Great location, barebones apt needs maintenance The apt is 80m from Plaza Mayor, great location, most of central Madrid is within walking distance. The hosts are very responsive. Locating the place for the first time is a little tricky as the address isn't accurate, there is no building number and no apt number. This may be for privacy, but it made me nervous that I didn't know exactly where I was going. The apt is well sized but need a serious overhaul. I can understand it isn't worth it for the owners, maybe they can't increase charges sufficiently to cover the cost. It feels like the apt is being run to the ground, thankfully we came half way through. A real shame, as it could be a gem of a place in a killer location.

The location of Marta’s apartment in Madrid couldn’t have been better, right in the middle of Plaza Mayor, several restaurants and supermarkets nearby and also easy access to the Metro station. The apartment was more spacious than I thought, cozy and comfortable - we felt right at home. The apartment had all the amenities one may need. I would highly recommend Marta’s place for anyone visiting Madrid. Two thumbs up!

    The main tenant, who makes the reservation, is responsible for all accompanying guests. As of 2025, this property cannot accommodate tenants coming to Madrid solely for tourism. We can only host groups whose main tenant declares a purpose other than tourism: professional, work-related, academic, teaching, medical, congress attendance, cultural, remote work, etc. For this reason, we must sign a contract stating the purpose of the stay. No further explanation is required. The contract must be kept in the apartment and shown upon request. Additionally: Parties are strictly prohibited and will result in the termination of the contract and immediate eviction without refund. If a private security guard or the police must come to the apartment, we will charge €250 for the call-out service. Please respect your neighbors’ rest. Do not make noise in the stairwells or inside the apartment: Monday to Sunday from 10:00 p.m. to 8:00 a.m. There is a noise law in Madrid, with cash fines exceeding €300 per person. It is prohibited to leave garbage in the apartment. Every night, there are grey bins with orange lids on the street. Use the yellow lid for packaging, and the brown lid for organic waste. The last night is especially important. Taking garbage out in the morning is not allowed. If we must remove it ourselves, the cost is €25. If you cook, you must clean the utensils you used. Towels are for personal drying only. They are not cloths or wipes for makeup or shoes. The cost of unusable towels due to misuse is €20. Clothes may not be hung on balconies or exterior windows. Use the drying racks provided. For rentals of 28 days or more, the tenant will be responsible for utility costs exceeding €100 (electricity, water, gas, heating, air conditioning...). Only declared tenants may enter the property. The presence of unauthorized individuals is grounds for immediate termination of the contract and eviction. In compliance with national security law, we are required—because it is mandatory—to collect guests' information to submit it to the police. We will require a photo of an official ID. For self check-ins, a selfie is also required. Smoking is prohibited inside the apartment. The fine is €300 out of respect for others. If keys are lost, we must change the lock. The cost is €120. A welcome pack is provided and usually lasts two days. We do not supply items for the entire stay. It includes: shower gel, kitchen cloth, dish soap, sponge, hand soap, toilet paper (2 rolls per bathroom). We can offer late check-in, but we have decided to charge: €20 from 21:00 to 22:00, €30 from 22:00 to 00:00, €50 from 00:00 to 01:00, and €100 after 01:00. If the tenant violates the rules, they acknowledge that they lose the right to remain in the apartment and will not receive any refund.
