The flat is impeccable, exactly as described, clean and functional. The location is unbeatable, right in the heart of Malasaña, with plenty of options for shopping, eating out, having a coffee, etc. Three blocks from Fuencarral, a very nice shopping street, and four blocks from Chamberí, a beautiful neighbourhood. The Gran Vía is very close, and from there, it's a short journey to the heart of Madrid. Communication was excellent at all times.

Excellent location and flat, just as described in the original listing. Bright, fully equipped and very comfortable flat. The only thing was a noise from the neighbouring pipe at night in our room, which prevented us from sleeping. The complaint was made, they responded promptly, and they spoke to the neighbour, but the issue was not resolved during the stay. All other terms of the contract have been fulfilled to an excellent standard. We appreciate the helpfulness of the intermediary or assistant, as we did not meet Marta and Enrique.

This apartment is more than perfect, located in Malasaña, one of the most beautiful areas of the center and a few minutes from the most important points, the apartment is spacious, clean and very comfortable. They allowed me to enter before the time which was very convenient for me. I highly recommend this place.

Additional rules
The main tenant, who makes the reservation, is responsible for all accompanying persons. From 2025, this property cannot accommodate guests who come to Madrid solely for tourism. We can only accommodate groups whose leader declares to have a purpose other than tourism: professional, work, study, teaching, medical, conference attendance, cultural, remote work, etc. For these reasons, we must sign a contract, justifying the reason for the stay, it is not necessary to explain anything else. The contract must be kept in the apartment, and must be shown upon any request. On the other hand: - Parties are prohibited and will be grounds for termination of contract and immediate expulsion without refund. If a private security guard or police officer has to go to the apartment, we will charge 250 euros for the notification service. - Respect the neighbors' peace and quiet. Do not make noise on the stairs or in the apartment: Monday to Sunday from 10:00 pm to 8:00 am. There is a law against noise in Madrid, with fines in cash exceeding 300 euros per person. It is forbidden to leave the rubbish in the apartment. Every night there are grey bins with an orange lid on the street for packaging, a yellow lid for organic, and a brown lid. The last night is very important, it is forbidden to take the garbage out in the morning, if we have to take it out it costs 25 euros - If you cook, you have to clean the utensils you've used - Towels are for personal drying, they are not rags or makeup or shoe wipes. The cost of towels rendered unusable due to misuse is 20 euros. - No clothes can be hung from the balcony or outside window. It has to be laid on the drying racks. - For rentals of 28 days or more, the tenant will be responsible for supply costs from €100 (electricity, water, gas, heating, air conditioning, etc.) - Only registered tenants can enter the property. The presence of other people without authorisation is grounds for termination of the contract and immediate eviction. In compliance with the national security law, we need, because it is mandatory, the guest's details, to give them to the police. We will need photo of the official ID. For self check-ins, selfie. - No smoking on the floors, the fine is 300 euros out of respect for others - If the keys are lost, we must change the lock, which costs 120 euros. - There is a Welcome pack that usually lasts two days, we do not leave items for the entire stay, it includes: shower gel, kitchen cloth, kitchen soap, scouring pad, hand soap, toilet paper (2 rolls per bathroom). We can arrange a late check-in, but we have decided to charge 20 euros from 9:00 pm to 10:00 pm, 30 euros from 10:00 pm to 12:00 am, 50 euros from 12:00 am to 1:00 am, and from 1:00 am onwards, 100 euros will be charged. If the tenant breaks the rules, he/she acknowledges that he/she loses the right to continue in the apartment without obtaining any refund. - Gather used towels

Property Manager Terms
- For a full refund, the guest must cancel at least 5 full days before the listing’s local check-in time (shown in the confirmation email).
- If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
- Cleaning fees are always refunded if the reservation is cancelled before check-in.
- Accommodation fees (the total nightly rate you’re charged) are refundable in certain circumstances as outlined below.
- A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
