Perfect spot for a mini break with friends. Great open plan kitchen / living area, comfortable beds, and beautiful grounds right by the river (the tennis court is a fun bonus!). Lovely peaceful location not far from the coast and National Trust properties so plenty to do over a November weekend. Hosts were friendly and responsive and we were grateful for the bottle of prosecco and hand written card on arrival which was a generous touch.

We had a gorgeous stay at The Boat House! The location is stunning and the interior was absolutely gorgeous. It was great value too. In fact, I found myself double checking the booking more than once to check I'd not made a mistake. It was a 10/10 stay for us with everything we could've asked for. The host, Caroline, was brilliant and keeping in touch and making sure we knew where to go and how to access the property. All the check in and check out instructions were easy to follow and we had everything we needed. We'll be staying again in the summer!

Fantastic stay in a lovely location. The house itself was very well equipped and worked well for our family (2 adults, 3 children). Everywhere we wanted to visit was within 30 mins drive (beaches, Norfolk broads, National Trust properties, Bewilderwood). Caroline and Matthew were lovely hosts who made us feel very welcome on their beautiful estate. We will definitely be back.

Amazing place to stay. Perfect for our family with grandparents and two young children. The house is spacious and clean, with everything we needed, and we made the most of the tennis court. Great stay, lovely hosts, beautiful, peaceful location, right next to the river Bure. The boathouse is spacious and comfortable and had everything we needed. Caroline and Mathew are excellent hosts, welcoming, thoughtful and responsive. The tennis court and paddle boarding are a great bonus and added to our enjoyment but the surroundings, they are just idyllic! The village is just down the road, nearest local pub and restaurant is a 5-10min walk and serves great food, you can’t go wrong!

The boathouse and grounds were amazing, beautiful settings, the hosts were really helpful, they provided an in depth information pack for the place and its surroundings which included everything you could need - local restaurants, places to go. Tennis course was an added bonus and it’s right on the river and lock which is a paddle boarders dream. Some beautiful walks to take the dog on as well, we will definitely be rebooking!

Superb location next to the river - so easy to paddle to and from the Boathouse. Lovely accommodation especially the large open plan kitchen and living room. Kitchen was well-stocked too, and we liked that there were rackets provided for the tennis court even though we didn’t use it - we brought our own kayaks so spent a fair bit of time on the water. Super, secure garden at the back but the brick wall by the patio area leading up to it was jumpable by our labrador - we easily sorted out this though by putting the garden furniture along the wall as an extra barrier, but just something to think about if you have an escape artist for a dog! We all loved our stay and the area. Caroline also posted some prescription meds we left by mistake. That was much appreciated and a very kind thing to do. In a 2-word summary - do book!

Lovely location. The barn is right next to River Bure, and it was a delight to walk along the path/ sit on the bench and watch and interact with the people in kayaks etc. The large and well-equipped kitchen was appreciated by the cooks amongst us, and we enjoyed the occasional visits of Caroline and Matthew's friendly dogs!

Exceptional and very good! From start to finish, this weekend break was outstanding! Lovely hosts Caroline & Matthew.. very welcoming and property was immaculate. Everything catered for you. Even provided a BBQ which went down perfectly.. comfy beds and lay out of property was spot on! Plenty utensils, and lovely finishing touches throughout! River opposite which was so lovely to see. Matthew & Caroline sorted some paddle boards which was wicked! Nice paddle to the rising sun for beverages ! 10/15mins away. Tennis court also opposite which was great fun! Rackets/balls all in property!!!! Grassed private lawn area adjacent in garden.. beautifully kept and peaceful. Walks were outstanding.. Wroxham nearby which is lovely area. Plenty amenities.. local pubs for food was very good! Few shops etc.. very pleasant. Neighbour was also lovely… willing to chat and very friendly.. the whole weekend felt just right! This is without doubt the best place we have been for a while. Well done C & M!

The prettiest Airbnb that we have seen. Amazing riverside gardens. So easy to just walk out into an idyll of daffodils and primroses. It helped that we had superb blue skies but it is a beautiful place.

Spent the weekend in this lovely property with family. Great location, easy to access and communication from host excellent. Lovely local area and easy to get to local amenities within a 10-15 minute walk. Would love to visit again during the summer to make the most of the surrounding countryside/river.

Boathouse Barn is a well equipped and immaculately maintained property in a beautiful location. There is plenty of space and it suited our family group of five very well. The beds were comfortable and the underfloor heating kept the Barn warm and inviting, despite a cold and damp December weekend.

We (2 adults & 1 child) had a wonderful week staying at Boathouse Barn! I received very helpful information from Norfolk Holiday Properties before arrival but had no cause to contact them during our stay. The property itself is stunning and in a beautiful tranquil location right next to the river. There is lots to do in the area but we spent most of the time in the grounds of the property or exploring the river by canoe and paddle board. The owner of the property was easily contactable, very approachable and couldn’t seem to do enough to make our stay comfortable and enjoyable. We will definitely be returning!

Beautiful place to stay. Would highly recommend staying. The host was very pleasant told us about the walks and hiring their boat or canoe if we wanted to. Their dogs were loose which is fine but did have to be very careful of driving down the driveway as they came very close to the cars.

Wow what a discovery! Boathouse Barn is set in idyllic grounds. Where else can you row a boat to the local pub?! The photos do not do it justice! What’s more the kitchen is very well equipped for those who like to cook; and the BBQ outside was simple but perfect for our stay. The Barn is close to the Broads and the gorgeous beaches of Norfolk. A real winner of a holiday - thank you!

We stayed, as a group of six, over a long weekend earlier this month. The accommodation was very spacious, recently refurbished, clean and well maintained throughout. The location is superb, with tennis courts within the grounds, a fabulous pub/restaurant (Recruiting Sergeant) a short stroll away and easy access to the Bute Valley railway/cycle path and Wroxham. We all had a great time and would recommend to friends and family.

We had an absolutely fabulous, relaxing break. I spent some time fishing - caught some lovely Roach and a nice Bream - al returned unharmed of course! The surroundings are absolutely beautiful, with nature at every glance. We saw a Grass Snake swimming across the river - I haven't seen one of those since childhood - as well as a Kingfisher, and a beautiful family of swans with 6 cygnets! Sunday was quite busy with very friendly people paddle-boarding so we had a nice chat to quite a few people. In summary, a fabulous break, fabulous location and hoping to return as soon as possible!!

Wow! Amazing location, amazing property and amazing host. So peaceful and calm. One of those places you don’t really want to let others know about as you want it all to yourself! The river is beautiful and the grounds are stunning. It immerses you in nature. Super high quality interior and oodles of space. Don’t hesitate, book it.

Beautiful , peaceful location , super comfy beds, very well equipped. The property was advertised as 3 bathrooms, however there was just one en - suite and one downstairs with bath and toilet . The” third bathroom “ was a small shower in the utility room. This meant the second upstairs bedroom had no toilet facilities . This was very difficult as all 3 couples needed their own bathrooms especially at night

This converted barn is absolutely stunning and set in a wonderfully peaceful location with a river running by. Caroline, the host lives nearby and was very helpful and friendly. There’s lots to do in the area and Norwich is close by with all facilities.

Exceptional communication, Caroline is a great host . Stunning surroundings which matched the Boathouse Barn . Lovely walks in surrounding area . Extremely peaceful , with only birdsong song to hear . Great wi-fi reception. Even the towels were first class . Would recommend that everybody should stay here at some point .

We all absolutely loved our stay, the house was perfect! Could ask for anymore. The location was perfect for us and the owners were great with communicating. The 6 of us were all so impressed and happy. We even used the boat and rowed to the pub, so much fun! 10/10 :)

When you head down the driveway at the entrance, it becomes apparent you’ve arrived somewhere very, very special. And the Boathouse Barn itself is equally as stunning as it’s surroundings. It’s clear that a lot of time and effort has gone into making this a high-quality, well-designed and homely place to stay. The large kitchen and living area was excellent for our group, and though the property is on two levels, the bathroom and one bedroom is on the ground floor, which is excellent if anybody has an issue with mobility/stairs. Caroline was very welcoming and friendly, offering local advice for our stay and welcoming our dog Seb too. Just be aware that gineaufowl are on site if you bring a pet. Location-wise it’s perfect - only a short drive to Norwich, and not far from the lovely coastal town of Cromer. Top tip: book ahead for lunch or dunner at The Gunton Arms (tremendous) or the nearby pub Recruiting Soldier - both are excellent, but booking is advised. Boathouse Barn is a real gem. We had a magnificent stay and would highly recommend it!

An outstanding property in a magical location. The barn is really spacious, stylish and very well equipped. The location is superb being only a 10 minute walk from a great pub and a deli. It is sited behind the main house but has great privacy and is right next to the gently flowing river Bure. We stayed in February when the snowdrops were out in abundance carpeting the surrounding parkland and woodlands. The morning walk with our dog through the woods with birds of prey swooping around, gave an uplifting start to the day. We very much appreciated the underfloor heating too. I would have no hesitation recommending this property and hope to visit again.

We have just returned from the most amazing trip to the boathouse barn. The pictures really don’t do this lovely place justice. The barn is so spacious well heated and cosy, decor was beautiful and grounds that it is set within stunning. The kitchen equipment, ovens etc were perfect for our stay, we had everything we needed and we loved the little touches like chocolate fingers, milk and butter supplied for us upon arrival. Great TV in the living room for those rainy stay at home days, Netflix, amazon prime, itv hub etc. The enclosed garden space was great for our dogs who also stayed. Check in and out was easy and we met Lily who was on call if we needed anything, she was super lovely! There is a great pub just a 10 min walk away called the recruiting Sargent and we also visited the Gunton arms which was a 20 min drive (suggested in our welcome pack). Thank you for making us feel so welcome, we cannot wait to visit again soon!

Just returned from an amazing week at Boat House Barn. Facilities were top notch, property is decorated and equipped to a very high standard. The location is idyllic right next to a very pretty river, short walk to a great pub, easy drive to the coast and nearby towns. Caroline and Matthew were amazing hosts letting us use there canoe, kayaks and paddle boards (great pub on river is a short paddle away), inviting us to pick veg from there garden and greenhouse, offering good advice on the local area and being on hand if we needed anything. We would definitely visit again, can’t fault this property, don’t hesitate to book.

We absolutely loved our stay in this big beautiful barn. There is so much to do here - tennis, canoing down the river that runs next to the property and down towards the pub, walking the beautiful property, and visiting the nearby beaches for a day trip. But we also enjoyed just as much relaxing in the beautiful garden. This place is also just a short drive from Norwich but also walking distance to a small shop & pubs! Caro and Matt were also very welcoming and friendly! Definitely recommend staying here!

Fab location right on the river but also easy walking distance from shops, pubs etc. Caroline was the perfect host and gave us great insider tips on the area. Highly recommend - we could not have asked for more!
