I stayed in 116 Rosary Road NR1 4DA for 3 nights at the end of April. The bathroom was not clean. The shower had black mold all around it (see photos), and the toilet was not clean (see photo). What appeared to be wood flooring in the listing turned out to be wood effect lino which bubbled in places (e.g. bedroom). What appeared to be marble tiles in the shower turned out to be marble effect plastic wall covering. The water pressure in the shower from the portable water heater was weak and not hot enough. The bed linen was spotlessly clean but the bed was lumpy. I had to sleep in the corner by the wall where it was less lumpy, but still I suffered back pain all 3 nights. I didn't use the living room as the sofa looked like it was lumpy and the fabric had caved in. I only used the kettle and some mugs. The kitchen was reasonably clean. I received numerous warning messages about additional fees for broken china and damages before and during the stay. You would have thought there was good china offered and high quality furnishings, not Ikea-quality mismatched mugs and plates, and tired furniture that had seen better days. I also received numerous messages about treating the B&B like home and to make sure I leave it clean and tidy. For me to treat it like home, it has to be AT LEAST as clean as my home. The entrance is via a fire escape back door (see photo). It is the first floor flat. I mistook the photo on Google for the property entrance. As a single woman, I did not feel safe staying here. I would not have stayed here if I had known. I couldn't wait to leave, and checked out at 6 am on the check out day. I regret not staying at the Premier Inn which was also near Norwich train station for the same price per night. I would never book again with this company again. Not recommended.

The property was inside a gated entrance and well maintained. When we arrived it was a hot day and the heating was on. The heating controls were easy to use and we soon sorted it. Also it was lovely to find ice cubes in the freezer. The kitchen was well appointed, we found everything we needed for all our breakfasts and dinners. The bedrooms were clean and comfy, we all slept well. The wifi worked well. The shower over the bath took time to get temperature right. The separate shower was easier to use. 2 guests of the 4 of us used the bath and it was nice to have this option. The only thing that might have been missing was a child gate to stop our dog running up and down the corridor of wooden floors all night when we were in bed. We had lots of fun visiting the local beach multiple times, the local pub for Sunday lunch and enjoyed day trips to Saltburn, Whitby and Staithes. A lovely mini break/ holiday. Thank you

The Salt Nook Whitby. Absolutely brilliant accommodation right in the heart of Whitby!! Wonderfully clean and well maintained, excellent communication on check in and out. We will definitely stay here again in the future. You can even see the Abbey from the bedroom window!😊😊

Amazing property, in a superb location next to Whitby Abbey, catering for all our needs for a comfortable and relaxing break. The property is situated in a fantastic location, with stunning views both from the property over Whitby town and coast and along the costal path close by. The brewery / pub round the corner is also a great addition to the area and easy access down into the town either by foot or car. The communication from Host & Stay was exceptional, answered all messages promptly and we had all the information we needed - the online, downloadable guide of the property was an excellent touch too. Travelled with 2 teenagers and a dog and all thoroughly enjoyed our time here.

Made a booking for two nights, and later checked with the team about the step free access because of my disabilities. They mentioned it doesn't have a step free access and it would be better to cancel. Since that day (6days before the checking date) I contacted both host and stay and booking.com requesting a no penalty cancellation, but both kept on referring eachother, without actually helping me, and at the end charged me for full 2 nights, without me being their at all.

The location was great, size and layout of property were good. If there are no problems with check in etc then the communication is fine, price was good, check in info etc good, very much sounds like most of it is communicated with AI. The impression on arrival was that the house hadn't been stayed in for a while, there were a lot of small moths, it was cold, bedding was missing for the number of people booked, bedside drawer was broken and a lamp didn't work, there was a strange smell in the bathroom and the blinds are missing above the door so the sofa bed is overlooked from houses opposite. It also seemed a bit tired, there were dubious red marks on one of the bed throws, the sofa is stained, the single sofa bed is pretty old, when you open it up, the two end sections drop right down to the floor so it's like sleeping on a bridge! We arrived really late, and forunately, the second family arrived the following day, as it would have been really frustrating to have missing bedding for 2 guests after a 6 hours journey. None of this would have been an issue if there were a person to answer the emails. However, despite explaining the situation very clearly, the response was the same and didn't make sense - hence the assumption it was an AI assistant. It wasn't possible to communicate with anyone on the arrival night, and took a considerable amount of time and effort to get hold of someone to sort out the issues. We were travelling for a funeral, so not ideal to be spending the day sorting out bedding. Once we got to speak with someone who wasn't AI or in a call center, housekeeping came and delivered linen, but it wasn't the right things. The property could be great with a little bit of attention to detail, it just felt like it's more set up for groups of friends or stag/hen parties than for families or people not just wanting a bed for the night.

We arrived at Upton House at 10pm at night, which the hosts were aware of, to find the key code given was incorrect and we couldn’t get into the apartment. I contacted the phone number for it initially to go unanswered. Finally we got through to be told repeatedly us not being able to get access to the key was ā€œuser errorā€. They finally accepted there might be a chance the code wasn’t right to ring us back another 10 mins later to give us a different code, which worked. No apology. Given at this point it was nearly 11pm we were relieved to be inside only to then find the temperature in the apartment was at 12 degrees. We adjusted it but it was absolutely freezing and we had to sleep in our clothes to be warm enough. It was horrendous. The following morning I requested a refund and two weeks later after messaging numerous times and being told conflicting information I’m no nearer to getting a resolution. Ultimately, nice apartment but the customer service is terrible. If you don’t want to be left without access and/or freezing and being strung along with lies, find alternative accommodation.

I wouldn't stay here again, nice apartment, clean and presentable. However very small and low beams so had to walk around crouched down which was uncomfortable. Not suitable at all with a newborn baby and the amount of stairs to get up to the apartment. I know the clue is in the name but still felt like we was mislead by how many steps there was, 55 to be precise and then more steps up to the apartment. We was only provided with 1 coffee sachet for a whole weekend when there were 2 adults which I thought was so rubbish. We have always had an array of refreshment choice with booked accommodation. There was only 1 tiny mirror in the bathroom where again you was crouched to actually see i. The mirror as the beams were so low. No mirror in the bedroom or landing which again was very inconvenient and hard to get ready without a mirror to see. Cold apartment with old fashioned heaters taking ages to warm up. Expensive for what resources you actually got.

Terrible experience dealing with them. The property I rented had signs around the building clearly stating short term rentals are not allowed and guests will be asked to leave. When I contacted host and stay they told me not to worry about the signs with no further explanation. We also found black mold, crumbling floors and blood and urine stains on the mattress

We had a lovely 3 days staying at Emilyn House recently. We were a group of 5 adults & 2 dogs & we found the accommodation great for us all. It’s a beautifully decorated house with very high quality furnishings & fittings. Everything you could need is there & the position of the house, close to the sea was fabulous! Will probably book again & would recommend.

I am sharing this review as landlord of a short term let property I have with Host and Stay. My business partner and I have 2 properties with them by default as Host and Stay bought Guest Homes the company that were managing our properties. Since Host and Stay took over management of our properties, they have not paid us the correct amount of revenue on all 5 months since October 2024. Having both underpaid and overpaid us, they currently owe us in excess of Ā£3000. We had also been assured that come Jan 2025 our management fee would be lowered to 10% + VAT, this has also not been actioned and is further money they owe us as a company. I have raised these issues with them and have had no response other than the secretary for nearly 3 weeks as I write this review. Apparently their finance department is not customer facing and therefore there is no one from this department that I can speak to either via phone or email. Currently we are stuck with this company due to the amount of money they owe us and until this is resolved we will have to remain. So to any landlords looking for a prospective management company. I wouldn’t go anywhere near Host and Stay.

Stayed for 2 night, absolutely beautiful! The beds and pillows were a dream. Had a travel cot and night chair also. Sofas were very comfortable. There is a car park across the road for a small fee. I will 100% be staying again, I didn’t want to leave! Less than 5 mins to walk to the arcades etc on the front. Pictures don’t do it justice
