This apartment is an ideal choice for temporary stays for two people looking for a functional, bright and comfortable space. It is on the fifth floor, and although the building has a lift, it only goes up to the third floor, so the last two floors must be reached by stairs.
The space
The apartment has a bedroom with a double bed, two bathrooms and a private terrace, located right in front of the apartment and separated by a corridor of approximately one metre. This terrace offers a quiet outdoor space, perfect for relaxing, working or simply enjoying a relaxed atmosphere during your stay.
The apartment is fully equipped, with air conditioning throughout the house, heating and free WiFi, which makes it suitable for both teleworking and for studies or other activities typical of seasonal stays.
The design of this apartment prioritises comfort and independence. The bedroom is cosy and has enough storage space, while the two bathrooms make it easy to organise day-to-day life.
The living area and kitchen are designed to offer a practical and pleasant environment, both for working and relaxing. The private terrace adds extra value, providing an outdoor area accessible only to guests.

This accommodation is rented exclusively as a seasonal rental, intended for stays motivated by work, studies, medical reasons, removals, house hunting or family visits.

To formalise the stay, it will be necessary to sign a seasonal lease (art. 3.2 LAU), where the reasons for the stay and the details of the main tenant will be collected. As platforms such as Airbnb do not provide official documentation, a valid ID or Passport will be requested for online signature.

This apartment does not offer hotel services and is strictly governed by current seasonal rental regulations.

    The main tenant, who makes the reservation, is responsible for all accompanying guests. As of 2025, this property cannot accommodate tenants coming to Madrid solely for tourism. We can only host groups whose main tenant declares a purpose other than tourism: professional, work-related, academic, teaching, medical, congress attendance, cultural, remote work, etc. For this reason, we must sign a contract stating the purpose of the stay. No further explanation is required. The contract must be kept in the apartment and shown upon request. Additionally: Parties are strictly prohibited and will result in the termination of the contract and immediate eviction without refund. If a private security guard or the police must come to the apartment, we will charge €250 for the call-out service. Please respect your neighbors’ rest. Do not make noise in the stairwells or inside the apartment: Monday to Sunday from 10:00 p.m. to 8:00 a.m. There is a noise law in Madrid, with cash fines exceeding €300 per person. It is prohibited to leave garbage in the apartment. Every night, there are grey bins with orange lids on the street. Use the yellow lid for packaging, and the brown lid for organic waste. The last night is especially important. Taking garbage out in the morning is not allowed. If we must remove it ourselves, the cost is €25. If you cook, you must clean the utensils you used. Towels are for personal drying only. They are not cloths or wipes for makeup or shoes. The cost of unusable towels due to misuse is €20. Clothes may not be hung on balconies or exterior windows. Use the drying racks provided. For rentals of 28 days or more, the tenant will be responsible for utility costs exceeding €100 (electricity, water, gas, heating, air conditioning...). Only declared tenants may enter the property. The presence of unauthorized individuals is grounds for immediate termination of the contract and eviction. In compliance with national security law, we are required—because it is mandatory—to collect guests' information to submit it to the police. We will require a photo of an official ID. For self check-ins, a selfie is also required. Smoking is prohibited inside the apartment. The fine is €300 out of respect for others. If keys are lost, we must change the lock. The cost is €120. A welcome pack is provided and usually lasts two days. We do not supply items for the entire stay. It includes: shower gel, kitchen cloth, dish soap, sponge, hand soap, toilet paper (2 rolls per bathroom). We can offer late check-in, but we have decided to charge: €20 from 21:00 to 22:00, €30 from 22:00 to 00:00, €50 from 00:00 to 01:00, and €100 after 01:00. If the tenant violates the rules, they acknowledge that they lose the right to remain in the apartment and will not receive any refund.

Property Manager Terms

  • For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
  • If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
  • Cleaning fees are always refunded if the reservation is cancelled before check-in.
  • Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
  • A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
