This flat was in a good location, a few minutes walk to local restaurants and shops and 5 minutes walk to the beach. The beds were comfortable. On the downside, the flat wasn't as clean as it could have been, there were no bedside table lamps and no lock on the bathroom door.

There were three of us in 44 Osborne Villas in August. Quiet location, close to the beach, a beautiful street with elegant white houses. The flat has a good layout with a practical, open-plan living and dining area. Tasteful, neutral, minimalist decor. However, there is no Wi-Fi in the back room, and the back room is also very damp and smells that way – especially the entire bed, which is covered in fabric. I couldn't sleep there because of that. My sister then took over the room and managed to cope with the smell, but only because she had both doors to the back garden open almost all the time, even at night. This is hardly possible in winter. The floor of the apartment in the corners and under the beds was very dusty. We only got one towel per person, which I think is a bit too few. There were also problems with the lock on the front door. Only my nephew was able to unlock it. However, after we had sorted out the space, we spent a lovely week there.

The apartment is in a nice location in Brighton, within walking distance of the beach. You can also get to the city by bus in no time, which we found very pleasant. There is little daylight in the kitchen and the living room, which I thought was a shame.

Pros: great location, close to shops, restaurants, bus stop; 15 mins' walk to train station. Cons: bedroom - headboard dirty, pillow cases stained and moldy; hanging rack only for storage, no dresser; scuff marks on the walls - needs a coat of paint bathroom - grouting in shower not cleaned properly, hinge on cabinet door rusted off and door just hanging by one hinge kitchen - adequate but plastic wine glasses (!); freezer compartment was not defrosted so owner had to come in and defrost it before we could use it living room - dirty socks of previous tenant/s found between sofa cushions; quite dark as it is basement flat - needs better lighting All in all a disappointing experience. The flat feels neglected and can be so much better with a bit of TLC. I wish more owners would spend time in their rental spaces to see what guests really need to allow for a pleasant experience. One of the less salubrious Airbnbs I have stayed in, sadly.

Everything was okay, good location. But it could have been cleaner, especially in the kitchen. We had to wash all the dishes before using them for the first time. It was also very dusty and a little musty, as the apartment was in the basement. Dining area for 4 people a little borderline.

A lovely area with bakery, book shops, places to eat, groceries and right by the waterfront. The accommodation was smartly decorated and very spacious for a small place. The beds were comfy. Communication was fantastic. I did have to complain about the cleanliness on arrival because we took our shoes off and all got filthy feet, the floor felt sticky and you could feel the bits and dust on them. I looked at my children's feet and they were absolutely covered. The place had a damp smell to it also, some dehumidifiers and better ventilation is needed. The bathroom smells of urine - I suspect due to not being cleaned under and around the toilet properly. There was no clothes horse for drying clothes, no cleaning clothes, no kitchen roll, only one tea towel and no dustpan and brush. Overall it was a really nice stay and we had a fantastic time, but those simple things could have made all the difference. Added bonus for some toys/board games!!

My second stay at Osborne Villas, it's a really great location to explore B&H from, a few minutes walk from the beach, George Street shopping street and Church Road buses. the king bed is nice and comfortable, and the kitchen has all the basics you need. Sadly this time the place wasn't as clean as the first time we stayed (mainly dusty floors and a few big cobwebs) - would expect more from a managed property. That's easily fixable though. Overall would still recommend.

Positive points: Great location, walking distance to many of the attractions of Brighton. Bakeries and shops close by. Points to consider: The only inaccurate picture is the one from the sofa outside. I was so looking forward to have my morning coffee there but it is covered with a plastic and unable to use. In general it was a pleasant experience if what you are looking for is explore Brighton

A comfortable place in the heart of Hove. Restaurants and shops practically on your doorstep. A pretty little flat with a cute courtyard garden. Clean, comfortable and above all warm! The kitchen was surprisingly well-equipped for a small flat and everything felt clean and fresh with a lovely bath and shower. We had a couple of very small issues which were reported and someone came round the next day to attend to them. By the way there is internet but, perhaps due to it being a basement flat, phone coverage was patchy and internet very weak in main bedroom. Also watch out for the top step going up outside the flat - it’s slightly higher than the others and I tripped twice! Nonetheless overall it was a great stay and we are very pleased. Would book again. Thanks!

A really well located flat in the heart of Hove, close to all the amenities. The bedrooms were a really good size and gave our family of four ample room for a couple of nights. The kitchen's quite small, but everything worked well and we found it suited our needs for a short stay. We would stay here again.

The location is great. Everything for daily use is available. Supermarket around the corner, many restaurants, close to the sea and short distances to everything your heart desires, whether tranquility or hustle and bustle. It is a basement apartment, there is not much with "luminous and muffled light ". From the courtyard you can see walls and a little piece of heaven. So no "watch the world in the morning with a coffee in the courtyard" A pot in the closet had a real layer of grease inside. The headboard of the double bed would also have to be treated against stains. In the bathroom in the area of the tub, some mold stains can be seen and the fan on the ceiling is thickly covered in dust. The washing machine is really great. Unfortunately, we did not find any laundry detergent and there was no way to dry the washed laundry. A larger pot for noodles for 4 people would be great. Overall, it was of course still a nice vacation but for the price the above points should not have been

Had a lovely stay here! The apartment was beautiful and in pristine condition. The location is a bonus as the beach and local restaurants and shops are a walk away. The hosts are super helpful and continuously check in with you throughout the stay - really makes you feel at ease! Would recommend to stay here and would come back too!

⭐️⭐️⭐️⭐️⭐️ My stay at this 2-bedroom flat in Hove was fantastic! Located on a quiet street, it’s just minutes from the beach and local amenities. The location is ideal—quiet yet close to the city's hustle and bustle. Exploring the nearby Brunswick area and sea front was a highlight. The modern, spotless bathroom with a shower over bath was perfect for unwinding after a day out. It is spacious, modern, and beautifully decorated. The open-plan living area with a large corner sofa and flatscreen TV was perfect for relaxing, and the fully equipped kitchen made meal prep easy. I loved the private courtyard. Both bedroom had been comfortable and well-appointed. Fresh linens and fluffy towels were provided, which was a nice touch. Plus, the apartment is dog-friendly, and my furry friend loved it too! Overall, this place is a gem in the heart of Hove, perfect for families or friends. Highly recommend and would love to return!

We really enjoyed our stay and were very happy to be able to extend it. It’s a great flat- spacious yet cosy and very nicely designed. The kitchen and bathroom are modern and pristine, the open plan living room was perfect for us and our daughter. The bedrooms are both very spacious and the doors to the outside space from the living room and bedroom meant we could enjoy coffee outside. The location is perfect for the beach, cafes and restaurants etc. We thoroughly recommend and would happily return.

The apartment was however really grubby (which I spoke to Jessica about and she said we could have the cleaners back). There was however mould in bathroom and bedroom smelt funny. Such a shame as great location, just not worth the ££ in its current state

A lovely oasis of calm and tranquility nestled in the heart of enchanting Hove. With the beach, tantilising restaurants, shops, delightful bakeries, and inviting pubs all within 3 minutes walk. This place is exactly as advertised. I was glad to have met the owners during my stay; their warmth and hospitality shone through as they kindly extended an invitation to reach out in person if any assistance was needed, a gesture that was truly appreciated. We really enjoyed our stay in Osborne Villas. We were well placed for the prom and top-notch ice creams - not to mention Dino-Crazy Golf! - there is a fab pub (The Better Half) just round the corner and lots of handy shops, brilliant bakeries and restaurants. The flat is on a quiet, pleasant road so there's very little traffic noise by day or foot-traffic by night, and the flat itself felt spacious, warm and nicely furnished (stylish, if a little lacking in cosiness). The bathroom and shower are also really nice. Only downside for us was the small kitchen area (we missed having a dishwasher!) and it would have been good to have had a blackout blind in the front bedroom where the children were sleeping.

Flat is beautifully decorated, fab location, comfy bed and nice living space to relax in. I think it’s a shame to charge extra for use of a high chair (or cot) as having these available can make a big difference for managing logistics for parents. But was very grateful dogs were allowed! Overall would definitely recommend staying in this lovely spot.

I booked this for some of my family to stay in when visiting me. It is a beautiful flat in an excellent location, minutes from the beach and great restaurants, bars and cafes. The only negative was the Wi-Fi signal was a little patchy. The host was really friendly and responsive. The kitchen had great utilities and everything you’d need to cook. Highly recommended for anyone coming to stay in Hove ❤️

We had a great stay - the flat was spotless and well decorated, kitchen equipped, great beds and lovely little private courtyard. The location is in a nice residential road close to the high street with lots of bars and restaurant. The beach is few minutes away for a nice walk, a swim or both. Would love to come back soon.

Pros. Lovely flat in a great location, good size rooms with plenty of space. Close walk to the sea and local bars and restaurants. Felt a very safe area and didn’t really have an issue parking. Good communication with the management company Cons. There was a lot of noise from the upstairs flat on one occasion starting at 6am. Unfortunately the flat had a very musty smell. The bedding felt damp and cold to touch. The smell transferred onto my clothes and had to wash everything on my return. Very few socket points. Comments. Would be useful to have a clothing airer and a crockery drainage board on the sink.

The apartment was spacious. The bedrooms were really big. It is decorated beautifully and has all the basics. The beds were really comfortable. I’ve given it 4 stars because there was some noise from the people living above. It didn’t spoil our weekend, but their dog ran up and down during the day. It’s close to restaurants and a big supermarket and is a half hour walk from The Laines in Brighton.

We stayed for a few months and the flat really suited our needs. It is comfortable and spacious - with enough room to work from home. The little lightwell/courtyard is totally enclosed which is useful with a dog! Airhost were helpful and communicative throughout. The location is great - near lots of restaurants and pubs as well as the seafront.

This flat in hove was wonderful! I stayed there for an extended trip of a month, and I very much enjoyed the convenience of the location (very near the beach and also near bars and restaurants). This apartment was great . Would definitely stay there again. Upmarket, well equipped and clean. Easy check in and communicative host . Great location close to the Brighton and Hove sights and to bus stops, lots of cafes and bars in the area. There is a large Tescos within walking. The sea is also just a block away.

Had a lovely New Year family break. Well equipped and stylish apartment in Hove, good location , near enough to the action but far away for it to be quiet and peaceful. Had everything we needed for a few days away. Centrally located in Hove so good spot for eateries from brunch to evening dinner. Would recommend and would use again if we are down that way again.

Lovely spacious flat in a great location. Would recommend for anyone who wants to be very close to the sea, and also close to the action - but not too close. The street is really quiet and very pleasant. We had a small problem with the key box which got sorted very quickly. All in all, a great stay.

A great flat in a really great location. I loved walking out the door and being on the beach in less than 5 mins. Lots of great pubs, cafes and restaurants within easy walk. Plus it’s only a brief walk to the station and to Bright town centre. Decent sized rooms and the kitchen is small but really well kitted out with literally everything you could need.

I very much dislike negative feedback. In fact I live in fear of it having my own business. The problem with this stay is the hosting company did not live up to the mark. The apartment was amazing though. Super clean, super trendy and in a perfect location. The owners should be proud. There was a small problem, no hot water on the morning of check out, which I am sure could have been easily sorted but I received a generic email after check out saying things would be looked in to, from which I later received no further communication until I reached out on my return. From which I did receive a challenge that I actually reported it with a note saying strange as no other guests have had an issue since. The overriding feel was that I was making things up. I guess when you are paying for accommodation you can expect hot water, and when paying nearly £300 a night you can really expect a quick response, an acknowledgment and an apology and a resolution. Of which I have had none. I just find this level of customer service unacceptable. And accordingly advice the owners of this beautiful apartment to re think their hosting company.

A stones throw from restaurants and shops in Hove, as well as the beach, and only 20-30 mins walk to Brighton along the seafront. Host was really responsive and would highly recommend. 5 star!!

This is a wonderful flat that is only a couple minutes’ walk to the beach. It has all the mod cons and was very clean. There are loads of independent shops, bakeries, restaurants and cafes within walking distance. It’s about a 15-minute walk from Hove station which has a couple trains into London Victoria each hour. Overall we’d highly recommend this place.

Great basement flat close to the buzzing atmosphere and restaurants of Hove. Very close to the beach and an easy flat walk into the centre of Brighton. The flat had everything needed for a comfortable stay. On street parking was cheap.
