The space
This terraced townhouse, nestled in a quiet residential area, is ideally located for exploring Brighton’s best spots. You’ll be within walking distance of the city center, the beach, the iconic Lanes for shopping, and Brighton train station. Nearby, you’ll also find some fantastic local pubs, perfect for enjoying a relaxed evening out.On the ground floor, the spacious living room invites you to unwind with a cozy sofa, two matching armchairs, a Smart TV, wooden floors, and a soft rug. It’s a welcoming space for spending time together or enjoying a quiet movie night. The living room flows seamlessly into the dining area, where a table comfortably seats up to six guests, perfect for family meals or brunch with friends.
The contemporary white kitchen is fully equipped, featuring a dishwasher, a Dualit toaster, and plenty of cookware, glassware, cutlery, and crockery. There’s also a washing machine and tumble dryer for your convenience. Complimentary tea, coffee, sugar, and cooking essentials are provided. From here, you can access the private garden, which offers a paved terrace area and a touch of greenery—ideal for a morning coffee or an afternoon break.
On the first floor, you’ll find two bedrooms. The main bedroom features a king-size bed, wooden floorboards, an original fireplace, storage space for luggage, and a desk, perfect for those needing a workspace. The second bedroom has a comfortable double bed and storage for personal items. Fresh bed linen, large towels, hand towels, bath mats, and guest toiletries are provided. The bathroom on this floor is a standout feature with relaxing blue hues, a freestanding roll-top bath, and a tiled walk-in shower, offering a serene space to relax and unwind.
Up on the second floor, nestled under the eaves, is the third bedroom. This light and airy space has a large Velux window and a double sofa bed, making it versatile for either a chill-out spot or sleeping space for one or two guests. Plenty of bedding, duvets, pillows, and fresh bed linen are provided.
Additionally, the house is equipped with excellent Wi-Fi throughout. A hairdryer, iron, ironing board, and clothes airer are also available for your use.
The location is a true highlight. This residential area boasts great local pubs, including The Geese on Southover Street, known for its award-winning Sunday roast, The Independent Bar for locally brewed beers and fine wines, and Starfish and Coffee Café on Queens Park Road. You’re just a short stroll from the beach, the South Lanes, North Laine’s independent boutiques, and Brighton train station, making this townhouse the perfect base for your Brighton adventure.

The ratings we have given feel a bit harsh if we are only considering the property we stayed in, which was nice, in a good location and the only real issue was that it was quite dusty and only superficially cleaned. The issues we had are all attributable to Host & Stay - the company who run this. They are quick to reply but gave us incorrect information on whether pets are allowed, whether parking was available, whether there was a garden and check-in and check-out times - multiple times. Despite there being no bookings 5 days either side of our stay we were initially told there was no chance for flexibility with times. After we offered to pay for this they were going to charge £77 for 2 hours either side. The owner came round as we were having difficulties with the heating and was very helpful. He told us he could provide parking permits if we asked the hosts. We were then only sent a link to a car park. They called us 1 week later asking where the "permits" were. Felt like A.I.

Beautiful house in lovely Hanover. Walking distance to lots of pubs and town. The house is very homely and beautifully decorated. Beds were super comfortable, shower was lovely and the kitchen was well equipped. We were a stones throw from friends and family so it was perfect for us. Thank you, we will return one day 😊

We had booked two nights which cost over £450. We were happy to pay looking at the lovely pictures. As soon as we arrived we were met with a dusty smell. Going into the living room we were greeted a vase of dead and rotting flowers in the fire grate. The tables were dusty and the sofa emitted dust when you sat down. The ledge out to the garden was dirty and living room rug had multiple large stains. There were numerous mud smudges on wall. In the third floor bedroom there was a large stains in the middle of the carpet that looked like sick or urine. We immediately contacted the host who requested we made a complaint. They told me it would take 7-10 days to look at even though I uploaded ten photographs. I have waited to write this review with hope they would compensate but we are at day 8 now. We left after first night as it was filthy. This company ruined our birthday celebrations. Avoid this property

We had an amazing start at Groove Townhouse. It was just right for 5 of us for a visit to Brighton. The house was super clean, in a quiet residential street near some great pubs, especially the Geese, who do amazing Pie & Mash! We’d certainly choose to stay here again next time we visit Brighton. Finally, Charlie was very responsive to everything we needed leading up to, whilst and after the stay. Thanks Charlie!
