The space
This apartment has been recently renovated to offer a comfortable, functional and very cozy space. Natural light enters for much of the day, creating a warm feeling in all rooms. It has two bedrooms, both equipped with single beds that allow you to organize the space in different ways, both for families and for groups of friends or co-workers. The four single beds make for a flexible and comfortable stay.

The living room and common areas have been designed in a modern, simple and practical style, prioritizing comfort and everyday use. The bathroom is spacious in relation to the overall size of the apartment, and is equipped with essentials for a pleasant stay: shower, towels, basic toiletries, hairdryer and storage.

The fully equipped kitchen allows for hassle-free daily use. It has modern appliances such as a microwave, oven, washing machine, refrigerator, ceramic hob, as well as kitchen utensils, dishes, cutlery and basic elements to prepare and enjoy any meal at home. The layout makes it easy to cook comfortably even during long stays.

Air conditioning includes adequate heating and ventilation, plus stable WiFi that allows you to work, study, or enjoy entertainment without interruptions. The apartment is delivered with bedding for each of the beds, clean towels and the necessary items to start the stay immediately.

If the guest wishes to set up one of the double beds separately, this can be done without problem, as long as they communicate in advance to leave the space ready before arrival.
Guest access
Guests have full access to all areas of the apartment: bedrooms, bathroom, living room, kitchen, and storage areas. Each space is configured to facilitate comfortable and accessible use, both for short and long stays. The Arganzuela neighborhood, where the apartment is located, is a very balanced residential area, known for its quiet atmosphere, wide streets, green areas and the presence of daily services that facilitate daily life. Within walking distance of the accommodation are supermarkets, bakeries, greengrocers, cafes, neighborhood shops, pharmacies and commercial spaces of various kinds. There are also numerous essential services such as banks, health centers, nearby transportation, and walking areas.

The apartment is located near a metro station that can be reached in just a few minutes on foot, which provides quick connections to the rest of the city. Several bus lines also run in the area, facilitating mobility without the need for a car. This is ideal for both everyday travel and more specific activities during the stay.

Nearby there are parks, green areas and open spaces perfect for walking, resting or doing physical activity outdoors.
Arganzuela is a neighborhood with wide avenues, quiet streets, and a mix of residential areas and areas with more movement, allowing you to choose the type of environment according to the needs of the day. The nearby streets are well lit, have pedestrian areas and allow you to move around comfortably at different times.

The apartment building is easily accessible and has a quiet and respectful community. The immediate surroundings allow you to run daily errands quickly and access shops and services without the need for long trips.

The location was very good (you can walk directly to the subway station, there is a grocery store like mercadona in front), and the accommodation was very clean overall! There was also a dishwasher, so it was too easy to cook and eat. I recommend it!

    The main tenant, who makes the reservation, is responsible for all accompanying guests. As of 2025, this property cannot accommodate tenants coming to Madrid solely for tourism. We can only host groups whose main tenant declares a purpose other than tourism: professional, work-related, academic, teaching, medical, congress attendance, cultural, remote work, etc. For this reason, we must sign a contract stating the purpose of the stay. No further explanation is required. The contract must be kept in the apartment and shown upon request. Additionally: Parties are strictly prohibited and will result in the termination of the contract and immediate eviction without refund. If a private security guard or the police must come to the apartment, we will charge €250 for the call-out service. Please respect your neighbors’ rest. Do not make noise in the stairwells or inside the apartment: Monday to Sunday from 10:00 p.m. to 8:00 a.m. There is a noise law in Madrid, with cash fines exceeding €300 per person. It is prohibited to leave garbage in the apartment. Every night, there are grey bins with orange lids on the street. Use the yellow lid for packaging, and the brown lid for organic waste. The last night is especially important. Taking garbage out in the morning is not allowed. If we must remove it ourselves, the cost is €25. If you cook, you must clean the utensils you used. Towels are for personal drying only. They are not cloths or wipes for makeup or shoes. The cost of unusable towels due to misuse is €20. Clothes may not be hung on balconies or exterior windows. Use the drying racks provided. For rentals of 28 days or more, the tenant will be responsible for utility costs exceeding €100 (electricity, water, gas, heating, air conditioning...). Only declared tenants may enter the property. The presence of unauthorized individuals is grounds for immediate termination of the contract and eviction. In compliance with national security law, we are required—because it is mandatory—to collect guests' information to submit it to the police. We will require a photo of an official ID. For self check-ins, a selfie is also required. Smoking is prohibited inside the apartment. The fine is €300 out of respect for others. If keys are lost, we must change the lock. The cost is €120. A welcome pack is provided and usually lasts two days. We do not supply items for the entire stay. It includes: shower gel, kitchen cloth, dish soap, sponge, hand soap, toilet paper (2 rolls per bathroom). We can offer late check-in, but we have decided to charge: €20 from 21:00 to 22:00, €30 from 22:00 to 00:00, €50 from 00:00 to 01:00, and €100 after 01:00. If the tenant violates the rules, they acknowledge that they lose the right to remain in the apartment and will not receive any refund.

Property Manager Terms

  • For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
  • If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
  • Cleaning fees are always refunded if the reservation is cancelled before check-in.
  • Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
  • A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
