Zimbali Estate has strict access control rules managed by the Zimbali Estate Management Association, known as ZEMA. These rules are separate from Euphoric Leisure’s booking terms and must be followed to ensure a smooth check-in and stay. Please read the below carefully before booking
🔐 Access Requirements
* No same-day or last-minute bookings are permitted.
* All guest and vehicle details must be submitted by no later than 12 PM the day before check-in.
* ID copies are required for all guests aged 16 years and older.
* Only registered guests listed on the booking form will be allowed access to the estate.
* No visitors are permitted under any circumstances.
* All drivers entering the estate will be biometrically registered.
* Jet-skis and boats are not permitted onto the estate.
Late, incomplete, or incorrect submissions may result in access being delayed or denied. Any booking form changes, additions, or corrections made after 12 PM the day before check-in will only be processed the following day and may result in guests having to wait at least 24 hours before access is granted.
A late change penalty of R350 per change will apply.
Euphoric Leisure is not responsible and will not issue refunds for access delays or denied access caused by missing, incorrect, late, or changed guest information. It is the guest’s responsibility to ensure that all details are accurate and submitted on time.

The accommodation is strictly for short-term residential rental only. It may not be used for events, functions, parties, receptions, meetings, commercial use, or for more guests than the registered number.
No external service providers are allowed onto the estate. This includes, but is not limited to:
* Chefs
* Masseuses
* Decorators
* Beauty technicians
* Any other outside service providers
🚗 Uber, Taxi and Food Delivery Rules
* Ubers and taxis are only permitted for drop-off and collection.
* Ubers and taxis may not transport guests around the estate.
* If guests do not have their own vehicle, we recommend renting a car or golf cart to enjoy the estate facilities with ease.
* Access codes for Ubers and taxis can only be requested between 8 AM and 4 PM.
* If a code expires due to guests arriving after midnight, access may be restricted until office hours resume the next day.
* Guests are responsible for any fines incurred by their Uber or taxi drivers.
* Uber Eats, takeaway, and food deliveries are not allowed onto the estate. All food deliveries must be collected outside the estate.

Our stay was not very pleasant. The sheets and carpet had a foul smell and the carpet needs to be thoroughly cleaned. They gave us low quality toilet paper and there were bugs coming out of the vents, that was very disappointing. The other bedroom door needs to be looked at as it locks us out just by closing it. Please consider 24/7 maintenance incase of such incidences. We expressed all our concerns to our host and he sorted it out, we appreciate that. Nonetheless, the place is indeed beautiful and peaceful, just the management and maintenance of it that needs to improve.

Title: Disappointing Stay at Suite 610, Zimbali Estate I am extremely disappointed with my recent stay at Suite 610, Zimbali Estate, booked through Euphoric Leisure. Broken Air Conditioning: The aircon was not working, and we were not informed beforehand. This caused unbearable heat, and we had to leave the sliding doors open, leading to a frightening incident when a monkey entered my daughter’s room. False Advertising: The unit was advertised with certain amenities, but we received fewer items than promised, including cereal bowls, forks, wine glasses, and cold drink glasses. This constitutes a breach of contract. Missing Essentials & Load-Shedding Issues: There was no drying rack for clothes, and during load-shedding, the unit had no backup power, leaving us without lights. This was clearly stated as being part of the offering. Poor Unit Condition: The unit was poorly maintained, with a broken toilet seat, dirty carpet, stained couch, marks on walls, and a faulty bathroom basin.
