic waterfront views and within walking distance to local cafes, pubs and shops. It is quirky, full of character, cosy yet spacious with all necessary home comforts. It is clearly a well-loved abode.

A difficult review to write. The house is in a perfect location with superb views across the salt marshes. It is big enough to accommodate two couples easily. We enjoyed our stay very much and there is a lot to like about the house. However, internally it is quirky to say the least. It is not my place to list the number of ways that it could be improved and made safer for guests. An unbiased assessment of all facilities would be helpful and potentially worthwhile for both the owner and future guests.

We absolutely loved this beautiful property: it’s huge, very light, well equipped and just beyond the busy part of Wells but an easy stroll into the town. The balcony was a particular plus and we spent most evenings up there. The bed was super comfy and we also appreciated having two bathrooms and a spare loo, as our bathroom at home is being refitted :). We had wonderful weather and enjoyed a lot of walking as well as excellent food and drink all week. Very highly recommended!

Super stay. What a really interesting house, it was quite surprising, interesting layout with variety of spaces, more spacious than I was expecting. Very well equipped. Great location.

The property is in a fantastic location and the bedroom and balcony are amazing. We would definitely come back - the main rooms are dated but full of character. Great place to stay!

Fabulous location, fabulous property. Wonderful to have such stress free parking in Wells. Would particularly recommend for two couples because of the way the two bedrooms are at separate sides of the property. Worried from photos that the amazing windows in the main bedroom would mean the room would be too light but all were fitted with very effective blinds. Such a wonderful view when the blinds were open though! Sadly the weather during our stay was unseasonably cold and windy but the property was always warm and cosy and there was always plenty of hot water for shower and bath. Kitchen had everything we needed, though the number of great cafes and restaurants within easy walking distances means we never progressed past cheese on toast!

Excellent property, with scenic views over the estuary, away from the busy wharf , but within walking distance of shops and restaurants. Convenient parking. Period property with homely touches and a wonderful back garden. Lots to do locally.

The Shipyard studio is perfectly located in Wells for a quiet stay is this lovely little town. The views are superb; the garden spacious and the house very homey, comfortable and interesting. We wanted for nothing. Even an excellent pair of binoculars were available. The master bedroom and balcony are wonderful. The second bedroom, although small with rather poor quality furnishings, has very comfy beds and a lovely bathroom. The folks at Norfolk Holiday Properties were really responsive and helpful and made our stay even better.

This is a lovely property with a rustic chic vibe ( but in a good way ). A double height living room is flanked by stairs either side that lead to en-suite bedrooms. A dining room, office space and sun room lead off the living room. The kitchen is well equipped. A large garden and off street parking are a bonus. The house had a really nice “feel” to it and we felt very comfortable and at home. The property is far enough out of the centre of Wells to be quiet but you can be in the centre of town in less than 5 mins walk. The scenery and beaches around Wells are gorgeous and we hope to return to this property.

We really enjoyed the fabulous view of the estuary. A very cosy house, great heating (we stayed in February). Excellent range of cooking utensils and appliances, we ate in 3 nights out of 4 and loved the view from the dining area. The master bedroom was really comfy and the shower was powerful, plenty of hot water. Great parking space outside the front door. The walks from the front door are amazing, right on the Norfolk Way. We had a brisk walk on the beach every morning and cam back via the Pinewoods. Wells has loads of great restaurants and the Maltings theatre is 5 minutes walk. Would highly recommend Shipyard Studio.

A lovely stay. We loved the property and the location was perfect for a break in Wells. We found the beds very comfy and the views from the master bedroom wonderful ! Would highly recommend.

We loved it here, we found the view magical. We can’t wait to come back. We went with our toddler and we had an amazing time. We have been going to wells for 20 years and this has been our favourite place to stay

An amazing place to stay. So convenient for the town. The property was very clean, though the decking and table on the balcony let it down a bit. but a plus point , the shower was the best one I've ever been in ! The decor downstairs seems dated but it is someones home , so suppose it's their taste. Would go again.

A very welcoming house in a fabulous location. We had a wonderful time. The layout works extremely well for two couples staying. The outstanding feature is the views from the front of the property. The pretty enclosed rear garden is sunny and peaceful. We will definitely be booking again.

We had a fantastic short break in this lovely cottage. The views were fantastic, the cottage very spacious and comfortable and had everything you would need. We enjoyed lots of long walks and can recommend Socius in Burnham Market and Wells Crab House if you want a lovely meal.

A great quirky place. We felt right at home as soon as we got in. Nice and clean. Incredible views, especially from the balcony and the dining area. Great to have the utility for coming into after walks. Big variety of places to eat within walking distance. Straight on to the coastal path. We will be returning!

The view is what makes this house great. The large windows across the front of the property mean you can stare at the water from every corner of the house. We celebrated Christmas here and the dining room was a lovely place to sit all day and into the evening. The place let’s itself down in terms of comfortable furniture though; the sofa in particular is not pleasant to sit on, which is a not ideal when you’re staying for a long period of time and want to have a movie night for instance. The chairs in the living room are also awkward to sit on for prolonged periods. There is of course plenty to do in the area, so chances are that you won’t be on the sofa very much. The double bed is very firm, too firm for our liking, but we are side sleepers and people who sleep on their backs wil probably love it. Great shower, wifi works well downstairs, walks on the doorstep and just minutes away from great food in town.

Really charming accommodation with beautiful views in the best town on the Norfolk coast. Great walks along the beaches and through the woods with the dog and plenty of dog friendly pubs and cafes to choose from. We had a great stay.
