We had a great stay and was perfect for what we wanted (group of 4 close friends) and the others reviews are correct. For the price it was great, great placement we walked everywhere but not loud around the place at all. We did find that a lot of the plates mugs etc needed washing before use, and the apartment wasn't thoroughly clean eg lots of dust under the sofas. we booked for 4 people and were expecting the extra (camp) beds to be set up, but we had to do this (may of been our fault for not asking), duvet pillows etc were of questionable condition. bathroom was clean and nice (comfy enough though). Good place for a quick stay with 4 guests, can do longer with 2. there was slight confusion about check out timing but got resolved instantly at an out of hours time so that was appreciated. All round glad we found this place for the price as it was just what we needed/wanted, but is the price for a reason so just bear in mind what you value before booking, thank you for a good stay :)

A very honest review: Unfortunately, this home needs a lot of work to it. Stains over furniture, sofa with a dog smelling odour, an out of date fire alarm beeping intermittently (replace by March 2026), blocked shower which led to water all over the kitchen floor, faulty door locks, dirty utensils and overall not in a good condition. It was great for 2 people, but I think any more than this is a slight struggle unless the sofa bed gets upgraded. On the contrary, I cannot fault Air B&B and Host & Stay’s support- we received great communication and support for the faults, and had the shower and fire alarm fixed within 2 days of our stay. The location was also fab. With a bit of maintenance this apartment could be absolutely beautiful, but sadly I cannot say I would recommend staying here. Host&Stay were great with looking after us though and we are happy with the complaints being taken seriously. Thankyou for having us and Brighton was a beautiful city.

We enjoyed our stay here although the outside area could’ve used a good clean and there were a few stains on things. A bit musky when entering but not too bad when the doors are open! Great location and super central :)

A great flat, really well located. Good size, very clean and tidy inside and out. Main double bed in the bedroom was very comfortable - the single beds offered were camp beds and not really suitable for longer than a night or two. But the bedding was clean and fresh. All in all a good stay.

I'm sorry for the bad review and I've shared it with Host&Stay but unfortunately this accommodation is extremely dirty, it's not worth the price. The location is perfect, super well located, but between what you see on the listing and what you find on arrival there are a lot of differences, dirty kitchen utensils, infamous cupboards, stains on the sofa and carpet, impossible to eat either inside or on the terrace which are in the same condition, the owner must review the condition and cleanliness of this place. This won't stop me from renting again with Host&Stay, but I'll be more attentive to reviews, as these problems have apparently already been highlighted before.

The flat was not properly cleaned and is not maintained. The pillows were yellow, the mattress was brown, and there were stains on the carpet, sofa, pillows, and even the sheets. Plates were still in the dishwasher from previous guests. Basic supplies were missing, like bin bags and a sponge. A lamp and the kettle were broken, and the bathroom door lock didn’t work so if the door closes fully you need someone from the other side to open the door for you. Some bed slats were broken, making the bed uncomfortable. There were no curtains in the bathrooms, and one window faced directly outside... The musty, damp smell in the entire flat was so overwhelming and probably the worst part. We had to buy cleaning spray to feel comfortable sleeping. Customer service just dropped off new sheets with no further help. Considering the price being charged, the standard falls well below what is acceptable. The location is the only good aspect, but be aware it’s at the top of a hill.

We arrived in Brighton early so we left our luggage at the office. The staff were welcoming and helpful. The cab driver drove us to an incorrect address first but later found the right one. The airbnb was appropriately announced and located at a basement so it was not a surprise to find the few steps to reach it. They were steep steps. Difficult with large luggage but not impossible. Inside, we found the place clean and prepared for our stay. The place was fully equipped. Access to the terrace added light and provided fresh air. Printed instructions were clear and additional information truly helpful. Extra linens and towels were useful too. The area is quiet and peaceful at night. There is a magnificent view of the beach from the top landing. The centre as are many other amenities so walkable. Good bang for buck. Definitely fit for purpose.

Stayed here for about a month, great location, 10 minutes walk from the train station and 5 minutes walk from the beach with 2 supermarkets nearby. The apartment was in a satisfactory condition during check-in with all the amenities listed. One thing to note is that the walls of the apartment is very thin and you can hear the neighbours above when they are having a conversation and even when they are walking around as it is a basement unit. Overall, excellent value for the location and I am very satisfied with my stay.

Airhost for you were extremely responsive, friendly and helpful. The flat was a brilliant location, close to station, seafront, supermarkets and great food and entertainment locations. We would definitely recommend this place for it's location, do keep in mind the climb uphill, can be tiring! Also, watch out for the steps down to the flat, especially when slippery, they are quite steep. The flat was nicely decorated and had all the amenities described. We really enjoyed having the outdoor space to let air and light into the flat. Unfortunately, the flat was not the highest level of clean and there is issue with damp and mould, particularly in the kitchen/cooking area. We made Airhost for you aware of this and they ensured it would be seen to and sent out someone to inspect during our stay. We still had a pleasant stay, despite the lingering smell of mould throughout the home. We hope that the cleanliness and safety is seen to in this lovely flat, as we would happily stay again!

This air BnB was a beautiful absolutely lovely, easy to get too and the rooms were nice too!. I will say though with the first bedroom door the top part of it when you try to shut it is broken, it was hanging off slightly which kind of put us off touching the door. The neighbours were peaceful no noise at all, and it was comfortable to relax in. Would recommend for three or two people in a group or a pair to use this air BnB for a mini trip in Brighton.

Such a cute space! We were only in town for a couple of days but it was perfect for what we needed. Easily accessible to town. I would recommend getting a cab if you’re traveling with luggage from the train station because there are some pretty steep hills. Overall, great experience!

Tired and in need of attention…entrance lacks paint and hiding off the old paint cans behind door..fix the loose handrail. Musty and damp smell throughout, first three channels of tv didn’t work, mattress has roll to the middle, two fold down beds stored in hallway??..outside area needs a good clean and paint..settee has broken leg and split side panel…bedroom door has broken hinges that allow it to come off if closed..didn’t help that the clog dancers staying above seemed to start at night ( requires better soundproofing throughout)…windows required a good clean, especially the doors to the outside area…musty damp smell throughout property. On the plus side…Airhost responded to the complaints and property management arrived to try and fix TV and put air fresheners in the rooms. Having paid near 1000 pounds to stay the week..some of that could be used to improve the experience…it is in a fantastic area, close to the centre and near the major attractions.

The property was very nice , however even through it considered summer right now it was very cold at night , the bed was very uncomfortable and you could feel the springs in the mattress , the people above us were banging and screaming and shouting at late nights and early mornings which made it very hard for us to sleep but overall 5/10

Booked the flat to stay with my mum together. The flat looks nice and has board games and enough space. Location is perfect to enjoy Brighton and Hove. However, we had a few issues. As soon as we walked into the flat it smelt of damp (very strong smell), but no visible mould. Sofa bed is not sofa bed. You get some foldable metal frame bed? Not sure how it looks open, we didn’t use it. I was not able to stay at all as I am allergic to different smells. After spending 1h in the flat I started coughing non stop. Sadly tv signal also didn’t work. My mum ended up sleeping in the flat alone and 10am till 11pm we spent outside the flat. Which was disappointing, as we would have booked hotel then. We did highlight these issues during our stay. The host put 1 plastic dehumidifier in bathroom and told us tv works. We did record tv on our phone as it felt they think we are lying. Overall, first time bad experience with Airbnb.

Great location and easy to find - peaceful street although extreme lack of sound proofing with flat above which sounded like the kids were in our bedroom, could hear every footstep and every word !! Also the entrance flooded every few hours so unless you take wellies, accept wet feet or stay in !! Entrance has steep unpredictable steps, door has no way of pulling closed when leaving. That said, clean, tidy and convenient location,

A lovely stay in comfortable surroundings really easily accessible to the centre and the beach! It is a basement flat so the upstairs can get really loud. We didn’t mind it though and I got to practise my Spanish translation 😂

Great location for visiting Brighton for both a work and leisure stay. Close to the centre, beach and train station...thx basement flat made a great base and was nice and cool during the very hot weather. Really liked the shower too, good for post sea swims!

Had a great time, we love Montpelier so enjoyed the little cafes just a minute walk in the mornings - the flat is super fun would be great for a girls trip, the bed was extremely comfortable and the bathroom was super nice too! ✨

I’d say it is a very nice flat, in a beautiful area, spacious, it does look exactly like the pictures. All issues I had were resolved quickly by the host. The only thing I would say it’s that regardless of heating it is quite a cold flat.

The home was lovely. Had a lot of communication from the host and access to property was nice and easy, with the lock box. The flat was very clean and had all necessary equipment for us to use which was absolutely ideal. The location is great about 5 minute walk from town with lots of shops and 10 minutes from the beach so ideal for a stay! Only thing that I didn’t love was that the outside space connects/ is under the upstairs outside space so if you want outside privacy you won’t have that. But I saw previous reviews of this before so was not an issue for us in any way this trip. Thanks for having us! Would highly recommend and happy to stay again in the future.

It is good to let the next guests know that this is a basement apartment. The front stairs to the house were filthy, as was the bedroom window. The front plants were all dry. Airhost For You is a company-host sending automated replies to queries and rather useless in the moment of need as they work and respond office hours only. The bedroom smells mould. I have repeatedly reported this and asked for my reservation to be cancelled at a reasonable fee, but apparently since the "smell" cannot be documented in picture, I could not receive any support by either the host or Airbnb in terms of my refunding. The request has been considered - I quote - "unconceivable" by the host. However, the bad smell was such that I have cancelled after the 2nd night (the first night I could not sleep there due to a problem of misunderstanding with the road - my fault I went to Montpellier Street instead of Road). Overall, this is one of my worst experiences with Airbnb, and I have travelled the world with it, so very disappointing, especially in terms of the complete lack of understanding of the problem. Also, the cancellation policy stated that I would receive 50% refunding for any night left and I had 4 nights left and the refund was 200 Euros on a total expense of 1400 Euros, and nor Airbnb nor the host were able to provide me with the breakdown of costs, hence I am still unsure as to why I was only refunded 200 Euros. I have also sent pictures of the stairs and window, but unfortunately since I could not provide pictures of the "smell" (I wonder who can), I was not awarded a better refunding. Overall, a very bad experience.

I hate giving bad reviews. I’ve used Airbnb tons and never been disappointed by a property before. Sadly I have to be honest and say we had a lot of problems. The property was not as advertised. There was significant wear and tear to the property, as well as a large patch of mould growing in the bedroom. The rugs were either missing or filthy. They offered to come and clean the rug but we’d just arrived and were tired from 10 hours of travelling. It wouldn’t have made much of a difference frankly. The kitchen kettle does not boil unless you hold it down. The crockery was wet in the cupboards and the pots and utensils had not been cleaned properly. There was also a lack of basic kitchenware. No large saucepan, no wooden spoons, no cheese grater, no jug, etc etc. The walls/ceiling is so thin you could hear everything from upstairs. I asked the host to speak to the upstairs Airbnb customers but the issue was not resolved. I had to buy ear plugs but even that didn’t do anything to cut out the noise and constant banging from 7:30am until midnight every day. The hosts don’t respond after 8pm so if there’s a problem in the evening there’s nothing they can do. The shower did not drain properly and the bathroom and kitchen ended up flooding on the last day. Besides all that the place had not been cleaned properly. The outside space is in need of a lot of love. All in all it was not a good experience.

GOOD: location is amazing, well equipped kitchen with oil & basic spices, comfy bed, quirky decorated flat. Excellent shower. BAD: flat wasn't clean - random bottle from previous guest was in the bedroom. A table runner was filthy and the flat has beige faux sheep skin rugs which are dirty. The flat has a bad problem with damp which is visible in the bedroom. The windows are sealed shut so you can't easily air the flat, and the courtyard area out back has a smelly drain. We also had a loose light fitting in the bathroom. Considering they charge a cleaning fee of £94 I was quite annoyed. Furthermore the sound insulation between the flat and the flat above is non-existant, meaning that when people upstairs make noise it's like they are in the same room as you. This also means that there are lots of aggy signs everywhere about not making noise to disturb neighbours. SUMMARY: would not book again. Maybe OK if you are literally just using it for a bed, but it was not as clean as I expected considering the considerable cost. Probably one of the worst airbnbs i have booked.

The flat is nice and attractive and in a great central location BUT myself and my mother were disappointed by two things. Firstly, despite it being the weekend of storms across the whole of the UK, the flat was stone cold when we arrived and even when we turned up the heating there was no working heating in the kitchen or the bathroom for the whole of our stay. And I notice now that a previous guest had also raised this issue. Also, the flat is advertised as self check in but after booking we were told we had to collect tickets from somewhere else in Brighton between specific hours, which actually meant our whole day had to be organised around the collection of keys. In all our stay was not to the standard we expected.

The location is amazing, it’s close to everything you need and our host was very helpful. However, when we arrived we noticed that the place had not been cleaned, the kitchen was entirely soaked in water and the bedsheets had several large stains on them. Also, when we tried to turn on the fake fireplace, it set off the alarms from the amount of dust and smoke that was let off. This place has a lot of potential and would have received a higher rating if it had been properly cleaned.

lovely basement apartment with it's own compact private courtyard. Its well equipped with quirky decor and high quality fixtures and fittings. Plenty of towels and bedding provided along with toiletries and some food items I.e tea coffee sugar. Great location for exploring Brighton but need to be fit due to being at the top of two steep hills when coming back up from the seafront. Great communication from hosts.

Would highly recommend this property! 2 other girls and myself came to Brighton for a beach getaway. This property had the perfect location as it was a 2 minuet warm down to one of the main high streets and about a 10 minuet walk to the beach. All facilities like the train station are within walking distance. The accommodation was incredibly clean and felt very safe. The property matches the pictures exactly and the host was very good at communication. Would definitely recommend this property. Lovely stay!

This apartment is ideally situated, but we found it a squeeze for 4 of us - though our kids are now hitting 6ft. It would be better for a couple. As this listing is managed by Airhost we contacted them on arrival with an issue (large holes in the bedroom floor under the carpet - ie no floor where you stepped into the bedroom. To step safely you had to judge where the joists were). Unfortunately this was not dealt with. Firstly it was suggested I was imagining it, so I sent photos. We were there a week, but maintenance didn't appear until the second last day, and then no temporary fix to secure the floor, just assessed the situation. The sheets of MDF under the bed would suggest this was a known problem, but wasn't fixed. We were offered a full refund so that we could move to other accommodation, but August in Brighton had no other accommodation, so we chose to stay - and put our own measures in place - rather than give up on our first family holiday in 2 years. We were given a small discount on the price we paid instead.

Fantastic comfy little apartment with plenty of space in a great location.. quiet enough but still within touching distance of all the things you need in Brighton. We loved all the personal homely touches. One word of warning though the roads up from the seafront to the apartment are pretty steep.. we definitely burnt off some of that ice cream on the way back each night..

This place is located at a very strategic place, and it’s not too far off from the busier side of Brighton nor the bridge. Very well equipped kitchen and ventilation is good as well. Would definitely recommend to others whenever visiting to Brighton. The neighbors were friendly as well and we did have a pleasant conversations. Checking in was easy and without any hassle. Host are very attentive and quick to respond to messages and inquires.

Great apartment at great value. Well decorated and comfortable. Easy access to the city centre, beachfront and train station, either a quick walk or couple of minutes taxi. Will definitely be staying again. Recommend using the Regency Mews Secure Parking, extremely close and much cheaper than the NCPs.

Great flat, had everything we needed. the shower is great, and the courtyard is an added bonus. such a good location for visiting Brighton and close to the beach so perfect. it was a bit loud once someone was staying above us but we didn't mind much as have lived in Brighton and know what it's like. a great flat and a good price too.

This basement one bed flat is in a perfect location, short walking distance to the town centre, lanes and beach front. It’s up a hill but this is not really any issue if you are fit and well and the views down it are stunning and the quite residential road is pretty and full of Brighton character. The space in the flat is beautifully decorated - it’s an old building so whilst it’s clean it’s a little grubby around the edges hence the 4 not 5 stars. Sound really travels through the walls - we were unlucky as on second night people upstairs were in party mode and it kept us awake. The flat is really well appointed and has a lovely rain shower. The bed room brightly decorated with lovely prints in the wall, the mattress on bed was ok. It has a lovely little terrace off the lounge with French doors that open on to and despite it being basement it’s really well lit and has plenty of natural light. For the price and location I would recommend- if you have mobility or back problems then you may not find it so comfortable. The host were great and we would stay there again.

A stylish place in a lovely old townhouse. Very well decorated and it was a relaxing place to return to after a busy day out. As it is an old building sound travels easily between flats. Fortunately our kids are deep sleepers so it didn't affect them in the evening! All in all, perfectly splendid. :)
